â Close to mountains and everything that Colorado Springs is famous and known for! Just about 2 hours scenic drive away from Breckinridge skiing spots without the cold chaos and crowd!
â As you approach the beautiful hacienda, its adobe architecture is immediately welcoming. This spacious home greets you with a chef`s DREAM kitchen. Viking appliances including double burners, an oven, industrial range hood and dishwasher! Perfect for entertaining a large family and close friends.
â High ceilings with real wood beams give authentic southwest flare with beautiful details throughout this unique custom home.
â Enjoy a large outdoor space to take in mountain and red rock views and relax in the HUGE well maintained swim spa (hot tub big enough for 10. You can even get your workout in swimming against its current!).
â Gigabit blazing Internet speed for the work from home or for streaming your favorite shows plus enjoy DISH/on demand channels on the large TVs!

â Upstairs master bedroom - King bed, 2 pull-out sofa beds, one single bed, large TV, kiva fireplace, large master bathroom with independent shower also a large bathtub, and a couple of outside sitting decks!

â Turquoise room - King bed and a pull-out sofa bed.
â Pink room - King bed and comfy couch.

â Entire hacienda/main home. Please note that cute Casita is not available in Airbnb and it is OFF LIMITS for guests.
Minimal interaction but our caretakers is available to attend to any immediate issues. We have limited service after hours. We cannot respond to utility outage and other public effecting emergencies, but will do our best to mitigate non-weather, critical issues to the best of our abilities. Happy to answer questions before checking during regular hours.

â Plenty of space to park in the driveway and on street. Please note 3 person/car allowed to avoid overcrowding.

Please note of each and every point as this is the only space we get to affirm strict rules and procedures. While we expect guests to have a great time and enjoy the place, we have some zero tolerance policies:
â NO SMOKING inside the house. If by the grill outside sitting area - please pick up and leave NO TRACE. We will collect a hefty cleaning fee for leaving smoking residue and stubs.
â NO PETS at ANYTIME anywhere in the entire property at any time.
$75/day per pet charge, $350 cleaning fees
â GUEST COUNT: Exact number of guests (including kids and infants) booked are allowed overnight at home, even if visiting. Please let us know about having daytime visitors for permission and reason of visit. Expect zero tolerance and immediate eviction if the count is off.
â NO one likes NOISY NEIGHBORS. Our neighborhood expects the same. RESPECT this neighborhood and enjoy your time instead! While house is properly enclosed and fenced, disturbance and noise will not be tolerated.
â WE have Airbnb recommended NoiseAware privacy devices installed in the property. We will be notified immediately about Noise threshold violations. Law enforcement and/or host will knock and can legally pursue individuals involved for this violation.
â Please maintain a group of 6 or less huddled if outside. Multiple such groups outside are okay, just not more than 6 people huddled together.
SWIM SPA is a Huge Hot tub!:
â Use pool/swim spa responsibly. By using the swim spa, you acknowledge that we are not liable for your mistakes, so please take all precautions! Monitor non-adults at ALL TIMES! Do not ALLOW them on their own. Swim spa is fairly deep!
â Limit 6-8 guests between 7:00AM-9:00PM. Between 9:00PM-10:30PM - only 4 are allowed ONLY if absolute quietness is maintained. NO Spa use after 11:00PM
â To open - Unlatch just front and back latches (not the side ones). We may put a wooden log to reinforce cover. Fold them over the bar and then flip the bar backwards.
â After use/to close - Reverse above step. Make sure ALL latches are firmly latched in with a click. Do not try to apply too much force as it may break them. It can get very windy, covers can get badly damaged.
â Please watch your step and avoid slipping.
â Not more than 8 people at any time, and not more than 15-minutes is recommended by dermatologist in hot tub.
â NO GLASSWARE, nor spilling is allowed in the pool and pool area. Beer bottles, caps, cans or any harmful debris will be charged for cleanout. We pay a lot to maintain it and we want future guests to enjoy it as well.
â NO PARTYING, NO LOUD NOISE will be allowed especially by pool areas. Law enforcement will pursue individuals responsible for noise complaints.
â Drop a cup or two of chlorine powder before LAST use for the day. Skipping this will only mean it is not available for next day use.
â Any tampering of maintenance settings will not be tolerated. Feel free to change the ambiance and jet power. Always turn off lights and jet power once done. Never leave the pool open when unattended.
â Use only SPA/Beach towels in the pool area (found in laundry room).
â Please wash all the SPA/Beach towels the night before check-out day, and possibly dryer to dry overnight. Do not mix any bath towels with the colored beach towels while cleaning!

â Please read the entire check-in instructions which will be provided within 24 hours of your check-in time. Please share with all the guests. EACH and EVERY guest is a responsible entity on the property.
â Max number of cars allowed at anytime = Number of guests booked/3. (Example: 15 guests will get you 5 cars max - anything more not allowed).
â We have ample supplies and please feel free to use what is needed and leave the rest behind. Missing items, especially beddings, comforters, throws and linens can cause a disruption in our preparation and will result in one day fee.
