The Space:

This is a spacious, modern coastal retreat designed for groups who want room to spread out and still feel connected.



Set on private acreage with ocean views in the distance, the property combines wide open lawns, generous indoor living and a separate tiny home, making it well suited to families, couples travelling together and mixed-age groups.



Main house living



The main house has a calm, contemporary feel, with high ceilings, large windows and plenty of natural light throughout. The open-plan kitchen, dining and living area is the heart of the home, with space to cook, gather for meals, or come back and cool off after a day at the beach.



The kitchen has a large island bench and plenty of workspace for preparing shared meals, while the dining area and lounge open easily to the outdoor dining area.



Sleeping arrangements

Sleeping is spread across six bedrooms in total, including the separate tiny home. In the main house, the bedrooms offer a mix of layouts for couples, children and friends, including:

· a spacious main bedroom with ensuite and garden outlook

· a bunk room suited to kids or flexible group sleeping

· a queen bedroom with TV that can also work as a second living space



Several rooms have peaceful green outlooks, helping the house feel quiet and restful even when you are staying with a larger group.



Bathrooms

There are three bathrooms across the property, giving groups a practical setup for mornings, beach days and evenings in.

· The main house includes a generous family bathroom with bath and separate shower

· The main bedroom has its own ensuite

· The tiny home has a separate bathroom of its own



Separate tiny home



The separate tiny home gives the property a real sense of flexibility. It is self-contained and ideal for a couple or anyone in the group who would appreciate a little separation from the main house.

· stunning ocean views all the way to Wilsons Promontory



Games Room

The garage has been set up as a games space with a pool table, ping pong table and dartboard. It gives the group another area to spread out and is handy for relaxed afternoons, evening games or keeping older kids and adults entertained.

Outside, the property really opens up. There is plenty of fenced lawn for kids to play, space for pets to roam, and room for the whole group to enjoy being outdoors.

Guests have access to the entire property • Main house • Separate tiny home • All outdoor areas within the fenced boundary



The only restricted area is a locked storage shed at the rear of the property.



The Neighborhood:

The property is within easy driving distance of Jan Juc Beach, Bells Beach, local parks, and Jan Juc Village shops. Ample off-street parking is available.



The closest train station is Waurn Ponds (20 km), with V/Line services between Geelong and Melbourne. Jan Juc is approximately 1 hour and 20 minutes by car from Melbourne.



Getting Around:

Beaches: A short drive to Jan Juc Beach and Bells Beach, with family-friendly options including Cosy Corner and patrolled beaches in Torquay.



Activities: Explore the clifftop walk, enjoy family fishing at Spring Creek, or visit nearby cafés and restaurants. A secluded walking and riding track leads from the property toward Bellbrae Estate Winery, perfect for a relaxed afternoon stroll or bike ride to enjoy wine and nibbles.
