Elegant Main Floor - House East Vancouver
A Elegant 2 bedroom 2 bathroom home with an extra large deck, a lovely garden/yard with hot tub, in a centrally located area of East Vancouver.
Modern elegant open plan home in Vancouver. Maple hard wood floors, granite counters, stainless steel appliances, two bedroom, two bathrooms, spacious living room and kitchen. Large deck, BBQ, sunken hot tub, spacious back yard beautifully landscaped.
A clean well maintained private living space with in suite laundry and a huge outside deck. High speed wireless internet and TV. Shared use of hot tub and the yard.
The basement suite is occupied by my son who has limited use of the garden.
Our home is situated in a quiet yet very central neighbourhood. 15 minutes from down town by car, in walking distance to both trendy Main St and Commercial Drive areas. There are many ethnic restaurants in close proximity. Excellent food and shopping in walking distance. Easy access to any area in the lower mainland.
Public transit is one block away to almost anywhere in the city.
Our home is spacious, with large comfortable sofa, well supplied kitchen, large out door areas, comfortable, and central with easy parking.
We will not be able to meet with guests but have a family member or good friend who will be available for guests to answer any questions and explain how things work. We are always available by phone.
Please note that we do not have AC in our home. We do provide fans.
Sailing, kayaking, hiking, swimming at the local beaches 20-30 minutes away.
There are many Theatre, Music and Dance performances with lots of entertainment opportunities in Vancouver. There are many renowned restaurants worth visiting.
Vancouver is a great city to bike around.

TENANT Our son lives in the basement he has shared use of the Hot Tub and enters his home through the front and back garden.
FIRST AID KIT On kitchen counter next to stove
FIRE EXTINGUISHER On kitchen counter beside the fridge
MAIN FLOOR LIGHTS Front Door: The light switch closest to the front door is the porch light. This is not a motion sensor so please turn it off when you go to bed. Back Door: The 2 left hand light switches (taped) control the rear motion detectors. Please leave ON.
THERMOSTAT. The Thermostat is on wall outside bathroom: push the up arrow to raise temperature, push the down arrow to lower it. We usually keep it around 19 if you need it to be warmer just press the up button. Please when you leave return the heat to 19 degrees. There is no air-conditioning in our home. The thermostat is for heat control.
TV google remote controls the TV. there is no cable .
KITCHEN Please feel free to use condiments in the fridge, tea, coffee and spices. Fridge Ice is made automatically in a box on left in freezer. Use plastic scoop on side of box to scoop ice. Water: Filtered water comes from the skinny tap on the sink The water dispenser on the fridge is also filtered chilled water
Stove Turn gas burner knobs just a little till you hear clicking to light, then adjust for heat required For oven - use touch screen above burners (use UPPER OVEN)
Dishwasher Soap pouches are below sink in container with green lid. Put one pouch in hatch inside the dishwasher door and close hatch Push Light/China cycle button, close door firmly, then push START/RESUME. Note normal cycle takes 3 hours to complete. Only use normal cycle for heavily soiled dishes
Trash/recycling PLEASE FOLLOW THE CITY GUIDELINES FOR GARBAGE AND RECYCLING Two buckets under sink:
1. Garbage. Take out to black bin in the back alley. Add new white bin liner (bin liners are stored under the sink).
2. Recycle trash (sort into containers in large grey storage bin next to
BBQ on deck)
3. Food waste (we put food scraps in the steel jar with glass lid on counter, then empty into small grey bin on the side of the island in the Kitchen, There are biodegradable liners for this bin under the sink) which we empty into the green bin in the back alley when full).
Garbage collection schedule is shown on the calendar on side of fridge. PLEASE TAKE ALL TRASH OUT TO ALLEY THE NIGHT BEFORE COLLECTION AND PLACE IN THE BLACK OR GREEN BIN ********
The City fines households that do not recycle food waste in the green bin
Please collect the blue bins and yellow recycling bags from the ally after collection day and place back in the grey Rubbermaid storage container on the deck. Thank You
Cleaning supplies are in the long cabinet by window in kitchen. Broom is beside long cabinet (on the wall), dustpan and brush hanging inside. Vacuum and steamer for the floor are downstairs underneath the stairs.
GUEST BATHROOM Liquid laundry soap is in the tall narrow cupboard beside washer/dryer.
Pull out the soap tray (on the left side of washer). Liquid soap is very concentrated only fill halfway to max level for a regular load
Please clean lint trap in dryer EVERY time you use it. Use the plastic hedgehogs for anti-static in the dryer.
DOWNSTAIRS
Mechanical Room Door directly at foot of stairs Electrical panel On your right hand side when you enter the room. Switches are labeled.
All breakers are ON when they are flipped toward centre of panel. If any of the breakers have turned off, just push the switch back toward centre of panel. (We rarely have to do this) Electronics panel Labeled ORCA.
Internet issues
Router is in the mechanical room in the electronics panel. Open door and see internet router in base of panel. Unplug the router wait 30 seconds then re-plug in. After a few minutes it will boot up and signal should be better. (We do this if internet seems slow - once every 8-10 weeks?).
GARDEN
BBQ (on deck) Turn on the propane tank inside BBQ Turn one of the large knobs to start position and press instant start button to light gas burners ONLY TURN ON LARGE KNOBS - small knobs are for the side burner and rotisserie. It is easy to turn on the wrong burner. You can use the rotisserie and the side burner if you wish. When finished turn off propane tank and (when BBQ is cool) replace cover PLEASE CLEAN AFTER USE. A SPARE PROPANE TANK is under the steps to deck
HOT TUB
Hot tub water is always hot (temp should be 100-104). Lift lid and roll it to lean upright on fence at right side of tub (east) To adjust temperature push TEMP button on the control panel it will flash then adjust the temperature. Let temp control button stop flashing to change the direction of temperature either up or down.
Turn jets on by pressing MASSAGE button on control panel. Press twice for full strength jets. Press again to stop jets. Turn on the lights by pressing LIGHT button on control panel. Twist knobs on either side of control panel for air bubbles
Twist the single knob on west side of tub to switch from deep to shallow jets. PLEASE ONLY TURN THIS KNOB WHEN JETS ARE OFF.
IMPORTANT HOT TUB CLEANING INFO
1. After use it is very important to add hydrogen peroxide to clean the water.
2. It is stored on the deck underneath a while plastic container.
3. There a glass jars to measure out the Hydrogen peroxide.
4. Please empty one glass jar into the hot tub and run the jets for 10 minutes after use. This is very important to maintain the health of the water.
HYDROGEN PEROXIDE WILL BURN SKIN - BE CAREFUL NOT TO SPILL!! Use rubber gloves provided.
BEFORE YOU LEAVE
1. Shut off all house lights
2. Close and lock all windows
3. Please empty the trash/recycling bins under sink
4. Leave cash to cover long distance phone calls/PPV TV shows etc. (if used)
5. Please leave a note explaining any breakages (should any occur)
6. Leave door key in lock box
