This gorgeous family home is located in the heart of Hamersley - a lovely family-friendly suburb located just a short 15km from the Perth CBD. The home is spacious, stylish, and has plenty of room for the whole family! Offering four spacious bedrooms, two large living areas, and an amazing outdoor undercover decked alfresco area - perfect to entertain or play rain, hail, or shine! This beautiful family home ticks all boxes for the perfect Perth getaway! We hope to host you at this lovely oasis!

WHAT YOU'LL LOVE...

- Stand-alone home in a popular family-friendly suburb.

- Plenty of parking for four (4) vehicles - there are 2 x vehicles that can be parked to the undercover carport and 2 x additional bays to the single open curved driveway. *Please note that the driveway is curved (please refer to listing photos) so please watch your surroundings when accessing to/from the driveway.

- As soon as you enter the front door, you will be welcomed by the front hallway offering a lovely rattan console table and round mirror.

- To the right of the front hallway, you will find the front living space - what a perfect space for sitting back & relaxing, reading a book, or utilse the space to work from home.

- Located off the front living area you will find the kitchen! This kitchen is light, bright & gorgeous and offers space & style. Offering gas cooktop, electric oven, french door fridge/freezer, toaster, kettle, microwave, dishwasher, and Breville coffee machine with milk frother - perfect for the coffee lovers!

- Enjoy the beautiful dining area located opposite the kitchen - this space offers a timber dining table with 6 wishbone chairs, a buffet, and a gorgeous round timber wall-mounted feature mirror.

- To the rear of the home you will find the main living area that looks out to the alfresco and rear yard. The space offers a smart TV, entertainment unit, floor lamp, modular leather lounge, round coffee table, and bookshelf with adult and children's books. This space is perfect to keep your little ones entertained - we also have a children's table/chair set!

- Walk out through the glass sliding doors to the amazing rear alfresco space which is all undercover - perfect for all seasons of the year. The top deck area offers 2 entertaining spaces - a dining set so you can sit down and enjoy a meal or drinks with family & friends and a lounge set offering a coffee table - a perfect space to sit back, relax & watch this kid's play or read a book! Take a walk down the steps from the top alfresco area to your very own private outdoor oasis with artificial grass - a huge space for the kids to have fun & explore. There is also a rear outside clothesline.

- All bedrooms, bathrooms & laundry are located off a long hallway opposite the dining space.

- The laundry offers a sink and plenty of cupboard space, an electric dryer, and a front loader washing machine. There is also a separate toilet off this space.

- Bedroom 2 offers a single bed, bedside table with lamp, and built-in wardrobe for your belongings. This space also has a ceiling fan. The bedroom looks out to the front of the property.

- Located opposite bedroom 2 you will find the main bathroom. This beautiful bathroom offers a wall-mounted mirror sink/vanity, a walk-in shower with rainfall shower head, and a separate bath.

- The master bedroom is located at the end of the hallway, this space is beautiful, calming & inviting. Offering a king bed with bedside tables/lamps to either side, wall-mounted smart TV, long velvet blush ottoman, walk-in-robe, and your own private en-suite. The bedroom faces north (and to the front of the property!) and lets in a lot of beautiful natural light! This space also has a ceiling fan for those warm summer evenings! The gorgeous master bedroom en-suite is divine offering a wall-mounted mirror above the dual sink vanity, a separate toilet & walk-in shower with a rainfall shower head.

- Bedroom 3 offers a king bed, bedside tables/lamps to either side and a built-in robe for your belongings. This space has a ceiling fan and looks out to the rear alfresco area.

- Located off a private door to the rear alfresco area you will find bedroom 4 (which is not part of the main house inside). Offering a double bed, bedside table & lamp, and a dedicated study desk and chair - perfect for the student or business traveller.

PARKING INFORMATION
- There is plenty of parking for four (4) vehicles.

Guests will have access to the entire four (4) bedroom, two (2) bathroom stand-alone home with parking for four (4) vehicles, and a rear alfresco area.

- Our guest concierge team is available for communication and will assist at their earliest convenience.

- Steve and Kiri live locally in the Perth metro so if you do require assistance, please reach out to us and we'll see how we can be of assistance.

- Our guest concierge team communicate via the Airbnb app so we are all kept updated regarding any details pertaining to your booking.

- Hiring a car in Perth is recommended.

- Closest bus stop is located 450m (6-minute walk), from the property and the buses here will take you to Warwick Station and Stirling Station.

- Uber, DiDi & Swan Taxi are very popular in Perth, just download the app and you can order a car to collect you and take you to your destination - so easy!!

- Bedroom 4/study is located through a private door to the rear alfresco area and is not part of the main house. To access the main house and bedroom 4 you will need a key to access these spaces.

- To access the backyard artificial grassed area, you will be required to walk down roughly 5 steps (as per listing photos).

- This property has a noise monitoring device that management checks regularly at all hours. If this device is disconnected during your stay, we will be notified of this disconnection, and you will be at risk of having your booking cancelled immediately.

- This property has regular gardening which is carried out by a professional contractor every four (4) weeks. Please note that you may be contacted during your stay for the lawn mowing/gardening servicing to take place so we can keep on top of this service.
‱ BOOKING EXTENSION POLICY: If you would like to extend your booking last minute, please note that extensions can only be approved and paid for in FULL before 7:00pm on the day prior to your check-out date. If you wish to extend after this time, please note that there will be a fee of $150.00 which will need to be paid in FULL (to compensate the cleaner for last-minute scheduling changes) along with the extension rate. Please note that all charges will need to be paid upfront. If fees have not been paid for in FULL and it has approached your check-out time, then you will be required to vacate the property immediately. Please also note that if you make a new booking instead of requesting an alteration request to your booking, the cleaning fee will not be refunded.
‱ SECURITY CAMERAS: This property has security cameras to the external areas which management check regularly at all hours. If these are tampered with in any way, your booking will be cancelled, you will be asked to leave, and no refunds will be issued.
‱ NOISE MONITORING DEVICE: This property has a noise monitoring device which management check regularly at all hours. If this device is disconnected during your stay, we will be notified of this disconnection, and you will be at risk of having your booking cancelled immediately.
‱ CONFIRMATION OF BOOKING: For verification purposes, you and any approved guests or visitors may be required to provide us with a current form of government-issued ID prior to confirming your booking or during your stay.
‱ CHECK-IN TIME: Check-in time is available as per your reservation details. Please do not access the property earlier, as we need time to clean and prepare for your stay.
‱ CHECK-OUT TIME: Check-out time should be completed by the time specified in your reservation details. If you are running late, please inform us as soon as possible. Housekeeping must be granted access if they arrive and you have not yet vacated. Please refer to our checkout procedure located on the property for further information. Late check-outs will result in late fees.
‱ CHECK-OUT PROCEDURE: Please ensure the property is left in good condition before you depart. Empty the fridge and pantry of any opened or perishable food, dispose of all rubbish in the bins provided, and make sure the space is tidy. All dishes must be washed and put away, and all lights, air conditioning, and heaters should be switched off. Remove all personal belongings and lock all doors when leaving. If you used a lockbox for access, make sure to return the key properly. Failure to do so may result in additional charges if our cleaners cannot access the property.
‱ EARLY CHECK-IN FEES: If you are seeking an early check-in, we charge a minimum $50 early check-in fee depending on the time of check-in. The fee will need to be paid upfront and in advance for the early check-in to apply on the day of your arrival. If we are unable to accommodate an early check-in, check-in will be from 3:00pm or 4:00pm please refer to your reservation details.
