To ensure a peaceful, enjoyable stay for all guests and to maintain the quality of our home and neighborhood, we kindly ask that the following house rules be respected at all times.

Respect for the Home & Neighbourhood
- This is a quiet, peace-loving residential neighbourhood. Guests are expected to respect neighbours and comply with all City of Calgary noise bylaws, including quiet hours after 10:00 PM nightly.
- Outdoor parties or gatherings are not permitted. Indoor celebrations are allowed provided the home is treated with care and quiet hours are respected.
- No loitering over or near neighbouring fences.

Smoking & Pets
- No smoking of any kind is permitted anywhere on the property, including indoors, outdoors, driveways, decks, yards, or within the fenced perimeter.
- No pets allowed.

Cleanliness & Waste Disposal
- Please use the secure, lidded garbage and recycling bins provided, including overflow bins for longer stays or larger groups.
- No littering of any kind on the property or surrounding areas.
- No cigarette butts anywhere on the property, driveway, yard, or over fences.
- Proper waste disposal is required to remain compliant with city bylaws and respectful of neighbours.

Property Care & Damages
Please treat the home with care. Guests are responsible for:
- Avoiding wall stains, water damage, hardwood scratches, or carpet damage
- Preventing damage to outdoor amenities, including the fire pit, BBQs, and water features
- Any damage must be reported promptly.

Parking & Garage
- Parking is permitted only in the driveway.
- No garage access is permitted at any time.
- Do not block garage doors under any circumstances.
- No large trailers, commercial vehicles, or obstructive equipment may be parked on the driveway, as this violates neighbourhood standards and may result in bylaw enforcement.

Guest Verification & Safety
- Government-issued photo ID (driver’s license or passport) for all primary guests is required and must be submitted a few days prior to arrival for verification.
- Outdoor-only security cameras are in place for safety - located at front entrance, patio, and back entrance. *There are no indoor cameras.*

Failure to follow house rules may result in immediate termination of the stay without refund, additional cleaning fees, or damage charges, as permitted by platform policies.

This property is amazing. I imagine others will have a better experience that we did. We faced many issues with the property but I will say, the communications with the property manager through the app was outstanding. That being said, there were many things that needed attention including: burnt out light bulbs on the main floor, two toilets that needed servicing due to water running constantly, missing supplies such as dishwasher tabs, brooms, garbage bags. The hot tub was low on water and despite being alerted could not be serviced time. Water went sour, unit shut off and went cold this costing us two days down time on the hot tub. The toaster over quit working mid stay. Lastly, the pool table was dreadfully out of level making it unplayable. At the end of the day, this house is phenomenal. The manager is excellent. However, at their own admission the unit was vacant for months prior to our arrival which led to all the issues. Hopefully you will have a better experience than my staff team did.

You are absolutely correct that the property being vacant for an extended period prior to your arrival contributed to a number of unexpected problems that unfortunately surfaced during your stay. While we did our best to prioritize and service the larger issues, such as the plumbing concerns and hot tub, during your stay, we completely understand that the smaller unforeseen maintenance items can be frustrating as well and can impact the overall experience. Since your visit, we have addressed all maintenance concerns you mentioned. Guest comfort and experience are extremely important to us, and your feedback was helpful in identifying areas that required immediate attention. We’re grateful you still found the property phenomenal overall, and we truly appreciate you highlighting the efforts of our management team.
