Flyfish the Gallatin from your Backyard!
Ski, Fish and Golf all in 1 Day! With stunning views in all directions, this 4 bedroom, 3 bathroom, split level 2500+ sq ft home is a recreators dream. Enjoy a game of ping pong or air hockey in the game area downstairs or walk across the street to Cottonwood Golf Course or drop a line in the world famous Gallatin River right from your backyard. Home sits on a large 2/3 acre lot with a massive deck and fire pit. Located in 4 corners, you are centrally located to Big Sky, Bridger Bowl, downtown Bozeman or the west side's new hip Ferguson Farm development. While incredibly homey, the house is a bit older so there are some creaky floors and footsteps upstairs can be heard downstairs. The boiler (heater) will also let you know it's working. There is nothing that should cause any major disturbances but it is important to note the home is not brand new and does show it's age in some respects... which also makes it super cozy and charming!
Up to 2 pets (dogs and/or cats) are welcome with the pet fee! Additional pets will be considered for additional fee. Please be sure to let me know upon your booking the number of dogs (and/or cats) in your party. We love our furry guests but please keep them off of any furniture and clean up all of your pet's waste- failure to do so will result in an additional cleaning fee.
The Property is a large, flat 2/3 acre parcel that has views in every direction. There are a couple steps up to the front door. Upon entry, you will find a traditional split level home with handful of steps going down to the lower level and a handful of steps going up to the main living area.
UPSTAIRS: Main Living Area and 3 bedrooms and 2 baths.
Kitchen, Dining Room, Living Room. Open concept space with loads of natural light, and incredible sunset views over the golf course towards the front and breathtaking sunrise views over the Gallatin River out the back.
The kitchen has been tastefully updated and includes everything you need to cook - Pots, pans, blender, instapot, bakeware... you name it. Spices and cooking oil are not provided although there is a cupboard that usually collects quite the array that you are welcome to use. The dining table seats 6 and there are 3 stools at the counter. There is a Roku tv for you to sign in to your streaming channels. Also, a gas fireplace for cozy winter nights.
Master Bedroom 1 with En suite: King Bed with Memory Foam mattress, Roku tv, en suite bathroom with (single person) stand up shower, toilet and vanity (one sink). There is also a door to access the outside deck and views to the sprawling yard and Gallatin River. Enjoy waking up to incredible sunrises and be on the lookout for the resident bald eagle who likes to fly by early morning.
Guest Bedroom 2: Queen Bed with Memory Foam mattress. Views out to the large front yard and golf course across the street.
Guest Bedroom 3: 2 Twin Beds. Please note:These are really meant for the use of children as they are thinner mattresses. While they will support an adult, you may not find them to be as luxurious as the other memory foam mattresses in the other bedrooms.
Guest Bathroom: The spacious guest bath upstairs features a tub/shower combo, toilet and large vanity with one sink. This is shared by the common areas as well as the 2 upstairs guest bedrooms.
DOWNSTAIRS: Additional living area with 1 bedroom and 1 bathroom
2nd Living room has a huge, incredibly comfy sofa with down topped cushions perfect for sinking into for movie night. There's also a gas fireplace for cozy winter nights. The full size Ping Pong table and child size air hockey are a guest favorite. There is also a sliding glass door to the backyard.
Guest Bedroom 4: King Bed with Memory Foam mattress and 2 twin beds. Please note: The 2 twin beds are really meant for the use of children as they are thinner mattresses. While they will support an adult, you may not find them to be as luxurious as the other memory foam mattresses.
Guest Bathroom: This is what's called a "wet bath". It is a shower with a toilet and a sink in the same space. Not only is it extremely convenient for accessibility but also for washing pets and kids (and adults) after a day hiking, skiing, playing in the yard or in the river. The shower head is mounted on the ceiling for extra luxury.
Laundry Room: Washer and Dryer (detergent and dryer sheets provided).
OUTSIDE:
There is a fire pit for your enjoyment. Please note: firewood is not included but you are welcome to use any that may be there (stored in the downstairs covered patio outside). Most gas stations sell bundles of wood.
Please note: Fire Danger is a real thing and it is REQUIRED that you never leave the fire unattended. Put out your fire completely (there should be no smoke, no embers, no heat. NOTHING) using the provided 5 gallon bucket to fill with water from the water spigot in the backyard.
River Access in the backyard is not recommended but is possible. We suggest fishing from the backyard but it is possible to shimmy down approx 6 ft of dirt if you'd like to get in. Please note: The property edge can be unstable ground (due to erosion) and Guests use River at their own risk. The River is a public space and not the property of the homeowner. The river can flow at very high speeds at certain times of the year, especially during the winter runoff period in spring. Keep an eye on kids and dogs at all times and stay at least 6 feet away from the bank for safety.
Garage is locked and is for owners use only. There is a cement pad to the right of the garage as well as a long driveway. The parking area can fit several cars easily and/or a trailer, boat, rv, etc. See photos.
The driveway is not plowed in winter. There is a snow shovel provided. Most SUV's/trucks are fine getting in and out with 4WD on heavy snow days however, guests with vehicles lower to the ground would be prudent to shovel after any significant snowfall.
