Parking - 1 car behind the gates, 3 spaces in driveway. There is sufficient room for a boat/jetski down the side of the house behind the gates depending on size.



*A note on Pets: This property accepts fury legged friends as sometimes we know it's just a bit hard to say 'no' to leaving them at home or in a kennel..

We ask they stay off all furniture, carpets and couches. Any pet mess, including number 2's and pet hair must be cleaned up by the guest or extra cleaning fees will be charged. No Cats. Extra Cleaning Fees can apply.

You will have access to the whole house. There is a linen cupboard locked for our convenience to ensure supplies for each guest are provided. Please do not access this. The under house storage is also not accessible to guests.

If you prefer to take a leisurely walk, Rosebud Beach is just a 10-minute stroll away—perfect for morning jogs or evening sunset walks. Plus, you're only 12 minutes from the rejuvenating Peninsula Hot Springs, making this property an unbeatable base for both relaxation and adventure.



Getting Around:

Getting around the Mornington Peninsula is best done by car, as it allows you the freedom to explore the region's stunning beaches, vineyards, and picturesque towns at your own pace. Public transportation options are limited, making a car essential for accessing popular attractions like the breathtaking coastline, local wineries, and scenic drives.



Other Things to Note:

Guest Limit Policy: The maximum number of guests allowed on the property at any time—day or night—must not exceed the number stated on the listing. Due to strict insurance requirements, additional visitors beyond the booked guests are not permitted. Therefore, any breach of this rule may result in immediate eviction and enforcement of penalties.



House Rules (Important, please read)



To ensure a pleasant stay and maintain good relations with our neighbours and the local council, please adhere to the following:



1. Every group must sign a booking agreement provided by Peachy Properties.

2. A security deposit via credit card pre-authorisation is required for non-Airbnb bookings, released 3 days post-checkout.

3. Outdoor areas are off-limits after 10:30 PM, including decks, balconies..

4. No parties or unapproved gatherings allowed at any time.

5. Loud music or activities that disturb neighbours are prohibited at all times; the property has Noise Alarms.

6. No "schoolies, bucks or hens' bookings. Please adhere to this policy.

7. No bookings from groups under the age of 28.

8. Smoking is prohibited both inside and outside the property.

9. Only the number of guests specified in your booking can be on the property, with a strict maximum of 7 guests unless prior approval is obtained.

10. Parking is only permitted in designated areas on the property; no street or nature strip parking - There is space for 3-4 cars in the driveway.
