We had a lovely weekend at Simoneâs placeWonderful hiking nearby and a peaceful escape from the city. We got to have our favorite Catskills pizza at Ollies in High Falls and see fireflies in the yard at night. Clean and well appointed and would certainly come back again.
This property is so amazing! Modern and up to date and so well kept! We loved the art, space and setting. A very comfortable and welcoming place/environment.
Great communication with owner - very helpful and quick to respond. Simone did anything she could to make our stay a success. Renovated old farmhouse on beautiful property. Well done renovated bathrooms. Plenty of pots and pans for cooking. We had two toddlers and there are several short steps inside that we needed to keep close watch on around the steps.
We had a perfect stay at the beautiful farmhouse with all of the modern amenities.Outdoor space is to die for fenced in for your pup walking trails nature trails water features running streams..Cherry on top is that the listing is very generous with check-in and checkout times you can check in at 3 and you check out at 12. This feature allows for true relaxation!Book it!!

Very cozy, warm, and welcoming farmhouse, updated with great amenities and tasteful modern addition, with a generous dining room and easy to use kitchen. All spaces, rooms, linens, kitchenware, etc. were clean and well-maintained. Beautiful wooded property with ponds, streams, and access up to Gertrude's Nose Trail directly behind the property via a vigorous hike on well-delineated hiking paths. We highly recommend the property, and the Property Manager (Simone) was great.
The property was absolutely perfect. The house is the epitome of North East cozy charm...with the beautiful grounds full of snow and the amazing hardwood floors and most cozy room with a fireplace and wood beamed ceilings!!!! I loved this property and the host was amazing. Very accessible!!
This is a great place to stay if you're going to Minnewaska State Park or the Mohonk Preserve, both of which are just a 15 minute drive away. The kitchen is well appointed and had everything we needed for a five night stay. I thought the beds would be uncomfortable when I first saw them because they are on platforms without box springs, but that wasn't the case and we both slept very well. And we were very pleased that the master bedroom had a king sized bed because so many of the other VRBO's didn't.
We were comfortable, we had everything we needed, and the place was beautiful. What more could you ask for in a VRBO?

Brookview Farm met the needs of our family for our recent trip to NY. We appreciated Simoneâs effort to offer an alternate location given the other location no longer being available only a week and a half from our trip date. Brookview offered ample space for our family to enjoy our time while at the house and a central location that allowed us to get together with family and friends in the area. The grounds were beautiful, spacious and fun to explore for our children. The solarium at the back of the house was a favorite spot while we visited!
I would note that it seemed as though the house may not have been stayed in recently. We spent the first couple days doing some cleaning around the house, mostly of extensive cobwebs under the cabinets and furniture, dirt and dust around the baseboards, rewashing dish and bath towels which were a bit damp smelling, and rewashing dishes that had residue. We didnât end up using the hot tub due to debris and sediment in the water as well as several wasps going in and out (guessing they had made a nest around the edge). We also had inconsistent connection to Wi-Fi.
All in all, the house offered a comfortable location for our trip and was very welcoming.
We were a party of 5, myself and my husband with our three 20 something kids. The house is modest from the exterior but the interior is very special. Old wide pine floors and wood beamed ceilings - very unexpected! Everything we needed was there, comfortable furnishings and a tv to watch the basketball games. The property itself is gorgeous, with a waterfall in the backyard and expansive lawn. It's a short walk or drive to a lake with other lakes and hikes nearby. Very private area. Three bathrooms is also very nice to have! Lots to do in the area and close by. We went to FDRs home and presidential library, Westwind Orchards for pizza, golfing and LegoLand. The drives are beautiful! Very relaxing way to spend a long weekend. Simone is a great host with lots of info about things to do and places to eat in the area.
This home has been updated nicely and is situated on a nice amount of land to take your pup for a nice walk during the mornings and whenever you are "at home." The kitchen has been well renovated and the beds are very comfy. Close to lots of good hiking and food in New Paltz and the surrounding area. Simone is a responsive host.
Really enjoyed our time. Great recommendations for dinners. Nice quiet location. Great place for our dog to play outside. Fireplace didnât seem to work was only glitch. Would recommend to others for sure

We rented this property for my motherâs 75th birthday surprise. We had a wonderful time celebrating and enjoying the Hudson Valley. The house is charming - and exactly as pictured. Rustic with high end upgrades (especially the kitchen and the three beautiful bathrooms). The property is large, scenic and private. Thanks for the wonderful weekend!
We had a pleasant stay at Simoneâs property in Walkill. The house is properly equipped with all necessary appliances, cooking implements, cleaning supplies, and toiletries. Simone is a good communicator, responds quickly to messages, and was flexible in allowing us to check out a bit later than the stated checkout time in order to accommodate our childâs naptime. Check-in was easy and seamless. The house has two living spaces, a lovely dining room, and Hulu/Netflix/Prime in one of the living rooms. Upstairs are two smaller bedrooms with double beds and one very large master bedroom with a huge bathroom (the house has three full baths in total with two bathtubs). The size would be perfect for a family or a group of 4-6 adults. The backyard is large, quiet, and has a deck that is great for dining alfresco or relaxing with a glass of wine and a book.
Some things I would note: there are a lot of stairs & some of them are steep (especially the deck stairs). This isnât a flaw of the property, but itâs something to be mindful of if you have a small child like we do, or someone in your group who has difficulty with stairs. The upstairs bedrooms can get warm, and there are bugs outside and a few inside (which tends to happen when you have a home in a wooded areaâwe brought a lot of bug spray & were careful to keep the doors closed). Donât rely on ordering in, although there are places within a 10-15 minute driving distance where you can pick up food and several restaurants in New Paltz, which is about 20 minutes away. These are not reasons I wouldnât stay again in the future, but just things to be aware of so you know what to expect and can come prepared.
Overall, we had a very nice long weekend here and would recommend Simoneâs house for a getaway in the area!
Out in the woods far from everything. Nice house. Additinal rental apartment could be a problem with privacy. Too many people in small space. Old fashioned but clean and a number of modern conveniences. Many mosquitos because of 2 on site ponds not being maintained. Great for serious hiking.
We had a perfect vacation at this beautiful home that felt more like a luxurious retreat in a friendâs home than a rental. The house is full of original woodwork and lovely decor while also feeling immensely comfortable. Outside is a vast open space with ponds, woods and a great walk up a steep hill to the edge of Minnewaska State Park Preserve. The location is ideal, very close to the best hiking and biking in Minnewaska and the Mohonk preserve. And also close to New Paltz, Gardiner and Modena for provisions and shopping. The kitchen is very well stocked and we cooked every night, dining outside on the big, multilevel red, wooden deck that looks out on the property. Simone and Pascal were always responsive when we had questions, even FaceTiming to help us figure out the remote! My husband and I came here by ourselves to celebrate our anniversary, but we hope to return often, with friends or kids and grandkids. We feel as if weâve found our ideal home away from home. This house is worth every penny!

I love this area since it's only 90mins from New York and the perfect distance for a nice getaway. you have so many out door options here that I love from Hiking, climbing, biking, x-country skiing and even skydiving what me actually got to the area at first.
what makes this property unique is that it's very private and you are bordering natural preserve so you can't get any closer to nature. still you are very close to Gardiner and New Paltz or even Pine Bush for all your needs
