1ST FLOOR:

KITCHEN: This bright kitchen is fully stocked for preparing meals with family and friends. It features crisp white cabinetry, granite countertops with a matching granite backsplash, and stainless steel appliances. A large island with seating for 4 provides the perfect spot for sharing meals together. Just off the kitchen, a wet bar with a wine cooler, ice maker, and sink offers added convenience for entertaining. Amenities include a microwave, dishwasher, refrigerator, toaster, Keurig, coffeepot, crockpot, griddle, and blender.

DINING ROOM: Beside the kitchen, the dining area features a wooden table with seating for 8, illuminated by an elegant chandelier.

LIVING ROOM: The spacious living room provides ample seating with a large L-shaped sectional and 2 accent chairs. Double doors open directly to the backyard and pool area, creating a seamless flow between indoor comfort and outdoor relaxation.

BEDROOM + BATHROOM #1: This bedroom includes a king-sized bed, 2 nightstands, a dresser, 2 private closets, and a mounted flat-screen TV. There is a private bathroom attached with a single vanity and bathtub/shower combination.

HALF BATHROOM #6: The half bath is located in the main hallway on the left.

LAUNDRY: The laundry room is located next to the front door on the right when you walk in. There is a full-sized washer and dryer, you will find all of the bath linens here.

BACKYARD: The private backyard retreat features a covered patio and multiple loungers for relaxing in comfort. Outdoor amenities include a gas grill and a dining table with seating for 6. Whether soaking up the sun or unwinding in the shade, this serene space is perfect for enjoying the outdoors.

2ND FLOOR:

LIVING AREA: The 2nd floor living area serves as a cozy getaway, furnished with a full-sized couch, an accent chair, and a large flat-screen TV. A quiet spot to read, relax with a movie, or enjoy downtime away from the main living room.

BEDROOM #2: This bedroom features a queen-sized bed, 2 nightstands, a large walk-in closet, and a mounted flat-screen TV. There is shared access to Bathroom #4 just off the 2nd floor living room.

BEDROOM #3 + BATHROOM #2: This bedroom includes a king-sized bed, 2 nightstands, a dresser, and a mounted flat-screen TV. There is a private bathroom attached with a Jack-and-Jill vanity, large walk-in shower, and a stand-alone bathtub. A walk-in closet is on the right of the bathroom.

BEDROOM #4 + BATHROOM #3: This bedroom includes a queen-sized bed, 2 nightstands, a dresser, private closet, and a mounted flat-screen TV. There is a private bathroom attached with a single vanity and bathtub/shower combination.

BATHROOM #4: This bathroom is conveniently located off of the 2nd floor living area and includes a single vanity and bathtub/shower combination for Bedrooms #2 and #6.

BEDROOM + BATHROOM #5: This bedroom includes a king-sized bed, 2 nightstands, a dresser, large walk-in closet, and a mounted flat-screen TV. There is a private bathroom attached with a Jack-and-Jill vanity and large walk-in shower.

BEDROOM #6: This bedroom includes 2 twin/twin bunk beds, each with a wall-mounted reading light. Located just off the 2nd floor living room, it shares access to Bathroom #4 with Bedroom #2.

LAUNDRY: The 2nd laundry room is located in the left hallway on the right side. There is a full-sized washer and dryer.

-Each Home is Supplied with Premium SoJo Amenities: 1 Roll of Toilet Paper per Bathroom, 1 Roll of Paper Towels, 2 Dish Pods, 1 Liquid Dish Soap, 2 Laundry Pods, 2 Trash Bags per Trash Can in the Bathrooms and Kitchen, 1 Pack of Kitchen Wipes. Each Bathroom Has 1 of Each: Shampoo, Conditioner, Body Lotion, Bath Salts, Soap Massage Bar, Makeup Wipe, Hand Soap Bar.
-Things to bring: Laundry Detergent, Extra Toilet Paper and Paper Towels, Shampoo and Body Wash, Extra Trash Bags, Extra Dishwasher Detergent Pods.
-Bath Towels and Bath Linens are Provided. Pool/beach towels are not provided.

HOUSE RULES:
-This is a NON-smoking property.
-Weddings and Large Events are NOT permitted in this home. If this policy is violated, Eviction and forfeiture of any money paid and County and HOA fines may occur.
-We do not accept packages at the homes but recommend using the local UPS or USPS.

BOOKING POLICIES:
-Student, College and underage groups MUST ALL inquire and get approval before booking. Rates for student groups are subject to change; the price will be determined upon inquiry.
-If a student, college, or underage group is accepted, it will be subject to a $100.00 fully refundable damage deposit per person.
-Check-in Time is 5:00 pm Central Check-out Time is 10:00 am Central
-NO Trailers, Passenger Vans, RVs, Scooters, Boats, or Motorcycles are permitted per HOA rules.
-Deposit + Payments
50% of the total rent is due to secure a home. Final Balance Due: The balance of rent, tax, and damage deposit must be paid 60 days before arrival
-Damage Waiver: $199-$379, covering up to $400-$800 in damage protection.

GOLF CART:
-Free Golf Cart Included with Rental. Some Exclusions may apply. Golf carts are not included for groups under the age of 25 or student groups.

-ALL CARS MUST BE IN DRIVEWAY. 3 CARS MAXIMUM. NO Trailers, RVs, Scooters, Boats, or Motorcycles are permitted per HOA rules.
