We ensure these visits are as non-intrusive as possible, but this maintenance is a condition of the reservation to keep the grounds in top condition. đł
Noise & Quiet Hours: To ensure the peace of our quiet residential neighborhood, this property is equipped with a non-recording decibel monitoring device. For your privacy, this sensor measures noise levels only and does not record audio or private conversations. Please strictly adhere to all designated quiet hours. Note: Tampering with or unplugging this device is strictly prohibited. Any interference with the device will result in the immediate cancellation of your reservation without a refund, plus a minimum penalty of $200 AUD.
Climate Note: Ducted cooling is provided in the main house and three of the bedrooms. Please note that the front bedroom relies on natural airflow and ceiling/floor fans for cooling. âïž

⹠AIR CONDITIONING USAGE: To ensure optimal performance of the air conditioning system, we recommend setting the temperature to 23°C on hot days. Lowering it to 18°C or below may cause the unit to overwork, making it less effective in cooling the space. If you experience any issues with the temperature, please allow some time for the system to adjust. Should you need further assistance, feel free to reach out to us.
âą BOOKING EXTENSION POLICY: If you would like to extend your booking last minute, please note that extensions can only be approved and paid for in FULL before 7:00pm on the day prior to your check-out date. If you wish to extend after this time, please note that there will be a fee of $150.00 which will need to be paid in FULL (to compensate the cleaner for last-minute scheduling changes) along with the extension rate. Please note that all charges will need to be paid upfront. If fees have not been paid for in FULL and it has approached your check-out time, then you will be required to vacate the property immediately. Please also note that if you make a new booking instead of requesting an alteration request to your booking, the cleaning fee will not be refunded.

âą COMMUNAL RUBBISH DISPOSAL: Please place all rubbish in communal complex bins. Instructions in bin section in the guest handbook. Do not leave rubbish in open areas. If there is overflow of rubbish at your check-out, you will be charged a $100 disposal fee - please place all rubbish in bins.
âą COMMUNITY: You should not disturb any common spaces outside the street or create a nuisance that disturbs the surrounding community. Failure to respect the neighbours, property manager or community concerns will result in the immediate booking cancellation.
âą CONFIRMATION OF BOOKING: For verification purposes, you and any approved guests or visitors may be required to provide us with a current form of government-issued ID prior to confirming your booking or during your stay.
âą CHECK-IN TIME: Check-in time is available as per your reservation details. Please do not access the property earlier, as we need time to clean and prepare for your stay.
