Little Balloch, Angus Glens

Little Balloch is our cosy, family-friendly holiday home, located in the quiet countryside and a 10 minute drive from Kirriemuir for local amenities, museums, and eateries. With beautiful views across the Angus glens, Little Balloch is the perfect place to relax. The house sleeps 6 guests across 3 bedrooms, and features a cosy living room with log burner, bright sunroom with spectacular views, dining room and well-equipped kitchen. There are great walks and cycling routes from the doorstep.

Little Balloch is a stunning three-bedroom self-catering home, located in the quiet Angus countryside, just a 10 minute drive from Kirriemuir, and a short trip from Forfar, Pitlochry, Dunkeld, Dundee and Perth. The house is perfect for families or groups and is dog-friendly.

On entering Little Balloch, guests are welcomed into the cosy living room, furnished with comfortable leather sofas, our cosy log burner and a smart TV, with services such as Netflix and Disney+ available for watching your favourite films. We also have a great selection of board games and books, making this room a favourite spot for our guests on cosy evenings in.

Just off the Living Room, is our Garden Room, with bright windows and glass doors leading to the decking area. This room has glorious views across to the Cluniehill and to the east down over Strathmore.

Our Kitchen is well-equipped for guests, with a double oven, electric hob, and dishwasher. A great space, should you wish to eat together or enjoy a coffee at the kitchen table. A washing machine and tumble dryer are also available for use.

The dining room is located between the kitchen and the living room, with a large table that seats 6 guests. The Dining Room has beautiful glass doors which open onto the patio.

There are three king size, en-suite bedrooms at Little Balloch. Bedrooms one and two are on the first floor, while bedroom three is on the ground floor. All bedrooms have plenty of space for unpacking and hanging items during your stay. Bath towels, hotel-quality linens and luxurious toiletries from Fine Scottish Soaps are provided for all guests.
Downstairs, an additional WC completes the property.

A large, enclosed garden surrounds the property. Our gravel driveway provides parking for 2-3 cars by the front door. Large areas of lawn surround the property with comfortable outdoor seating for guests to relax and take in the sunshine while enjoying the views or spotting local wildlife. There is a decking area surrounding the rear of the property, which can be accessed from the Garden Room and Dining Room.

The entire property is available for guest use, including the garden. Pets are welcome.

Little Balloch is located in the quiet Angus countryside, surrounded by fields with stunning views of the wooded Cluniehill in front and extensive views to the west over Strathmore. The town of Kirriemuir is a short 10 minute drive from Little Balloch, with supermarkets, shops, cafes, restaurants and plenty of exciting museums and places to explore, including the birthplace of Peter Pan author, J.M Barrie. Forfar has a wider selection of amenities, just 15 minutes from the property. Little Balloch is in a perfect location for exploring the surrounding towns and villages around Angus and Perthshire, with Pitlochry, Dunkeld, Perth and Dundee. There are beautiful walks and cycling routes on the doorstep, along with opportunities for fishing, horse riding and mountain biking.
