PARKING: There is assigned parking for ONE vehicle in the CARPORT adjacent to the house.



ADDITIONAL PARKING: There is paid parking at The Moxie across the street or you can find free parking on surrounding streets.



FREE PARKING: Private garage can park 2 medium to small vehicles. Additional cars can park in parking area behind the house or free street parking.

🎉 We have a ZERO tolerance policy on our property being used as a "home base" for parties or visitors to come & go.

🤫 Quiet Hours We ask that you respect our neighbors by keeping outdoor noise levels down.

🚭 No Smoking Smoking is not allowed inside, or within 25 feet of the property. If you smoke outdoors, please stay clear of the house and keep windows and doors closed to avoid odors inside. A $500 fee will apply if smoke of any kind is detected in the home.

🛠️ Breakages We get it—accidents happen! If anything breaks or gets damaged during your stay, just give us a quick heads-up. We’d rather hear from you than find a surprise later. Thanks for keeping things thoughtful and honest—it goes a long way!

🧼 Excessive Mess The cleaning fee does not cover excessive mess. We truly value and respect our cleaning team— and we ask that you do too by leaving the space in good condition. We would never want our cleaners to walk into a disaster or be exposed to anything unsanitary or disrespectful. Please follow our easy check-out instructions in this welcome book to avoid additional fees. Thanks for helping us keep things country-cool, classy, and cozy!

⏰ EARLY CHECK-INS OR LATE CHECK-OUTS: Early check-in or late check-outs must be PRE-ARRANGED. We have our cleaners scheduled at specific times and are unable to make last minute changes. Any non pre-arranged late check-outs will result in withholding of deposit. The only way we can guarantee an early check-in is if the night prior to your stay is available, we can block it off for you at half the price. Same goes for late check-out, if there is no one booked the night of your check out date, we can block off the night for you for a guaranteed late check-out at half the price.

🧳Luggage Drops are NOT ALLOWED! We highly suggest Luggage Hero, Stow Station, or other luggage lockers around the city!



Guest Access:

Guests have access to entire place except for locked closets.



The Neighborhood:

Walk 2 minutes to historic and fabulous Hillsboro village. Conveniently located near Vanderbilt and Belmont Universities, Hillsboro Village is a collection of shops, boutiques, and restaurants perfect for a day’s stroll. Adjacent to Hillsboro Village is the Belmont area, which is home to Belmont University, a historic home, shops, and some great eating. Grab a fabulous breakfast at the famous Pancake Pantry, ice cream at Jeni's Splendid, yummy grub at Fido and Cabana and go see a hip flick at the historic boutique Belcourt Theater. Plenty of chic boutiques, bars, eateries, and coffee shops to enjoy.



Getting Around:

Quick/cheap Uber/Lyfts to anywhere. 18 minutes from BNA Airport, 8 minutes to Broadway/Honky Tonks, 8 minutes to the Gulch. Walking distance to Hillsboro Village which boasts the famous Pancake Pantry and the Belcourt Theater as well as Jeni's Splendid Ice Cream, Fido , Cabana, Fetch and lots of shops and boutiques.



Other Things to Note:

** While staying with us, PLEASE make sure ALL doors are shut and locked when not in use! PLEASE do not leave any valuables in your vehicle if parked on the street. Nashville is a BIG city so please make sure to be vigilant with our property and yours!!

→ Please note – this house is in a semi-residential area. If you're looking for a property to host a rowdy group, this is not the right fit. Disturbing guests will be asked to leave. Absolutely NOT to be used as a place of business/pop up business of ANY kind!



→ Our nightly minimums vary depending on the time of year and day of the week. Refer to our calendar for the most up to date availability and feel free to message us with any questions.



→ Check in is at 4 pm // Check out is at 10 am. If you're looking to check in early or check out late, please inquire about an early check in/late check out. Otherwise, to be considerate to other guests, we cannot guarantee that an early check in or late check out request will be accommodated. Feel free to arrive anytime after 4 pm.

→ Regarding the house: Max occupancy is 11 people. Occupancy can NOT exceed this number of people in the house. There is central air. There is a dishwasher & an ice-maker. In total, there are 7 actual beds in the house; 1 queen bed and 3 king beds, 2 Twin Rollaways and 1 Twin Daybed. Towels & linen are provided for your guest count. Travel sized toiletries, 2 hairdryers, iron, and ironing board are provided. A drip coffee maker and basic kitchenware is also provided.



→ Once booked, we will send you info about the property and the check in process. You will receive your code for entry one day before your arrival. This code will activate on your check-in day at 4 pm and deactivate at 10 am the day you check out.



→ For security and to maintain the integrity of the property and neighborhood, we have installed Ring cameras. Cameras are on the outside of the house only.

→ We have a short term permit for the house. You can find the Permit # in the captions of our pictures.



Interaction with Guests:

Your host won't be on the property but they'll be available for anything you need during your stay.
