We would, however, like to provide some important context regarding this review. During this stay, there was documented marijuana use at the property, which resulted in an additional charge. Our rental terms clearly prohibit smoking and drug use both inside and around the home. The guest subsequently disputed the charge with Expedia/Vrbo, and after reviewing the circumstances and supporting information, the platform ruled in our favor. With regard to the notices and house rules, this is a large vacation home accommodating substantial groups, and clear guidance is necessary to protect the property, comply with resort and community requirements, and ensure that guests understand important matters relating to safety, occupancy, parking, smoking, AC operation, and the proper use of the home. The significant rules and restrictions are also disclosed to guests as part of the booking process. We work very hard to maintain this home to a high standard and to provide a positive experience for responsible guests. We regret that this particular stay resulted in a dispute, but we remain confident that the policies applied were reasonable, clearly communicated, and appropriately enforced.

With respect to the hot tub, it is professionally maintained and calibrated to heat up to 103°F, which is the manufacturer-recommended and industry-standard maximum for safe use.
