This spacious two-bedroom duplex ground floor unit is nestled less than a 5-minute walk from downtown Ferndale and a short ride to Royal Oak, Birmingham, and Downtown Detroit. Plenty of free street parking near the premises. The perfect spot for any gathering or getaway!

Our home is a duplex with a few steps up to the common door. Once inside, the door to this unit is located on the left before the set of stairs. The ground floor has 2 bedrooms and a bathroom along with the kitchen and living room.

99% of guests are visiting family, friends, on a work trip, or just exploring town. For anyone who intends to have a party, disturb the neighborhood, or in any other way violate our house rules, we want to make clear that:
We have a zero-tolerance policy for this. We have noise sensors that alert us if decibel levels pass a certain threshold, and we have unfortunately had to ask guests to leave for violating this rule. Being a good neighbor of the city and the block we are on is very important to us.
We have sensors to detect indoor smoking (nicotine and marijuana) and have a fine and possible removal for violations.
There is a $750 security deposit authorization hold when your reservation begins. We will charge $300 for the first smoking violation (with possible removal from the unit), and the remaining $450 for the second smoking violation (with guaranteed removal from the unit).
Parking

Our street is permit-only after 4 pm, but we have a parking spot for one car for this unit in the rear of our property off the back alley. Feel free to park on the street near the duplex until 4 pm, but after please park in our spot so you don't get a ticket! In addition, there is plenty of free street parking on the blocks around us as well, so parking shouldn't be an issue!

The unit is fully accessible via a YALE smart lock at the front door. To enter, press the code we provide in your reservation check-in instructions, and press the CHECK to unlock.
When leaving, enter the same code you used to enter followed by the check mark, and the deadbolt will close. The locks will also auto-lock after one minute if you forget to lock.

We are available whenever you need! Please feel free to reach out via the app or website you booked on with any specific questions. For any health emergencies, please dial 911. If a system malfunctions (i.e., hot water not functioning or a light has gone out), please send us a message on the app or website you booked on and we will be sure to address it in as short a time as possible (we usually respond within a few minutes). We also have handymen, electricians, plumbers, and landscapers with whom we work, so for any extenuating circumstances, we will happily bring them out to solve your issues post haste!

Pullout Couch: Underneath the horizontal seat you will find two fabric handles. Pull them out from under the couch and raise up the extra mattress section from underneath the couch. Remove the couch pillows to make space for two!
Extra Linens: Underneath the chaise section of the couch you will find four bath towels and four hand towels, four pillows, a comforter, and extra sets of sheets and pillowcases for the couch and air mattress.

We love hosting folks, so we want to be as respectful as possible to our wonderful neighbors. Since we’re in a quiet neighborhood, we do ask that you follow a few easy rules:
- No parties & no overnight guests without prior approval. If you’re looking to host a small gathering, that’s probably ok but please let us know.
- Respectful, quiet volume, particularly after 9 pm.
- Please leave your shoes at the door.
- No pets please, as many of the guests we host have allergies.
- No smoking - also, don't discard your cigarettes in house trash cans. They get stinky.
- If you break or damage something, please let us know and arrange for its replacement or repair.
- Do not leave any food out that will attract uninvited pests. Our home is pest-free and we intend to keep it that way with your help.
