**Private pool & spa - Pool heating charges: we record the gas meter at check-in and check-out to calculate usage for pool/spa heating. Costs vary based on usage, outdoor temperature, and heat settings

**Summer air conditioning Fee $50 per night from April 15 until Oct 31

**The Primary Tenant must be 25 or older (guests of the tenant may be younger as this is a family-friendly home).

**One form of official photo ID (passport or driver's license) is required for the primary guest.

**The credit card used for payment must belong to the primary tenant

**The Lead Tenant must be present/staying at the home for the duration of the stay
