Lakeview Lodge Two with Stunning Views
Lakeview Lodge-Lower is an amazing contemporary home overlooking Lake Wakatipu and The Remarkables. Perched on the Queenstown hillside in a very quiet cul-de-sac, the house is located just three minutes drive from the very centre of Queenstown. Perfect spot for an escape.
The house has an amazing layout with 5 spacious double sized bedrooms. 2 of which are master bedrooms with their own ensuites. The bedrooms have flexibility in the set up with either all 5 being King beds or if desired 3 of the 5 rooms can have the kings split into single beds. Open plan living downstairs with indoor outdoor flow onto deck with BBQ, Spa and fireplace
The whole house with first class facilities including spa, back to back open fireplace, open plan dinning and entertaining area
The house is rented as a whole to the guests. I am kiwi but living overseas. My brother in law Paddy looks after the property and will be able to answer any questions or be on site if needed. It is all very easy

IMPORTANT NOTICE
This home is a short-term rental property operating in a quiet residential area with local council consent. Compliance with these House Rules ensures the home remains compliant with council conditions and provides an enjoyable experience for all guests.
By accepting this reservation, you agree that these House Rules are understood and accepted by all guests.
CHECK-IN AND CHECK-OUT
Check-In: After 3pm
Check-Out: Before 10am
Multiple parties rely on these times for cleaning and maintenance. Contact the host if you require different times and we will do our best to accommodate you.
Check-Out Requirements:
- Leave the house in the same condition as when you arrived
- Place all rubbish and recycling in appropriate bins/bags provided
- Load dirty dishes into dishwasher (do not put dirty items away as if clean)
- Turn off lights and electrical items used (do not switch off utilities like WiFi/modems)
- Turn off heated towel rails and gas fire (if applicable)
- Secure all windows and doors
- Return access keys/remotes to their original location (lockbox or kitchen bench)
Late check-out or properties left in poor condition may incur additional cleaning fees.
GUESTS AND VISITORS
- Maximum guests: As specified in the listing details
- Lead guest: Must be 25+ years old and present during the stay
- Registration: All overnight guests must be registered with the host beforehand
- Visitors: Strictly registered guests only - no unregistered visitors permitted
- Parties: NOT allowed under any circumstances
- ID verification: We reserve the right to request photographic ID from all party members
Unregistered guests may be asked to leave at any time. The lead guest is responsible for all party members` actions.
QUIET HOURS AND NOISE POLICY
- Outdoor spaces: Not permitted between 10pm and 7am (council requirement)
- Noise levels: Keep to minimum, especially 10pm to 7am
- Violations: Minimum NZD $100 call-out fee for noise complaints
- Noise issues from other properties: Contact QLDC Noise Control during quiet hours
SMOKING, VAPING AND SUBSTANCES
Strictly prohibited inside or directly outside the house.
- Violation fee: Minimum NZD $200 for fumigation if evidence of smoking indoors
- Disposal: Improper disposal of cigarette butts may incur additional fees
PETS
Pets are NOT permitted unless specifically stated in the listing. Bringing unauthorized pets will result in immediate eviction without refund.
SECURITY AND MONITORING
- External security cameras: Installed at front door and rear yard
- Noise monitor: Located in main living area
- Tampering: Any interference with security, safety, or utility devices will result in immediate booking termination without refund
- House alarm: Currently not in operation
LIABILITY AND RESPONSIBILITY
Guest Responsibility:
- Secure your accommodation and valuables
- Ensure safety of all party members, especially children
- Lock all doors and windows when leaving
Host Liability:
- We are not liable for theft, damage, accidents, injuries, or loss of personal belongings
- Guests assume all risks associated with using the premises and facilities
- No liability accepted for bookings affected by force majeure events (pandemic, war, acts of God, travel disruptions, etc.)
AMENITIES AND HOUSE ITEMS
General Items:
- Consumable items provided free on fair use basis (cooking supplies, tea, coffee, laundry powder, soaps, etc.)
- All unused items remain property of the home
- Use appliances and furniture only for intended purposes
Spa Pool Usage (if applicable):
- Use plastic key (located with garage remote) to unlock cover
- Shower before use
- Only chlorine permitted - no bubbles, foaming agents, or other substances
- No food, beverages, or glass items in spa area
- Use at your own risk - host not liable for injuries or accidents
Parking:
- Use only designated parking spaces provided
- 1 garage remote provided (if applicable)
WASTE MANAGEMENT
- Rubbish: Red bins collected Wednesdays
- Recycling: Blue (glass) and yellow (mixed) bins collected Wednesdays (alternating weeks)
- Bin placement: Curb beside driveway by 7am Wednesday or night before
- Bin collection: Remove from street by Wednesday evening
- Verification: Check QLDC Rubbish Collection schedule online
No littering - including leaving food outside. Additional cleaning charges apply for excessive mess.
DAMAGES AND PROPERTY CARE
- Respect the home as if it were your own
- Do not remove any items from the property (including linens and furnishings)
- Report damage immediately to the owner
- All items inspected before arrival and after departure
- Damage responsibility: Guests liable for all damage to property and furnishings
- Missing items: Will be charged accordingly
SPECIAL RESTRICTIONS
Commercial Photography:
Not permitted without written host permission. Contact host for pricing.
Prohibited Items:
- No confetti, glitter, or excessive decorations
- Glass items prohibited in spa pool area
CHILD SAFETY
- Children must be supervised at all times
- Multiple hazards present throughout property
- Parents/guardians fully responsible for children`s safety and security

All fees are in New Zealand Dollars including 15% GST.
- Lost keys/remotes: Replacement fee applies
- Smoking violations: Minimum NZD $200 fumigation fee
- Noise complaints: Minimum NZD $100 call-out fee

ENFORCEMENT
We reserve the right to:
- Evict guests immediately for rule violations without refund
- Involve police for illegal activities
- Vet guests and request identification
Rule violations may result in:
