Villa Fefa is an oasis of tranquility set among the greenery of the gentle hills of the Marche region, just a few minutes from the center of Tolentino. The property is surrounded by a well-maintained private garden, completely fenced and enhanced by ornamental trees, flower beds and wide green areas: the perfect setting to enjoy relaxing moments outdoors in total privacy.

The highlight of the villa is the large indoor swimming pool (8 x 14.5 m), open from May to October and equipped with comfortable sun loungers and deck chairs. The pool is enclosed within an elegant, fully glass-walled structure: a bright and refined space that offers beautiful views of the surrounding landscape, creating a relaxing and private atmosphere at any time of day.

Next to the pool there is a charming covered veranda – which can be opened when needed – designed to fully enjoy the outdoor spaces. Here guests can relax in a comfortable living area with armchairs and a swing seat, alongside a spacious dining area with a table for up to 14 people, a fully equipped kitchen, perfect for sharing convivial moments together, and finally a guest bathroom.

The outdoor spaces are completed by a charming open-air gourmet corner, featuring an impressive fireplace, barbecue and a traditional wood-fired stone oven: the ideal setting for preparing grilled dishes and organizing dinners under the stars in any season.

Guests also have access to a convenient private outdoor parking area for up to 3 cars.

Internal description

Villa Fefa consists of a main building and a connected annex. The whole property can sleep up to 14 guests and features 6 bedrooms and 5 bathrooms. Furnished in Liberty style, the villa combines contemporary design with vintage furnishings, offering spacious areas spread over multiple levels.

Internet Wifi is included. Upon request, 1 baby cot and 1 high chair are available. Pets are allowed (maximum 1) for an additional fee.

- Main building: In the basement, guests can enjoy moments of wellness in the fully equipped gym or unwind in the Jacuzzi, achieving the perfect balance between exercise and relaxation.

The ground floor features a refined living room with comfortable sofas, ideal for socializing or quiet reading, and a spacious dining area with an extendable table, perfect for family meals or dinners with friends. The fully equipped kitchen, with stove, electric oven, microwave, dishwasher, and coffee machine, also includes a round table for casual breakfasts and informal meals. On this floor, there is also 1 elegant double bedroom and a bathroom with a Jacuzzi shower, offering immediate comfort.

On the first floor, a stunning lounge with classic sofas and Frau armchairs welcomes guests in a sophisticated atmosphere, while the dining area with an extendable table and a second fully equipped kitchen provide maximum convenience. The sleeping area includes 3 refined double bedrooms and a bathroom with a Jacuzzi shower, ensuring privacy and relaxation.

The top floor hosts 1 single bedroom and a loft with a single bed, along with a spacious living area furnished with contemporary sofas and Frau armchairs. A kitchenette with dishwasher and a bathroom with Jacuzzi shower complete this level, ideal for families or groups seeking independent spaces without compromising on luxury.

- Annex: The annex, connected to the main building and overlooking the covered veranda near the pool, offers 1 double bedroom (accessible to guests with reduced mobility) with ensuite bathroom (with shower) and double sofa bed. An intimate and comfortable space, perfect for those seeking independence without sacrificing the villa’s comfort and elegance.

Prices and conditions

Included in the price: Utilities (water, gas, electricity); Internet Wifi; house, garden and pool maintenance; use of the hot tub and gym.

Excluded from the price: Final cleaning (300.00€); extra cleaning (15.00€/hour); extra linen change (20.00€ per set); pets allowed (maximum one pet - 20.00€ per stay). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 500.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
