We manage our properties to a professional industry standard, due to our background in property law/legislation. So naturally, we only communicate on the booking platform and our rules are strict to maintain peaceful enjoyment and a positive experience for all our guests.


BREATHE EASY POLICY
We are a strictly non-smoking property; so not inside your accommodation, nor anywhere outside due to smoke drift. As a host with asthma, the use of any product to mask pet or smoke odour is strictly prohibited. This includes sprays, powders, diffusers, and smoke sticks. Further measures to maintain this rule are outlined in the rental agreement.

QUIET ENJOYMENT
We love hearing our guests laughing and enjoying themselves! All we ask is for respectful noise levels so everyone can enjoy the coastal calm. Please note that shouting, yelling, or high volumes on TVs and music are not permitted. On the flip side, don't forget that it's beach house living! That means you'll hear other guests in the building, like footsteps on the floorboards above you or someone singing in the shower!

REGISTERED GUESTS ONLY
To comply with insurance and safety standards, property access is strictly limited to the specific number of people on the booking. No visitors are permitted on-site at any time, day or night.

OCCUPANCY LIMIT
Please note we are bound by local government occupancy limits, so increasing guest numbers depends on our existing bookings. If you need to bring extra guests last minute, please send an Amendment Request first so we can check our limits. It also impacts our gas supply.

MAINTENANCE AND HOST PRESENCE
Please note that you might see your host around the property! We take great pride in our home and are often on-site performing garden maintenance or coordinating with tradespeople to ensure safety/security and just keep our guest house in top shape for our guests. For non-emergencies, we maintain our "quiet-time" rule of 11pm to 8am.

PROPERTY PRESENTATION
Furniture and layout may vary depending on the guest count. For example, some items shown in photos may be replaced or removed depending on the booking. Please ask us what furniture will be included for your stay.

CHECKING IN
We’re all about that personal touch and value knowing exactly who is staying in our place. Because of this, we aim to meet all guests in person to sign out keys and provide a property orientation. This personal approach allows us to maintain a high standard of security and ensures everyone's peaceful enjoyment.

Given the size of the home, our housekeeping team requires the full turnaround time to prepare for each new arrival, so early check in is not available.
