The studio is a beautiful brand new modern space with wooden floorboards, big kitchen, bathroom, a well maintained and landscaped front garden, massive back-yard and pool area, plenty of outdoor space for sun and relaxing.
Set on a generous 821 sqm block, this stylish studio offers the perfect blend of relaxation and convenience for an unforgettable getaway. Located at the rear of a beautiful property with its own private entrance, the studio is connected to the main house but is entirely independent from it, and ensures privacy for all guests.
Your Outdoor Retreat - the studio has its own gated courtyard with garden and plants to enjoy a coffee and a good book in the morning sun. Guests also have access to a larger shared outdoor space, with manicured gardens, a luxurious large pool area and multiple shaded spaces for outdoor entertaining. Whether you're soaking up the sun, taking a refreshing dip, or unwinding with a good book, this tranquil oasis offers the ideal setting for both relaxation and fun.
Prime Location Conveniently - Situated close to vibrant cafes, restaurants, and shopping precincts, everything you need is just moments away. Sorrento Beach is a short drive from the property, offering endless opportunities to enjoy sun, sand, and surf.
Modern, Comfortable Studio - This fully equipped studio is thoughtfully designed and comes with all the amenities you need for a seamless stay, including:
A comfortable queen bed
A cozy lounge area
A fully equipped kitchen, ideal for preparing meals at your convenience

Guests enjoy exclusive access to the studio (with its own laundry, kitchen, bathroom) via a private entrance. Additionally, they have the privilege of utilizing the backyard, pool, and garden areas, which are shared with the hosts.
We always spend the time with our guests to give them an introduction to our place and all the hot spots in Perth. In addition, the guest will recieve a welcome pack upon their arrival which will outline everything they need to know about the house and attractions near by.
We are located in a North-Western suburb called Duncraig. We are 15 mins walk from a few of the nicest beaches in Perth. The area is surrounded by parks, a shopping centre, coastal bike path and cafes/restaurants.
We are located between two main train stations which are 5 mins drive from us. To travel to the city by train and back use the Joondulap line, which will take 15-20 mins. We also lend our bikes out for guest to enjoy the beautiful nature around us (conditions apply)
Check out: 10 am (unless pre-arranged)
We always like to help wherever we can, to make sure our guests have a great experience. Sometimes we can give lifts to and from the train station, which is a short distance away from the house. Please ask us if you need a lift.

Guests
- Only guests included in the booking are allowed on the property. If you’d like to invite visitors, please seek prior approval. This ensures the safety, privacy, and comfort of all guests.
- Please adhere to the maximum number of guests stated in your booking.
Respect & Cleanliness
- Shoes Off Indoors: To maintain cleanliness and comfort, please remove your shoes before entering the house.
- Kindly clean up after yourself, especially in shared areas, to maintain a welcoming environment for all guests.
- Feel free to use the BBQ, but please clean it thoroughly afterward. A cleaning fee may be charged if left uncleaned.
- Please treat the house and furnishings with care. Any damage or excessive mess may result in additional charges.

Safety & Security
- Lock Up When You Leave: For everyone's safety, always lock all doors and windows when leaving the property.
- No Unauthorized Access: Do not share entry codes or keys with non-registered guests.
Smoking & Substances
- Smoking is strictly prohibited inside the house. If you smoke outside, please dispose of cigarette butts responsibly.
- The use of illegal drugs or excessive alcohol consumption that leads to disruptive behavior is not permitted.
Noise & Consideration
- Please be mindful of noise levels when using the pool. Drink responsibly, and always respect other guests.
- To respect neighbors and fellow guests, keep noise to a minimum between 10:00 PM – 7:00 AM.
- Any form of aggressive, disruptive, or disrespectful behavior will result in immediate removal from the property.
Additional Notes
- Please report any accidental damage or maintenance issues promptly so we can address them as soon as possible.
- Laundry to be done during day time only between 9 am - 5 pm
No Pets
- Pets are not allowed in the house

- When you leave the property, kindly turn off the air-conditioning to conserve energy.

Beach House - maximum 2 cars on the premise (main driveway)
Beach House Studio - maximum 1 car on the premise (bottom of the road driveway)
