Pristine two-bedroom cottage with everything you need for a fantastic Cape Cod vacation. This adorable home has a comfortable living room with pullout sofa, large flat screen TV, decorative fireplace (not for tenant use) and nice furniture.

The well-equipped kitchen with stainless appliances opens to a lovely dining area with skylight, vaulted ceiling and cozy reading nook.

The two bedrooms are on the other side of the house--one with a queen bed and the other with two full (double) beds. Bathroom with tub/shower.

Three window air conditioning units--one in the living room and one in each of the bedrooms.

Just outside of the back door of the cottage there is a utility room with conveniently located washer/dryer.

The newly redesigned backyard has a lawn and deck and patio with dining table and chairs, plenty of comfortable outdoor seating and a gas grill. Gather around the firepit in the evening for s'mores!

There is an enclosed outdoor shower on the deck and storage shed for your bikes.

Two public beach, Bristol Beach and Falmouth Heights Beach are less than a mile away

In the other direction, just about a mile away, is Falmouth Harbor with ferries to Martha's Vineyard, deep sea fishing excursions and restaurants. Short drive to downtown Falmouth with amazing shops and more restaurants, the town's public library, a playground and a carousel.

The Shining Sea Bikeway, close to town, is great for walking or bike riding to Woods Hole (home of the Woods Hole Oceanographic Institute) and a great aquarium and wonderful views of the ocean.

**** CANCELLATION/REFUND POLICY ****
Upon cancellation for ANY reason, money will be refunded less a 20% service fee of the total rental amount due, ONLY if the property is re-rented for the same terms and conditions of the original Agreement. Tenant further acknowledges and agrees that where Kinlin Grover Compass undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of Kinlin Grover Compass and Owner. Tenant agrees that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to Kinlin Grover Compass.
