Welcome to 312 Charleston Blvd where modern luxury meets a charming beach home! This is beach living at its finest - in style and comfort! This fully renovated and remodeled beach home has all the amenities you need for a memorable and relaxing vacation and boasts the absolute perfect quiet location on Isle of Palms! This home backs up to Ocean Blvd where there is mostly bicycle and golf cart traffic. It is located right across the street from the sanded, seldom used beach path - just a short walk until you meet the sand and waves! 2021 will be its first year on the rental market and it is in pristine condition with a brand new private pool! This home has an inverted floor plan with the kitchen, living, and dining rooms on the upper level along with 2 bedrooms and 2 full bathrooms. The immaculate kitchen has everything you need for cooking a good meal and there is plenty of seating space to eat whether at the dining table, kitchen counter, or outside on the screened in porch. The screened in porch is the perfect spot to sit and enjoy some morning coffee or evening cocktail while looking out at the ocean. The main living room features comfortable furnishings and a large smart TV with cable and a Roku.

On the lower level you will find 3 more bedrooms and 2 full bathrooms. There is a second living area with a smart TV perfect for kids to enjoy after a long day of swimming. The second kitchen also provides convenience when wanting a cool drink or snack by the pool. The pool deck features several seating areas and lounge chairs, as well as a gas grill located off to the side of the house. For added convenience, there is also a beach shower located on the side of the house so to help keep the pool clean from the sandy beach.

We have also provided golf balls & putter to enjoy the new putting green & cornhole boards for some backyard fun! This home has been designed with ultimate comfort and relaxation in mind, and will be a home you find yourself wanting to come back to year after year! A few important notes to be aware:
- NO HOUSE PARTIES. No exceptions! There is a very strict noise ordinance policy on the island that goes into effect at 10pm on weeknights and 11pm on weekend nights. The 5 car limit is
also strictly enforced. This house is a family rental, located near year round residents. This is not a rental home for bachelor/bachelorette events, or other types of larger gatherings.
- For security purposes only, this home has an outdoor camera at the front and back of the exterior entrances of the home. There is no camera overlooking the backyard pool area; only the
outdoor entrances of the home.
- This home is strictly a non-pet friendly home. No exceptions! Guest will be fined $1000 if a pet is found to be on the property at any time.
- PLEASE NOTE THAT THE POOL DOES NOT HAVE A HEATER.
- This property also includes a $250 credit to order beach gear when you book a stay between 3 and 14 nights!! There are many options to choose from including bicycles, beach chairs, beach
carts/wagons, coolers, umbrellas, kayaks, paddleboards, etc.! Our partnered company, VayK Gear, will contact you 45 days prior to your arrival so you can place your order and they will
deliver all equipment to your rental property. Just another added bonus for booking through Carroll Realty to enhance your vacation experience.
- ALL BED LINENS, KITCHEN TOWELS (4), BATH TOWEL SETS (20), & BEACH/POOL TOWELS (12) ARE PROVIDED FOR YOUR CONVENIENCE!! You will only need to bring or plan to
rent beach chairs, bikes, umbrellas, etc. Also included is a "starter set" of toiletries such as toilet paper, bath & dish soaps, paper towels, etc. but please do keep in mind you will most likely
need to purchase these items after your initial arrival.

Girls trip
Excellent location in Isle of Palms. Easy walk to beach. Very nice property with all needed amenities. Quick drive to Charleston and surrounding restaurants.

Perfect for our family!
4 generations from 2 to 83! We all loved this house and will be back next year! The screened-in porch is where we spent all of our time if not at the beach or pool! Slight hitch with check in access code but rental office was able to assist over the phone. Ocean view bc there is no house directly across the street and easy beach access.

This place is awesome!
This place is literally perfect for a group trip! We had 11 guys stay at the house and had no issues at all. It’s right next to the beach, the backyard is incredible and the location is 2nd to none. We used Isle of Palms shuttle service all weekend. We will 100% look to come back to Isle of Palms especially at this house. Everything is so convenient about 20-25 min from Charleston, close to multiple good golf courses would highly recommend Wild Dunes Links course if you golf. We do a golf trip every year and this one is already on the list to come back to. 0 complaints! We stayed mid -October weather was still great.

The house was exactly as described. Directly across from the beach with beach access. Family of 5 was not nearly enough people for this house. It came stocked way more than any other house we have stayed in. Can’t wait to come back.

Cancellation Policy:
Reservations made and cancelled within 24 hours will be refunded in full. After 24 hours, our cancellation policy goes into effect. Reservations cancelled 6 months prior to arrival will be refunded in full. If a reservation is cancelled less than 6 months prior to arrival, a full deposit refund less a $100.00 booking fee will be made only if the unit is re-rented for the same time and price, and at a pro-rated rate if only rented for the partial amount. The guest will be responsible for the difference in price if re-rented at a lower rate. We do offer and strongly encourage every traveler to purchase travel insurance as well for an added 10.8% or 7% charge depending on which plan you select. If accepted, the 10.8% travel insurance plan must be paid in full within 14 days of making a reservation or you may add the 7% plan up until 30 days prior to your arrival date or final payment is paid, whichever comes first. Travel insurance covers every guest scheduled to come on the trip. Please call us for more information or visit our website for detailed plan information. Upon arrival, if you do not accept the unit you have reserved your deposit will be forfeited.

Power/ weather related cancellation: Carroll Realty does not issue refunds due to acts of nature such as: weather, road conditions, snow conditions, power outages, or forest fires. Additionally, Carroll Realty will not issue refunds in the event of a pandemic (for example, Covid-19) or acts of nature such as a hurricane. In light of these events, we strongly urge every reservation to purchase one of the two travel insurance plans that we offer. Hurricane season technically runs from June through October, but is especially more prone to occur in our area from late August through early October.
