Come escape to the beautiful Hilton Head Island and enjoy a stay in this newly renovated an professionally decorated mid-century modern home. We are just a short 3 block walk from the Folly Field Beach entrance ..that's just a minute bike ride or 30 second car drive.

Beach Access: The property is located in the Folly Field area, 5th row from the beach. 1 min bike ride

Golf Cart Offer: Beach House Boutique offers 6-passenger electric golf carts that can be transformed into 4-passenger + cargo.
Golf carts can be parked at the public beach parking. You can also drive golf carts to nearby restaurants, bars, and grocery stores.
Availability is limited in the summer. Please request at the time of booking for best availability.

Top Level: The living room and dining room are an open floor plan with plenty of seating and a 65" flat screen TV. The kitchen features an eat in table for 4 and is fully equipped with all the cooking utensils and appliances you need for the week. We provide a starter set of trash bags, dish detergent and paper towels. Just off the kitchen is large deck with outdoor sofas and a large table to dine alfresco.
Connected to the other side of the kitchen is a cozy fireplace room with beverage fridge and a game table filled with games, seating and a flat screen TV.
Down the hallway from the main living areas is the 1st of two king masters. This room features a large flat screen TV and en-suite bathroom. Across the hall is two more bedrooms, each with a queen bed and flat screen tv. These bedrooms share a large bathroom with tub/shower combo.

Bottom Floor: A huge master bedroom with a luxurious king bed and spacious seating area. The newly remodeled master bath has a large shower and double vanity. The master bedroom features a sliding glass door that leads to the pool deck. Just outside the master is small nook with a daybed and twin trundle and flat screen tv (you do have to cross through the bunk nook to enter the master and vice versa) And finally, a place the kids will never forget. A large surfing themed playroom featuring 2 sets of full over full bunk beds....each with twin size pull out trundle This room can sleep up to 12 kids. There is also a foosball table, large flat screen tv, games and toys!
This floor also has a full size laundry room with washer and dryer and a storage area filled with beach and pool gear!

Pool: The home has a large free form pool with waterfall. The lush, tropical, private courtyard pool area has a wood burning fireplace, a grill, loungers, dining table and outdoor shower. ** Pool heat is available for an additional fee. Pool can be heated to 88 degrees from October to April. The cost is $100/day**

The Folly Field Beach access just down the street has parking, bathrooms, outdoor showers, a vending machine and a rubberized pathway to the beach making access easy for kids, elderly and those pulling beach carts or strollers ( see picture in listing). There is also a private beach entrance slightly closer but without the amenities of the public access.

Included supplies:
Your property will come stocked with a STARTER set (you will need to buy more) of paper towels, toilet paper, dish detergent, laundry detergent, and garbage bags.

CANCELLATION POLICY
To be eligible for a refund, you must cancel at minimum 60 days prior to check in.
In the event you, the Guest, needs to cancel your reservation and the reservation is applicable to a refund, the funds will be sent back to the you in the same manner they were received. All cancellations are subject to a $350 administrative fee. There are no exceptions.
Guests are encouraged to purchase Trip/Travel Insurance at the time of booking. This is offered through a 3rd party vendor. Beach House Boutique does not issue refunds due to acts of nature such as weather, road conditions, power outages, security, travel warnings or political unrest. *

This house was everything we needed and more! The backyard/pool was worth it! The house was large enough, with enough beds and bathrooms for our party of 15! The kids had plenty of space to play inside and out! It was perfect walking distance to the beach. We had great and quick communication with the host. It was spotless clean! We will definitely book again and recommend to others!

My family and 3 other families stayed here for spring break and it was amazing! The house was plenty big enough for 15 people, short walk to the beach and so private. The property was well maintained and had everything we needed! Thank you for letting us enjoy this space. We had a wonderful time on HHI and we will be back again!

Family trip

My family and I enjoyed our stay in this house. The bedrooms and bathrooms are large, clean and comfortable. The kitchen had plenty of dishes, glasses, utensils, etc. We enjoyed pool, deck and patio areas. The beach access was a nice surprise since it allowed us to use a private area that was much less crowded than the public beach.

Fantastic large family beach getaway

My family and I were delighted with your experience at 70 Folly Field. The management company was very communicative, responsive, and helpful. And the property itself was everything we hoped for. The kitchen was so well-stocked and a joy to cook in, which is really saying something in my experience for a short-term rental!! We had a large crowd and everyone had plenty of space, great social space, and the pool was a delight. Can't say enough good things!

4 friends who needed a getaway found folly field to be just what we needed! The house had everything we needed, was beautifully decorated and was a short walk from the beach. We loved the different eating location options, relaxing in the pool and really not worrying about anything.

Went to Hilton Head with a group of friends The house was beautiful , clean and had a lot of comfortable beds We enjoyed the welcome basket too ! We loved the pool. The beach was just a short walk and the house has a wagon to fill with chairs , toys, etc which made it so much easier Thanks for a great few days - We would definitely stay here again !

Great Experience

Looking for a place to accommodate 20 people & our needs was difficult, until I came across this place. The place was very clean & had everything we needed for our long weekend stay. We had an issue with one of the toilets, and the property manager was quick to respond & get it resolved. No complaints! We loved our time spent there.

Perfect Paradise Oasis

The pictures online do not do this place justice. While the pictures are great, in person is better. The house is the most well stocked property I’ve ever rented. They missed nothing. Plenty of towels. The kitchen starter pack could last you most of the week. The pool area is heaven on earth! Great for adults and kids! 5 min walk to beach with kids. You can drive if necessary. Not a lot of parking but there was always at least 2-3 available. Plenty of pool and beach toys. The house was clean and the staff was attentive. We had some minor issues (tv and ceiling fan) upon arrival and we used the electronic board in the home to request a maintenance visit and they came within the hour and fixed the issues. We had ZERO additional problems the rest of our stay. Again, this was a very minor issue. I highly recommend this vacation rental.

Family Reunion at HH

First the good, we enjoyed our stay, the kids loved the kids room, The kitchen had most all equipment needed for a serious cook, the beds were comfortable and the place was clean. The pool area is lovely, spacious and the pool a good size for kids and adults who want to cool down and was well used. The garage area where the sand toys were was not tidy and a hose strewn on the ground, this could have been improved, and some of the equipment was broken and left wadded up. However, this is a beautiful place, clean and well laid out. It comfortably accomodated our group of 2 single adults, 2 married couples and 6 kids. Another plus for us is it is away from the business of Coligny Beach, a quiet, less touristy area, and a 5 min walk to the beach. We woud come back again if we were coming to the island.

Family vacation

The property was laid out well for vacationing. We Had everything we needed for a comfortable stay. Once we arrived and read all the details for staying here such as you can only put up to 150lbs in the full sized bunk beds which could have been a problem if we planned on putting two kids in each of those beds. They count the beds as allowing for two people but it’s not found in the details before renting the unit about the 150 lbs per bed. The upstairs master could use a more comfortable mattress. The management failed to tell us the ice maker did not work before we arrived and did not get fixed before we left. We had to buy ice the entire week. We reported the pool for not having clear water. They sent someone right away but there was no followup and I had to call again and so most of the week we had a un treated pool water. Management did admit the pool company dropped the ball. But I felt like they didn’t believe me when I called they only believed the pool company when they confirmed there was a problem. Overall The management company did try to make things right.

Vacation on Hilton Head Island

My family of 17 just returned from a wonderful week on Hilton Head Island. The house we rented was absolutely perfect. It held all of us comfortably for sleeping, spending together time and space for us all to spread out! From the youngest grandchild at age 7 to the oldest, at age 17, to the adults, we had a fantastic week. The backyard pool was gorgeous and enjoyed so much! Thank you for the use of your floats, etc! Great house and pool

We loved staying at this property. The house was cute and fun. Lots of Beach and pool toys to use. We loved sitting out by the fire and watching the kids play in the pool in the evening. The kids loved the bunk bed room. Only, very minor, negative for us was that it was on a surprisingly busy road and cars drove very fast down it. That made us nervous with a bunch of little kids. This would not be an issue with slightly older kids. We just kept a careful eye on them and we were able to easily cross the road on our short walk to the beach. We really loved the private beach access. Plenty of space for us to put up our chairs. Recommend for a large family vacation. There was 19 of us, 8 adults and 11 kids, and there was plenty of room for our group.

Fall break

We had two families traveling over fall break. The house was perfect. There are 3 bedrooms on each floor, so each family has a dedicated space. There are masters on both floors as well. They had all sorts of pool and beach toys, beach carts and chairs. In regards to children, it was stocked w a pack and play, high chair and several sets of bed rails. Made traveling a breeze.

We stayed at this property for a girls trip! There were 14 of us. We all fit comfortably with space to spare! There were plenty of bathrooms. The recent upgrades really made this a modern, clean looking property. Would definitely stay here again.

Everything included for the entire family!

What a gem! 70 Folly Field literally has everything you could possibly need! Just pack your clothes and favorite drinks and show up ☺️ (There is an option for a shopping service, so your home could be completely stocked and ready upon arrival!) A beautiful welcome basket and gifts from local shops, at arrival. Clear communication with property manager! We had a small issue with disposal, and I was able to text Candice from the tablet in the kitchen and staff was sent right over! So easy! We stayed in the home with family members ages 18 months. teens to young adults and fifties. The home was well equipped for a baby! No lugging high chairs or bedding or gates or toys or water safety. It was all there! The home is 51 years old and is beautifully remodeled! Kudos to the designer and team! It’s modern, clean, beach vibes, and well thought out! The kitchen was fully stocked with everything we needed to cook and entertain 14 people! There are two fridges (one down in laundry room) which was perfect for storing all our foods and drinks and extra ice for coolers! The beds and linens were clean and so comfortable! Fresh towels for bathroom AND pool! Each main room is equipped with remote lighting and fans, and each room has a smart flat screen tv, logged into all your favorite apps! Three full large bathrooms and a half bath, each one with a little welcome basket with travel toiletries, and face towels. Love the sweet details! The pool is beautiful and well kept. Tons of pool toys/floats and beach toys/boogie boards and surf board! A beach cart and wagon, 6 adult beach chairs, and two pediatric chairs. Plenty of umbrellas for adults and kids. Private access to beach. Wonderful large fire pit and grilling station (with plenty of fuel). Tip: we only found fire wood at the Home Depot (maybe because we went during peak week?) You might want to bring a bundle with you! Ample parking for our five large vehicles, included a covered area (which is where all the beach items are stored), which came in handy as it was rainy when we packed to leave. Tons of games for family to play, in case the days become rainy, including a football table. Kids loved that! As a bonus, our (now) son in law to be, asked our daughter to marry him, on this trip. So this home will always have a special place in our hearts ❤️ We can’t recommend this home enough! We hope everyone that rents it has as magical a stay as we did!

Paradise during the Pandemic

Our much needed family getaway during the pandemic was wonderful! The check in was easy, house was just like the pictures, clean and well equipped with more than we needed for a week. This is COVID so of course we brought our cleaning supplies and sanitizers but found the house had been well prepared for us. Property was well maintained and property management was very responsive when we had questions. The house was nicely decorated and colorful with modern beach themed decor, bedrooms were comfortable, and the kitchen was well stocked. Our family of 6 enjoyed all the nooks and had space to gather and spread out. The outside oasis was the best part!! The pool was clean and sparkling and the water was warm. We used the upper deck for brunch and lower level for relaxing around the pool, grilling and chilling. We rented bikes, short walks to the beach and fellas enjoyed golf freebies. Beach chairs, cart and towels, pool toys, and lots of games were provided. We also enjoyed all the special touches from Beach House Boutique!! Awesome week!!

This property was recently renovated and decorated very well! The pictures give an accurate view of the space. It was a spacious house with a dining table that allowed our whole group to eat together. The kitchen was very well equipped with pots/pans/crockpot, spice rack and plenty of dishes/glasses, etc.. The house was very clean upon arrival! The bathroom towels and bedroom linens were nice quality. The outdoor living space was excellent! It was very helpful to have a basket of towels provided as well as a cart and chairs for the beach. We thoroughly enjoyed our stay and would recommend this house!

Jennifer Beale Miotto is the owner of Beach House Boutique-Vacation Rentals. She is a former television news anchor, weather anchor and entertainment reporter who worked for 10 years at NBC, FOX and ABC affiliates in both Charlotte, North Carolina and Savannah, Georgia. Jennifer retired from the TV News Business in 2011 to help her husband, Fabio Miotto, operate their rapidly growing Hardscapes, Screen Porch and eventually Pool business.

Jennifer is a fully licensed and bonded residential contractor and a licensed Real Estate agent in the state of South Carolina. Her knowledge and experience in both of these realms made the move to vacation property management a natural transition, as it combines two of the passions she is licensed and experienced in. In addition to this, Jennifer has carved a niche in the Hilton Head Vacation Property world by decorating and furnishing her homes with simple but modern and upscale design. Her properties have an endless amount of unique features like Lowcountry swing beds on the porch, over the top themed kids rooms (this feature is extremely rare on Hilton Head Island), Keurig Coffee Makers in the master bath and kitchen, beautiful duvets from shops like Pottery Barn and West Elm, chic and modern pool and deck spaces that extend the homes interior into a luxurious outdoor retreat.
