Perched in an elevated, sheltered location with stunning vistas across Lake Wakatipu, this four-bedroom character home has an eclectic ski chalet vibe. Light-filled and spacious with stunning local artwork, there are two outdoor areas, a spa pool, outdoor sauna room and a separate downstairs bonus room, with free off-street parking close to town. Anna’s Haus is perfect for your Queenstown escape!
VIEWS:
From its fantastic position set back from the road on Queenstown Hill, this property boasts extraordinary 180-degree lake and mountain views, capturing the iconic Remarkables, the Frankton Arm of Lake Wakatipu, and Bayonet, Cecil and Walter Peaks.
LOCATION:
Located on a quiet street at the downtown end of Frankton Road and unassumingly set back into the hillside, this home is a private yet convenient choice. From Anna’s Haus Central Queenstown is a 22-minute walk away or a 4-minute drive. Queenstown Airport is 6 km away, and winter guests can drive to Coronet Peak in just 24-minutes for first tracks.
STYLE:
Anna’s Haus has a homely and euro-ski chalet ambiance complemented by stunning artwork from renowned local artists Graham Brinsley and Peter Beadle, alongside pieces celebrating Queenstown’s iconic landmarks, landscapes and the rich history of the area.
BEDROOMS & BATHROOMS:
There are four bedrooms plus a bonus downstairs entertainment room (with external access), which includes a fold out sofa bed and an additional bathroom. The Master Bedroom and Bedroom 2 both feature sliding doors that open to a sunny outdoor deck with a spa pool, sauna and serene mountain views. Bedroom 3 has partial mountain views, and Bedroom 4 features a TV with Freeview. All bedrooms have built in wardrobes, ceiling fans, and luxurious linens are included in your stay.
On the main level there are two shared bathrooms. The first, at the end of the hallway has been recently renovated, with tiled shower, rain head walk-in shower, twin sinks, and skylights. The second bathroom includes a traditional enclosed shower and twin sinks. There is also an additional separate toilet on this level. The downstairs bathroom in the bonus room (with external access) has a shower, sink and toilet.

LIVING AREAS:
Be welcomed with a gorgeous sunroom connecting both the main living room and balcony, along with your first glimpse of the views to come. Next, the spacious main living room is the heart of the home and you’ll be wowed straight away by the extraordinary views Queenstown is famous for.
Designed with a thoughtful open plan layout, a gas fireplace serves as a cosy centrepiece, with comfortable sofas, a Smart TV, heat pump/aircon and stunning artwork. There is another seating area, desk, and loads of books and board games for your entertainment.
Floor-to-ceiling windows span the front of the room, opening to a lake-facing balcony where you can enjoy your morning coffee and the fresh mountain air while soaking in the alpine panorama.
Downstairs, a separate converted bonus room offers versatility and space for groups to spread out with a sofa bed, bathroom, exercise bike, heat pump, TV, second fridge and ski storage. It is important to note that this room has external access from the main house (no internal access).
KITCHEN & DINING:
The skylights in the kitchen fill the space with natural light. Well-equipped with an electric hob, the all-important coffee machine and a benchtop with breakfast bar seating. Swap holiday stories around the large dining table for eight. This home has truly been created with love, attention, detail and thought. And, if alfresco is more your style, there is a BBQ and outdoor dining on the balcony with lake views.
THE GREAT OUTDOORS:
The winning feature of Anna’s Haus is of course the lake facing balcony, which captures the essence of a Queenstown holiday, but there is a second hidden gem. Another outdoor space accessible via two of the bedrooms or a gate opposite the entrance, features a spa pool and timber sauna room amongst mature gardens with mountain views; this space is an ideal setting to turn holiday-mode on!
OTHER PRACTICALITIES:
There is off-street parking on the driveway, a full laundry for guest convenience, electric wall heater in the main hallway, and a heat pump / air-conditioning unit in the living room and downstairs bonus room for year-round comfort.
RATE, INCLUSIONS & MINIMUM STAYS:
Rates are inclusive of 15% GST, premium linen and for a maximum of 8 guests. Two additional guests can be accommodated on the sofa bed with prior arrangement and are charged at NZ$50 per person / per night (Maximum 10 guests). A departure clean fee of NZ$450 applies. Bookings of 8 nights or more receive a complimentary mid-stay service with fresh towels. (Bed linen change not included; upgrade to a full linen change is available for $200 - $250 including GST, TBC based on rooms). Minimum 3-night stay year-round, and 4-7 nights during peak periods.
PLEASE NOTE:
Credit card fees are non-refundable. This is important to be aware of if you choose to pay your balance ahead of the due date.
BOOKING TERMS & CONDITIONS:
- Guest(s) making a booking must be over 25 years of age. Any guests under 25 years old must be accompanied by a parent or guardian for the duration of their stay.
- Anna`s Haus is a residential dwelling and no parties or events are to be held.
- Please be mindful that the property is located in a residential area and be courteous to your neighbours. As per Resource Consent with council, quiet hours are to be observed between 10pm and 7am.
- We are required to take a security bond pre-authorisation hold in addition to the total booking price. (n/a to Airbnb bookings).
- A standard exit clean is included with your booking; however, you are expected to leave the property in a satisfactory state (clear and tidy). Charges may apply for loss of keys, excessive rubbish, sorting contaminated rubbish/recycling, excessive cleaning or damage to the property for example.
- Charges may also apply for travel costs and management/staff time if for example, having to make a dump run, coordination of tradesman/repairs, additional property visits, shop for replacements, and so forth.
