A tour through the home reveals its massive layout – a sprawling 7-bedroom, 4-bathroom expanse that makes it an ideal refuge for large groups. The pièce de résistance is undoubtedly the upstairs master bedroom, featuring a private balcony that offers tantalizing peek-a-boo views of the Gulf. Outdoor living ascends to new heights on the second floor. Comfortable, private patio furniture invites you to relax and imbibe the coastal atmosphere. In addition to the beach's allure, the property boasts two game rooms - one on the second and bottom floor. The second floor offers a maritime-inspired gaming haven, replete with rich, nautical hues, wood accents, built-in bookshelves holding a DVD collection, a pool table, and a high-end poker table. Downstairs, enjoy a light-hearted competition at the ping-pong table, air hockey, or foosball.

**AGE POLICY:
All adults must be at least 21 years old. Primary guest must upload ID, selfie and cc to guest portal after booking. This is the same practice that hotels operate under, ensuring the safe keeping of the homes contents. If remaining guests are 21, host requires all guests send ID’s through reservation after booking. After guest portal is completed, door code and check in instructions are issued. **Families exempt** Guest agrees to no outside guests on property at any time & absolutely no parties.

**PET POLICY:
We are dog/pet friendly with a $100 pet fee. No breed/size restrictions.

Check-in & check-out are contactless. Check-in instructions will be sent 7 days before arrival with your door code.

There are 3 owners closets in the home that are off limits. We have signs on these doors and they are locked. The rest of the house is yours to enjoy!

We are available for guest needs and just live down the road. For urgent maintenance, we will come and take care of right away. For minor items, please notify us, but we will wait until your check out so we don’t interrupt your stay.

When booking, it is assumed you have read and agree to this agreement. You and your guests are bound to all terms and conditions listed in this rental agreement, as well as the property specific rules and regulations.

**POOL:
Guests may NOT, at any time, tamper with the pool equipment including adjusting temperature / spa settings. This is considered breaking house rules and can and will damage equipment. If a guest is found doing so at any time during their stay, this is grounds for immediate termination of the stay with no refund.

Cost to heat is $50/day, 2 night minimum, with 2 day notice to heat.

Pool heater is electric and only capable of heating 20F above ambient temperature. Therefore, if forecasted average temperature during your stay is under 64F, pool heater may not function. Pool heat fee will be refunded if this is the case.

Please note: while it is highly unlikely that there are issues with the pool heater, it is a possibility and there is no guarantee. Additionally, excessive rain causes pool chemicals to be knocked off balance. Pool & hot tubs MUST be serviced 2x per week. Please do not be alarmed if pool & hot tub maintenance come by during your stay. By booking this home, you are acknowledging these statements.**

Rental Agreement Terms & Conditions

Introduction:
This document outlines the terms and conditions applicable when booking and staying at our rental property. By proceeding with the booking, you acknowledge and agree to abide by these conditions, including all property-specific rules.

Renter Requirements:
- The primary renter must adhere to the age requirements as advertised on the booking platform at the time of booking.
- The primary renter (named Guest) is responsible for all communications regarding the reservation, cancellation, and damage policies, and must by law be present the entirety of the stay. Other guests (invitees) are not party to these discussions.

Property Damage Protection Policy:
- Damages must be reported to the property owner within 12 hours of occurrence to be covered by the Property Damage Waiver. All reservations are covered up to $1,500 in damage (read the Waivo disclaimer at the end of this document for more information). Please note: this is NOT trip insurance. All guests and travelers are advised to purchase a trip insurance policy.

- Check-in: 4:00 PM local time on arrival date.
- Check-out: 10:00 AM local time on departure date.
