We had the best time at the beach house! So close to everything, walkable to pier, Balboa Island ferry, restaurants and coffee! Home is filled with everything you will need for a magnificent stay. Deb is wonderful to work with as well. Highly recommend! We will be back!

Everything about this house was perfect for our family vacation. The location is quiet yet very close to shops and restaurants. The beach and bay only a short walk. The decor is beautiful! Very comfortable beds and pillows. We will definitely book this home again!

Fantastic home, great location

We enjoyed the property immensely for a weekend in Newport with our family. The house was well stocked for bbqing and cooking meals. A quick walk to coffee and restaurants. Deb was attentive and quick to respond. She accommodated an early check in and late check out which made our stay a lot easier with our baby. We will definitely stay again!

Perfect beach home for a vacation

We had a wonderful family vacation at this beautiful beach house. The home is spacious and well-designed, with tasteful décor and comfortable accommodations that made our stay feel extra special. The location was perfect—just a short walk to both the bay and the beach, and within walking distance to the Balboa Fun Zone, which was a big hit with the whole family.We especially loved spending time around the kitchen and firepit, which became the heart of our trip for meals, games, and great conversations. It was the perfect setting for quality family time, and we couldn’t have asked for a better place to stay.Highly recommend this home for anyone looking to enjoy Newport Beach with all the comforts and charm of a well-appointed getaway.

Perfect Location, Loved the house.

We loved this house!!! The location was fantastic to access everything, really no need to have to get in a car. We could access the bay to paddle board, walk to the beach and bike everywhere. The outdoor courtyard with the fireplace was a great place to end our evenings, and the house itself was warm, comfortable, clean and very new, we really loved it.

Fabulous vacation home

We had an amazing week in this beautiful home! The location is absolutely perfect! The neighborhood is nice and quiet. Great for families looking for close proximity to beach and bay without the noise! The home is fully equipped, beautiful furnishings, along with convenient parking, bikes and beach items! We look forwarding to renting from Deborah in the future!

Wonderful House and Great Location

Had a fabulous stay here for a long weekend. The location is perfect. Walk to the beach or the harbor. The house is absolutely beautiful and comes well supplied for cooking meals. Can’t say enough good things about this property. Property manager is responsive and helpful if anything is needed. Thank you again for having us!

Great Spaces & Accommodations

This beach house is clean and beautiful .. but the thing we appreciated the most were the great spaces that helped us gather in meaningful ways. The family room was bright .. warm and comfortable with room for many. The kitchen was inviting and everyone loved 'hanging out' there. The patio table was a great place to gather for long meals .. and the fire pit was the space of choice and a catalyst to so many great conversations .. day and night. We'll be back for sure!

Don't Trust The Owner

Our stay started nicely, however the owner decided to hit us with an additional 1,000 fee after we left with out much communication. House is nice, location is good but don't trust the owner, there scammers.

Aaron, I have sent VRBO written proof and images proving that your accusations are false. There was no scam, you were only charged for the damage you caused to our property. My guess is you didn't notice because you packed our home with over 12 people, when you said it would only be your family of 6 . It is very clear, that we only allow 8 people per stay. 2. You asked to hire our house keeper mid stay, and agreed to pay her directly the day she cleaned for you. She did her job well, as she always does ( see reviews) then you proceeded to insult her and stiff her for the full payment, after asking me for a discount for her hard work. You and your group left our home a complete mess and damaged items that we had to fix.

Great Beach House

If you are looking for a great house near the beach for your getaway, look no further. The house is modern, well appointed, clean, and a stone's throw from the beach. Deb the owner was great in her communication, and everything was as advertised. Sitting on the roof deck enjoying the ocean breeze was an added bonus. My wife and daughters (who are super critical of homes we rent), thought everything was perfect, and have already asked me to book our return visit. I can't think of a higher accolade. Thank you, Deborah, for a great little staycation!

Incredible Home

The photos do not do the home justice. The home has obviously been renovated with beautiful flooring, fixtures, top of the line kitchen appliances, bathrooms, furniture, etc… too many to name. The location is awesome and in close proximity to the beach, as well as a significant number of restaurants and stores. Very tastefully done and worth the price. The property owner is responsive and gracious l. This is a gem!

Perfect stay

We just returned from our family trip on Balboa Peninsula with our 3 kids, ages 4, 7 and 11. We loved every minute of this vacation and didn’t want to leave. The house was clean and provided everything we needed for the week. It was in a great location, close to the fun zone and close to the bay, with calm water for small children. It was also super quiet, away from main street. Deb was a pleasure to work with before and during the trip. Newport weather in August was 75 and sunny each and every day. We all enjoyed the fire pit and could walk to the local coffee shop in the morning for bagels and lattes. I personally was grateful for multiple blankets in the house- always something I look for. We loved it! Thanks for everything!

The home is beautiful and in a great location. Very easy to walk for morning coffee or a meal. We enjoyed our time spent. The hosts however made the trip less enjoyable. The home owner showed up on a whim on our first night to do maintenance in the front yard- changed the propane tank on the grill, swapped the patio umbrella, and left extra spatulas for cooking, though the kitchen was already well stocked. The owners truck was parked right against the side fence all weekend blocking one patio gate and taking up one of the allotted two parking spaces that are mentioned in the listing. We brought our large truck with us and the side space would have been more ideal than the driveway which is narrow. The host is also charging us for a pet deep cleaning in the home even though we brought no animals with us. We booked the home after seeing all the rave reviews from former guests, but it felt as though we were being watched the whole stay.

Elise, Although I have sent pictures and written proof to VRBO, proving that your accusations are false, I want the readers to know: 1. I messaged you early on, to tell you that we were dropping off a new umbrella and propane tank to OUR front yard. It was to make your stay perfect and it took less then 5 minutes. 2. I told you that was not our truck. I also explained that the truck was parked on a public street. The neighbors truck was in no way blocking the gate door, which is at the front of the property, and in no way blocking the 2 parking spots we provide to our guests. 3. We charged you for the the damage you caused to our yard and home. You said it was your kids that dug up the yard, broke the plants and left our home smelling like animal urine.. Okay, well either way it had to be cleaned up and 2 plants had to be replaced. You also left our home a complete mess and disrespected our property in many ways. Yes, we have several years of 5 star reviews for a reason. We always try to make our guests stay the best it can be, and that is what we tried to do for you.
