FLOOR PLAN
⭐ This recently updated condo features furnishings that will make you feel right at home at this beach retreat. You will enter a living room with a soothing, neutral color palette and comfy upholstery. The sofa converts to a queen-sized sleeper with an upgraded mattress for the extra guests. After a long day on the beach, sit and relax on the sofa, put your feet up on the plush ottoman, and relax while enjoying your favorite programs on the 50” UHD TV.

For the chef in you, the kitchen will have everything you need to cook your favorite meals. It is nicely appointed with beautiful cabinetry, stainless steel appliances, and granite countertops. There is dining for four with extra seating in the kitchen bar area.

At the end of the day, the spacious Master Bedroom offers panoramic ocean views with a wall of windows overlooking the beach. The king-sized bed offers top-quality bedding and nicely appointed furnishings. A flat-screen TV is provided to enjoy your favorite late-night programs. The bathroom boasts an updated granite vanity with a tub and shower combo. This condo provides a washer and dryer in the unit.

RESORT
⭐The resort Pool Renovation project will begin on September 09, 2024, with anticipated completion in the Fall of 2025, weather depending. Our nightly rates have been adjusted during this construction phase. No additional discounts will be provided once you have made the reservation or checked in to the property.

Here is what you will need to know about closures during the renovation:
- Pool & pool deck will be closed for the duration of the project
- Beach walkover & beach access will be closed for the duration of the project. However, you will have beach access located to the left side of Beachside 2.
- The 1st floor and 2nd set of automated doors will be closed off to prohibit access to the deck area
- The 2nd floor landing stairs will be closed but the sundeck will remain open for access

Sandestin® Golf and Beach Resort has four amazing golf courses within minutes. Burnt Pines Golf Club – Deemed the “Crown Jewel of Florida Golf” by Golf Magazine and recognized as one of the “Top 30 Courses in Florida” by Golf Digest and Golfweek. The Links is named one of the “Top Five Golf Courses in Northwest Florida by Florida Golf News. Please note that this is not an all-inclusive resort. You must pay for additional usage to watersport rentals, the gym, golf, restaurants, food, activities, etc.

Nightlife? Of course! In Baytowne, you'll enjoy the sunset, food, drinks, and live music. During the summer, there are also spectacular fireworks displays every Tuesday.

Did I forget to mention shopping? Head to Grand Boulevard, where you can shop your heart away at Altar'd State, Anthropologie, Vineyard Vines, Lululemon, Pottery Barn, Tommy Bahamas, Publix Grocery, Kilwins, and many more. There are more excellent restaurants here, a movie theater, and town events (even a farmers market)!

GUEST ACCESS
⭐ You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.

STARTER KIT
⭐ Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply a limited number of bath towels, washcloths, and hand towels. We do not provide beach towels, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Target, Publix, or Winn-Dixie.

Wi-Fi
⭐ The resort provides an open network. The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.

PARKING
⭐ Upon arrival, you will pick up parking passes from the guard gate. There is no additional cost associated with the parking passes. Parking is available in the covered garage but please note it is first come, first serve.

BEACH SERVICE
⭐ Our condo is located on the beachside. Typically, you can find beach chairs, toys, and umbrellas in the living room closet. This is a leave one, take one setup, so we do not guarantee what will be available upon arrival. If you would rather rent beach chairs, that is also an option! More details will be in the House Manual after booking.

POOL

GOLF CART
⭐ This condo does not come with a golf cart. Please note: Outside golf cart/scooter rentals are prohibited.

SECURITY
⭐ Our property currently does NOT have an entry camera. The HOA contracts with a security service to provide security for Resort grounds and amenities. The resort may have cameras throughout the grounds. If you touch or tamper with the cameras, you will be asked to leave the property immediately without a refund and will be held responsible for any damages.

PETS
⭐ Absolutely NO PETS. Due to the health and severe allergies of the host, we cannot accept animals of any kind in this unit. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.

BOOKING
⭐ You must be 25+ to book. The person booking and paying for the reservation must be a group member staying at the property. Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in. No events or parties are allowed.

CHECK-IN/CHECK OUT
⭐ Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.

EARLY ARRIVALS
⭐ We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.

KITCHEN
⭐ The kitchen has a Fully equipped refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher under the sink.

SMOKING
⭐ NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property.

REFUNDS
⭐ Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.

Lastly, HAVE FUN at the beach, but please beware of rip currents and understand the beach flags!

Great long weekend!

We had a great stay. The view is as pictured and access to the beach couldn’t have been easier. The listing was accurate and the came stocked with enough of the basics to get us by! We appreciated that the community was gated and codes were needed. The only downfall was the pool under renovation. That wasn’t an issue the property owner could fix, and we understood what we were getting when we were booking! When this is fixed for the summer, I would highly consider booking here again.

Overall stay was great! Absolutely beautiful views! 😍 Listening to the waves were calming & relaxing. Me & my family had a blast & will be going back. The only thing I was disappointed in was that the dishes that were put away in cupboards were not clean & had to be rewashed in dishwasher before use. Plus, the bathroom could have been updated a little more, shower curtain was an issue. But, other than that it was a awesome stay with family!! 🇺🇸 ❤️

We have stayed at Beachside II at least 25 times over the past 15 years; however, it was the first time for this unit or through this agency on VRBO. It was one of our favorite units with great views and we had no issues at all. We plan to stay again.

While we read that the building was having some renovations done we were not informed at the time of booking the incredible noise level that we encountered from 8:00am-5:00pm. It sounded like a jackhammer was being used on our ceiling. You couldn't talk over the noise. Also, we had no access to the building's pool or any pool for that matter. That too was a disappointment. The location was great and the unit was clean. I'm sure it would be a wonderful place to stay when the building was not under construction. I think for anyone staying during this period it's important to be fully aware of what to expect.

Gross and disgusting

I am very disappointed in our resort. First there is construction that was never mentioned and that we can see from our room. We were welcomed with a dirty floor and grimy dirty baseboards. In the bedrooms there was a broken closet door that gives no privacy with remotes missing in the bedroom and dirty stained carpets. In the bathroom a toilet seat that doesn’t stay up and outlets and door frames that are covered in dust and grime, and a shower/ hot water heater that doesn’t provide enough hot water for two people to each take an enjoyable shower (10 minutes each), moldy tile flooring, previous visitors toothpaste on cupboards. The air conditioner filter was also very unpleasant to look at. I was looking very forward to my stay and now wish we went with our first option. For something that is 5 stars, would not get any. It’s hard to enjoy vacation when the place you eat and sleep in is just as gross as a 1 star hotel. Will not be recommending to family and friends. Was reached out to after sending the review and it all came back on us saying we should have let them know if this during our stay. But a VRBO should be in top notch condition from the moment people walk in the space.

Business and vacation

Overall very nice. Accommodations were nice but a little dated. Only two minor irritations: 1) upon checkout cleaning crew (2 young ladies) came 15 minutes before 10am while we were moving our belongings out. We told them we were taking some items to our car and would be right back to remove the rest. They were entering the room and we had to ask them to wait outside until we removed everything. We had to ask them to get up from sitting in front of the doorway so we could get the loaded cart out with our belongings. We didn’t feel comfortable with them entering the room where my wife had her purse and jewelry out so I had my wife stay in the room they had opened until I got back to remove the rest of our belongings. It was 9:50 am when we were out of the room. After leaving and on the road about 1-2 hours after departing I got a call from management that the inspector that checked the room “after” we left said one of the wrist bands were missing, I told him we never used the wristbands(4) and that the black plastic tie had not been broken holding them together during our stay. He said he would have to talk to the condo inspector about it. I never heard back from management. Maybe they should do the inspections while we were present to prevent conflict. Only thing about the stay that was annoying was that the shower curtain really didn’t keep water contained well as the air flow in the bathroom kept blowing the curtain ( a shower door would prevent this).

Beautiful as pictured!

Me and my family had never been to beachside II before. It was our first family vacation and this condo was perfectly cozy and equipped with all our needs. Our only complaint was the shower head sure was painful on a sunburn. Our kids hated showering. Aside from that, it was a beautiful condo and we look forward to coming back!

Shannon and I moved from St. Louis, MO, to Destin, FL, in the Summer of 2011. I have over 20 years in the Property Management field, including Vacation Rentals, Multi-Family, and Senior Living. I am also a Realtor with Worth Clark Realty. Shannon is our “go-to guy” and always goes above and beyond. He handles most operations, including Inspecting and Scheduling Turns, Owners' Statements, and Accounting, and helps oversee our Housekeeping Department. You will find that we are passionate and very hands-on. Not only are we available to our Homeowners at all times, but we are also available to our guests.

God has blessed us with our two children, Riley (18 y/o) and Jax (8 y/o). Our hearts and home are also filled with our fur babies! We support our local animal shelters and rescues.
We look forward to our Friday night movies at home with our children, fishing (although we aren't any good at it – haha), church, and Sunday football. We are very family oriented and find that most homeowners become like family to us.

In the Spring of 2016, we expanded our business by hiring Debbie. She is my amazing mom! When it came time to hire someone, it only made sense to bring her on board! You honestly can't find a more caring, loyal, and trustworthy person! Debbie handles all of our reservations and during the summer months, she helps with our inspections. If you ever want to hear a friendly voice and be uplifted, call her!

We can't forget about the rest of our team! EVERY. SINGLE. PERSON. on our team is important to our success. Our goal is to hire folks with passion, enthusiasm, and motivation to win! We want them to know that no detail is too small, and a happy guest is a repeat guest! There is nothing more rewarding than to receive a compliment about how genuine and hard-working we are! Small gestures go a long way in this business! We love to WOW!
