House was nice, Rules were bananas

House was fine but the rules were insane and the threats of fines were the craziest I’ve ever experienced with a house rental. I get it’s Vegas and people come party, but we were told we’d be charged if tiny landscape rocks were out of place among many other things. Misleading listing. Hot tub is included in listing only to find out it’s an extra charge if you actually want to use it. Cherry on top was having owner accuse us of taking a statue that he found twenty minutes later. The owner wasn’t rude to work with but there were so many rules it honestly felt like the owner wasn’t actually comfortable letting anyone actually stay in the house… which is weird because that’s what you’re giving him your money to do.

I really wanted to love it! 💔

The process started with Alex being super accommodating, even allowing an extra day for receiving the complete deposit! He communicated the whole time, but as time got closer the rules got longer. I understand wanting to protect your investment and having set rules, and it’s really not all the rules mainly the rule about the noise. The noise is a problem regardless of time of day when it’s portrayed as being an issue at night. First day we arrived it was hot so we decided to go out to the pool and it was barely noon and we had music playing on someone’s cell phone, mind you not a giant loud speaker, a cell phone at noon, in Vegas. We were told we had to turn it off and there was no music in the backyard, period! If it had been late at night or in a quite neighborhood we would have completely understood, but all of the neighbors were listening to music in their backyards so it didn’t seem to be a HOA rule or anything to that nature. As you can imagine this really killed the time everyone was having. That coupled with the noise monitors and cameras everywhere made it feel more like a prison than a vacation. To the point we really didn’t care to stay in the home and wouldn’t recommend to anyone else that’s looking for that “home away from home” feel. The house was clean and really cute, but it looks WAY bigger in pictures! Three of the rooms are also right together, like only a door separating them, not much room for “couple privacy”. Also, only two of the rooms have TVs and one of those two is without a door. The Master is hands down the best room in the house, so if it’s an equal split among friends expect conflict over that room. House had nice amenities such as washer and dryer, dish washer ect., but was very minimally stocked. Expected a little more for the price. We will definitely be looking elsewhere for our next trip.

Honestly I don't have time to babysit guests. We spoke over the phone regarding the rules and the first day you bring a compressor to the pool. When I asked your husband about the noise, he told me that was coming from a construction site next door. I had a bad feeling from the getgo, I wish to have cancelled this reservation.

Decent amenities, lengthy rules

My family and I stayed at this VRBO for a 20-year friends reunion with my girlfriends from college. The check-in process was easy as Alex sent very detailed check in instructions via email and text. Upon arrival to the home, the house was presented clean. In my experience, one of the downfalls was the spacing and the layout of the beds. My family and I were there with three other families. There was plenty of space and one master bedroom. If you’re there with other families who split the cost evenly it’s kind of unfair to have that unit by yourself, so be prepared to split the cost unevenly. There are two other rooms upstairs with two twin beds in each room and then a nice size loft with two full beds and a twin bed off to the side. If you’re there with other couples it might make for an awkward sleeping arrangement if you want to sleep with your spouse/significant other in the loft area. Otherwise, you can use one of the other bedrooms that has separate twin beds. The pool in the backyard area was nice however, it was a lot smaller than photo made it seem. One big downfall about this property is a lengthy set of rules that came attached with the rental. Initially, there were lots of rules attached, but as the date approached, Alex sent more rules pertaining to other areas of the house: entertainment, outside, maintenance, etc. My party and I strictly adhered to all of the rules and we also respected the very strict noise restriction as well. What I didn’t particularly appreciate was that I felt threatened to have my rsvp canceled immediately if I violated any part of his minuscule rules. It felt like no mercy, no reasoning, no exceptions! The use of the outside pool area wasn’t available until 10am on the weekends (per rules posted inside). So at 930am on Saturday when our kids were excited to swim and bouncing off the wall, they had to wait inside until they were able to swim. There are sound monitors inside and outside and cameras posted in the backyard as well. Washer and dryer are available but overuse may result in a $150 fee. “Avoid instant cancelations, no music inside the house after 9 PM.” “Disconnecting a device will cancel your stay.” All in all, it was just an ok experience. We aren’t big party-goers and just wanted to laugh out loud, listen to music, reminisce and allow our kids to play like kids do - and we did so, timidly. I guess the owner has to be pretty tight in order to maintain a rental in sin city.

Everything we expected

We got this house for a CrossFit competition that we were competing in northern Las Vegas. Our first house fell through and luckily this house was available last minute to stay out. From the beginning Alex, the host, was very very accommodating. Upon arrival the neighborhood was very nice. Quiet, clean. The rules seemed to be very intimidating but we had zero problems the whole stay. Alex was very responsive; there were a few little problems on arrive and they were fixed within the hour. Thank you for being a great host.

Nice But Lots of Rules

Our team of 5 Executives were attending an annual security show in Vegas and chose to stay off site. This is the 1st year at this location because of the need for a 5BR house. When selecting, this house checked all the markers. The house is great and looks exactly like the picture but there are LOTS of rules that must be followed, so be aware. Check-in was a challenge as there is a security issue with location. Although the owner tried to text before we arrived, the text was vague and consequently ignored. Once we reached the owner, all information was sent to us and instead of taking a 1 Lyft trip, it ended up being 2. Alex was a good host. There was an issue with the garage door, and instead of just sending a repairman, he reached out to ask if he could send someone. That was very considerate.

Like being at home

This house certainly met our expectations in full. We were a large size family and was initially worried about the noise restrictions but there were no issues. The restrictions definitely sounded worse then what they were. It would have been nice to have access to the pool after 9pm. But since we went to Vegas most evenings, it worked out fine. Thank you Alex!!

A great house for a family get together!

We were a group of 6 adults and 5 kids ages 8 years to 9 months. We chose this home to rent due to the pool and play area shown in the photos. The photoed roominess was also a factor. The pool was much smaller than photoed and we paid $99/day for the pool to be heated. The play area was as photoed but the playhouse was broken when we arrived and not fixed while we were there--4 days. The air hockey table and pool table were a big plus!! We got stormy weather and those were used by all the kids!! The rooms were not as anticipated, but we made it work. A large playroom had been converted to a mass sleeping area--only 1 king size bed in the house-3 queen sized beds throughout. The kitchen was as you would expect in a tract home--adequate, nice oven, extra refrigerators, great stove top. The dishwasher needs to be sturdier, it feels like it will come out of its place. Overall, this is a tract home, it wasn't terrible, we expected a luxury home, we feel we over paid.

Vegas Family Vacation

The house was clean and spacious. Plenty of room for our family of 12. The outdoor area (pool/swings/playhouse) were perfect for our little grandkids! The kitchen was not as stocked as the website suggested - just the very basic dishes and appliances. We had problems with electrical breakers tripping and shutting off the stove/microwave. They are very strict about noise and have noise monitors alerting them when noise levels get too high. I felt I had to constantly tell the kids to be quiet - which is hard to do when they are playing in a swimming pool! Overall the house was great for our family getaway. Alex was very nice and pleasant to work with.

Great house and pool in Henderson, Nevada

We had a great time in July 2020 at this beautiful home. Alex was very responsive and helpful. We loved the house inside and out. Especially the pool! The pool table and airhockey table were super fun as well. The house is in a quiet neighborhood with easy access to the interstate to go the the Lake Mead area. There is a neighborhood walmart that is nice and accessible. We had a few problems, but Alex was helpful in getting them addressed quickly: Microwave didn't work Water Heater stopped working The grill needs a new cover and no grill utensils were provided. We ended up buying a cheap burger flipper and left it for the next guest. Overall, I highly recommend this place for families and friends getting together for a great time!

Fun spot off the Strip

Family from all over US flying in for a wedding. The check in and access to the house couldn't be any easier. Keypad entry and garage door openers for come and go access for family doing different things. Very spacious and accommodating for families, super clean and relaxing. Off the strip and the hustle and bustle but close enough to enjoy the entire city. Plenty of things to do near by as well as dining. The only thing I can say slightly negative is with 12 people all on Wifi it sometimes makes the TV lag and have to load during watching.

Great open space for large family or friends to share

The listing includes pool and hot tub, but after we had booked, the owner shared that we would have to pay to heat the pool and jacuzzi. I expressed that this did not seem accurate nor fair and the owner changed this requirement so that the use of pool and spa were included in our rental. So be sure to double check before booking!
