Regarding the charges for guests, this is in the agreement that we charge extra:-) We have to do this because in the past we experienced up to 50 extra guests coming for a day for a big party without notice so a few people spoiled things for the rest of the people...

Hi Lynn, We’re always disappointed to receive a low review, but we also recognize that it provides an opportunity to clarify expectations and reinforce the importance of thoroughly reviewing the rental agreement before booking a vacation property. Doing so helps ensure a smooth stay and avoids misunderstandings. To address some of the concerns raised: • Power & Generator Fumes: There was a one-hour power outage, which is not uncommon in Nicaragua. As clearly stated in the rental agreement, we cannot be responsible for occasional disruptions to electricity or internet services. Regarding the generator, our engineer arrived the following day to inspect it but was not allowed access. No carbon monoxide alarms were triggered, which he confirmed there was no health risk to anyone inside the home. The generator only had 28 hours on it and there was a slight adjustment he made to reduce the smell. I understand and empathize with your sensitivity to smells, especially during pregnancy, and apologize if anything I said caused offense. • Unauthorized Visitors: You mentioned that your in-laws visited for coffee. While we welcome guests enjoying time with loved ones, the rental agreement does state that all day guests must be registered, with a fee of $10 per person. In this case, the visitors were not authorized, and our security guard was pressured into allowing them entry. We did not charge you for this, as we wanted to avoid escalating the issue during your stay. • Extra Guests: The rental was booked for a certain number of guests, and the agreement includes a fee of $75 per night for any additional, unregistered guests. Although there was one extra guest during your stay, we chose not to apply this charge. • Towels: The rental agreement outlines that linens and towels are refreshed weekly, with two towels per guest. However, we accommodated your request and delivered extra towels within a few hours on the 2nd or 3rd day, despite limited water resources in the area. • Cleaning Service: We normally provide cleaning five days per week. Unfortunately, our housekeeper had a medical emergency and missed two days. We communicated this to you and appreciate your understanding during this unforeseen situation. • Air Conditioning Use: The rental agreement specifies that AC is to be used during sleeping hours only. When we noticed it running during the day while the home was unoccupied, we reached out to ask about switching it off at the breaker. The cost of electricity is high in our region, and although your AC usage exceeded what was included, we did not charge you for the additional $120 in energy costs. I do consider an average electricity bill of $800 per month expensive. In total, we absorbed more than $500 in waived fees (AC usage and extra guest charges) to avoid creating discomfort during your vacation. Had the rental terms been reviewed more thoroughly, many of these issues might have been better understood in advance. We genuinely hope that despite these misunderstandings, you were able to enjoy the natural beauty and serenity of the area. Hi Amanda and Joseph, We are truly sorry that we did not meet your expectations. Indeed, we are in a dry tropical forest, in a nature reserve and you visited in rainy season. The videos I saw with the bugs appeared that you had the doors and windows open at night and the lights were on so of course insects are attracted to this. We follow the MINSA protocol for fumigation. The MINSA inspector came the day after you departed and found no signs of an infestation. The "large crew" (4 men) who were working on the house next to us left within 30 minutes of your message to me. I apologized and offered to comp you for the extra guests you had the first night. I think what this gets down to (and is a theme when we don't receive a five star rating), is your plan was to have a LOT of people stay at the house as evidenced by the first night when you had 12 vs. the 7 people you indicated on the reservation. Our house rules are very clear about the number of guests allowed and clearly did not meet your expectations of "we should be able to have as many people as we want". Speaking of unsafe, we too felt it was unsafe that you requested to have the doorknobs turned around in the bedroom so you could lock your children in the bedroom. In the event of an emergency this could have created an issue getting the children to safety. We offered to set up our childproofing protocol with the stairs and bannisters but you declined for us to do this. We are sorry the property did not work out for you. My recommendation for future stays you review and understand the house rules when you accept them and be civil in your communication with our employees and me. Threats are never a good negotiation strategy.
