MAGNOLIA @ SECLUDED DUNES doit son nom à un magnolia centenaire qui déploie ses branches et de magnifiques fleurs à travers la propriété, offrant ainsi un répit contre le soleil de la Floride. Cette maison est unique sur le plan architectural avec ses baies vitrées offrant une vue exclusive sur les magnifiques eaux turquoises du golfe du Mexique. Montez les marches menant à la terrasse d'observation au-dessus de la dune et admirez les couchers de soleil inégalés ou dirigez-vous vers les plages de sable blanc où vous trouverez 200 pieds de façade du golfe dans cette communauté fermée et exclusive de Secluded Dunes.

Un plan d'étage inversé place le salon au dernier étage, offrant une vue extraordinaire sur la journée. Le salon pittoresque offre un espace pour se détendre et profiter de vues spectaculaires, tandis que le granit infusé de coquilles d'huîtres ajoute une touche côtière à une cuisine gastronomique. Perfect Paradise

The house was perfect to accommodate our party of 19, 5 families. We had 9 kids ranging from 1-5; the pool, the beach, and space were perfect. The long dining table was such a treat for our entire party to dine together. The only issue we had was figuring out the thermostats, as some rooms were really cold while some were very warm. Overall it was a great week, and we will be back. We highly recommend this location and this property.

The house was not as described or what was in the pictures. The week was cold and we had several kids between our house and the house next door. The heated pool didn’t work and neither did the hot tub. There’s a lot of water damage to the floors and nothing has been updated. Would not recommend this house especially for the price! Very disappointed!
Horrible and outdated!
None of the pretty furniture was on the balconies it was all at the bottom. And you wouldn’t want to stand on that side where that chair is. It looks like it’s about to fall in!!

We did want to clarify that pool heat was not added to your reservation, so the pool heater was not activated during your stay. Additionally, no issue with the spa was reported to our team while you were in the home, or we would have been happy to send a technician to inspect it right away. We regularly inspect and maintain all of our properties, and while some normal wear can occur over time, the home is accurately represented in our photos and description. Your comments have been shared with our maintenance team and the homeowner for review as we continue making updates. quiet vacation place

We were are group of 22 and the house was extremely spacious and was able to accommodate everyone. Steps away from the beach with all the privacy you need. The kids really enjoyed the pool as it is decent size for a beach house and the hot tub was clean and maintained as well. The only issues we had is with the bathroom doors as 5 of the 7 bathrooms were not able to lock. They fixed 3 during our stay but the others stayed as is as some have been nailed into the wall. We also had the fire alarms go off in the middle of the night the first two nights but maintenance came in and replaced them on the 3rd day. There is no night life at Cap San Bles but I would definitely recommend this place for a quiet family/group vacation. Recommendations for the property manager: post pictures of all the bedrooms and have the master bedrooms bathroom doors fixed or put in some kind of locks and add a light by the pool as there are none.

NIGHTMARE VACATION: Filthy dirty, worn, damaged, active leaks, loud construction, & BLACK MOLD.

STAY AWAY - Magnolia on Secluded Dunes Cape San Blas FL - HORRIBLE MANAGEMENT COMPANY - STAY AWAY FROM Cape & Coast Properties – Booked this house on fraudulent claims of luxurious accommodations/amenities. Front door beat up / patched w/ plywood. Paint missing, warn off, filthy dirty. Walls, baseboards and banister paint heavily worn stained and marred as if a stadium of people trampled through w/ dirty hands/feet for months. Needs painted and drywall repairs. Main living room TV cracked & color blown out display. Internet intermitant. Massive structural leaks staining ceiling walls, woodwork, & floors. Active leaks on third and second floor facing gulf causing BLACK MOLD all over ceiling, window frames and drywall, bedroom ceiling electrical not working. Trash all over the pool area. Main light switch drywall mud is damaged & unfinished. Entire left side of master bedroom drywall and woodwork damaged from leaks causing ceiling can lights to not work. Pool table room water damage on entire sliding glass windows and floors. Missing baseboards and mounding. ceiling lights don’t work). Kids room drywall damage from leaking and structural damage. After 4 days of consuming ice we noticed machine also full of BLACK MOLD. Front deck fallen 4-6 inches on left and middle side from the rest of the deck (covered in algae & flecking paint) structural damage. 2 Closet door handles fell off completely. Vents mangled & damaged. Ceiling in pool table room covered in blue chalk drawings, unsightly images. Bench seating bumped scuffed tattered. Gate to pool is falling over and barely opens. Hot tub was filthy dirty and full of BLACK MOLD around top. Pool areas covered in long tall weeds reaching almost to the pool water. Wood fencing falling apart and missing boards. Shower rod rusted. Grill didn’t work. Coffee table 3rd floor chipped, worn, stained. LR Couch incredibly worn, dirty with stains and food debris. Chair in main living room cushion heavily stained and soiled. Dishes chipped and cracked. Pots nonstick surface worn & flaking off into food when used. The dishwasher leaked. Asked if any construction, response “NOT SURE”. Construction site filthy & loud compressors & generators all day long. Construction Styrofoam trash blows all over pool area. Offered less than 20% refund. STAY FAR AWAY!

As we discussed during your visit, we are not affiliated with any local construction companies and therefore are not made aware of their schedules and the timing of projects in the area. It was our pleasure to assist you and your family during your stay, and to promptly address the various maintenance items you presented. In addition, this property has since undergone the regularly scheduled annual maintenance that all the properties on our program receive each year following our busy season. Major construction next door. Don’t recommend!

My family and I decided to book a relaxing beach front home for our family reunion. We were greeted with major construction next door that was not disclosed anywhere before booking. An hour before check in on a Friday we got a phone call asking us if we wanted to switch houses because of the construction. We didn’t hear back till the next work day, Monday, but by then we were settled in with 3 babies and it would’ve been challenging to switch. The management team stated that if we decided to stay they would issue us a full refund after discussing it with the owner. We decided to stay and put up with the intrusion (no privacy fence) and loud sounds. We also paid an extra $350 to use the heated pool/hot tub but we were not able to use either because the heating never worked and the hot tub was filthy. They sent someone over to try and fix it 3 days before check out. The only good thing about this home is the direct access to the beach. We enjoyed family time together but the house didn’t make relaxing any easier. It’s been almost a week after checkout and we are still waiting on our refund. I recommend this home when the construction next door is finished! Until then, save your time and money and book elsewhere. Also, the nearest major grocery store is a 30 min drive. Only book if you want seclusion. The home is also 3 flights of stairs and not easy for grandparents or toddlers.

The house was very clean upon our arrival. It's always a pleasure to work with Cape and Coast.

This was an amazing home that accommodated our group of 21 family and friends. We had everything we needed, and if something came up, the owners were right on it! The access to beach, your own pool and hot tub, you can't go wrong!

The view is breathtaking and the pool/patio area is perfect for hanging out. The area felt VERY private which is exactly what we were looking for. We felt like we were on a private island far away. The home has everything you need and the rental company was great to work with. They answered all our questions and quickly corrected any maintenance issues (very few) we had.

The bedrooms and living spaces fit us very well. Thank you for sharing your home with us!ProsThe beach and views were outstanding. White sand, short walk over the dunes to the beach... could not have been better. Amazingly, the pictures online just can't do the view justice.The elevator was key for grandma. She could not have done three flights of steps all vacation.The beach is what you would expect at the Cape: quiet, relaxing, dolphins, sand bottom water. The house was designed to accommodate a large group. The kids could play in the pool room and the adults could hangout in the kitchen/living room.Finally, the pool, patio and decks were wonderful. It is hard to find a good pool beachfront at the Cape. Magnolia has one of the best!ConsWe got an email just before arrival that the glass in a window was broken. When we got there, both sheets of glass on a double sliding door were broken held together with tape. It did not seem safe at all and it did not get fixed/worked on while we where there. We emailed maintenance that the microwave didn't work the first day of our stay. We got an email back that they would have someone out to replace it. That would have been fine, but then we saw another review where the same microwave was broken back in May. There was a tiny camper sized microwave there, but it was not at all adequate for a group of 20.Overall, we had an amazing time at an amazing place.

Hi Dan, we do apologize about the glass. It is crack internally though, but we put the tape on the glass on both sides as an extra precaution but it's not dangerous. Glass replacement right now is anywhere from 8 to 10 weeks out so we are just doing the best we can until that can be replaced. Unfortunately sometimes that is the price we pay for living in a remote paradise. We are limited on the size of microwave that we can put in that kitchen as the cabinetry is built in. Incredible Home on the Ocean

Overall, I recommend this vacation rental. Reviewer Comments: This is a gorgeous home and the view was incredible. We went for our 45th Anniversary with our children and 10 grandchildren 20 in all. The home was spot on for our needs....the description, amenities, and service were excellent. The pool company and Cape and Coast were always there when we needed them. We would go back in a heart beat. Two issues that we did not let bother us... no full size microwave and, the elevator stopped working on Day 2 and never started again. Cape and Coast responded immediately and told us it needed parts but they never arrived. The price was fair...I went to book again and the price has doubled + for next year. So we'll need to look elsewhere. Have Cape and Coast looking!

Hi Jack, I'm sorry you didn't enjoy the home. The kitchen is shown in our photographs from multiple angles and for the foot print of the home that is as big as it can get. Those doors on the bathrooms are custom pocket doors that we can't find locks for but each of the bedroom doors have a lock and each bedroom has a bathroom so it cuts down on the bathroom sharing. We do wish you would have called us about utensils. We keep a large stock on hand because of our location and we would have been happy to run anything out to you that you might have needed. We've gotten pretty good reviews on the cleaning but again please reach out to us if we missed something. We do strive for perfection but if something is missed we have team members ready to come out and fix whatever issues you might have had. The private board walk is shown on this listing as is the dune in front of the home. The dunes protect our homes so we don't want those to go! We hope next time you come down we can find a better fit for you and your needs!

Quick turn over results in sandy, dirty floors

Overall, I do not recommend this vacation rental. Reviewer Comments: We have worked w C&C for prob the last ten years. Overall always a good experience, however...last 2-3 years, the cleaning has been less than expected. Sand in/on beds, sandy floors, dirty floors (last one was sticky - we reported and were delivered a mop to clean it ourselves on a $12k rental!). Turn over of these houses is so quick - just set your expectations. Now, with the price of rental doubling on some of the houses - I’d expect a REALLY clean house. We are renting again next year - but felt the need to say something about this. Not sure where the trouble lies, but feel that our comments over last couple of years have been disregarded. Staff while we are in houses is very responsive, says all the right things, but actual results are iffy/spotty.

Hi Michael, Sorry you had issues while you were down. This year has been particularly difficult to find workers but we have come up with some solutions for next year that are outside of the box and should fix our issues! I will get with the housekeeping manager to make sure the team at Magnolia are following all procedures and guidelines.

We had a terrific time. A stickler for perfection would have been annoyed by the none working microwave over the oven......small countertop one had to make do. Water went out for about 30 minutes one after, water company says they blew a breaker.... The pool was excellent & beach access great. Renting the kayaks & bikes & board was a money well spent.

Thanks so much for your review Elizabeth! The local government is currently working on beefing up the infrastructure for the end of the cape. A new water tower is being installed as well as fiber cable for the internet down the length of Cape San Blas Rd. They haven't given us a finish date yet but we hope that it will be soon! Great idea about the second dishwasher. We will send that recommendation on to the owner. Hope to have you back soon!

Wonderful beach house

The hot tub and pool were great and all in working order. We only had a few complaints: the pocket doors in the bathrooms don't stay closed. The water pressure is really low in the shower. Also it looks like the house was recently renovated which is great, but much of the finish work is still undone. It did not take away from the beauty or functionality of the house though. The internet was a little finicky also.

We wish you had told us about the water issues, there was no need for you to clean that up. We have people to handle that for you so that you do not have to spend your vacation soaking up water from window leaks. I am happy to let you know that the sliding doors have been replaced and that issue should not happen again. And we do apologize for the trash in the firepit. We have someone specifically assigned to clean up the outside of the house prior to your arrival, we will have to find out where we failed on this and make sure it doesn't happen again. So, on your next visit, leaking windows and trash can be checked off the list.

Beautiful views, very secluded beachfront, private pool and hot tub were just a few of the perks! It was a great getaway for our family especially in the current COVID environment. The house was very clean and the Cape & Coast staff were very helpful. Only suggestions would be to have a broom and dustpan in house for guests to keep from tracking sand into the house and maybe more comfortable living room furniture. Overall a great place to vacation!

Almost perfect!

Great layout! Lots of space! Very nice pool! The ice maker was quite helpful! We really enjoyed our stay but there are a few things that could be addressed to make it completely perfect: *The shower in the 3rd floor Master suite drained VERY slowly. *Many screws and nails in the stairs to the beach need tightening. *A roll-down blind in the kitchen would help reduce the afternoon heat in the great room. *Grill cleaning tools should be provided. *Several sliding glass doors have handle and sticking issues. *Neither of the sliding doors to the Jack and Jill bathroom on the 3rd floor closed completely. *There were fire ants by the grill and fire pit. *A shower at the base of the stairs from the beach would significantly reduce the amount of sand brought to the patio and pool area. *A dust pan with the broom would be nice to have. *An additional refrigerator would be nice for a house this size, especially during this Covid scare where most meals are likely eaten in. *A supply of replacement tips for the pool cue sticks would be nice (we shared one stick for the entire week).

Thank you for letting us know about your stay at Magnolia and we are sorry that you had water and cleaning issues. As you probably find in your own neighborhood, we have very little influence on the utility companies in our area. Sometimes, the demand puts a strain on the supply of water. It doesn't happen all the time, but can happen when the area is filled to capacity with rental guests, especially during the 5:00 pm to 7:00 pm hours. We are also so sorry you found pet hair under furniture. That is not the standard for Cape & Coast and we will be replacing that cleaner immediately. We do not tolerate improper cleaning at our houses. UPDATE: The water pressure issue has been solved by Lighthouse utilities with the location and repair of a major leak.

Week in paradise

Reviewer Comments: The house was very nice and had a beautiful view of the beach through the palm trees and great sunset views if we didn’t wish to walk down to the beach. The only problem with the house was the kitchen and available pots, pans, glassware. The was one wineglass in the entire house., We had to cut our bacon in half to fit in the frying pans. No large cooking pans were available. Just little stuff like that. We had to drink our wine out of highball glasses. We arrived at 5:00PM on the day of check in and they were still cleaning. There was a pile of dirt on the main floor that the cleaners had not gotten up. Other than that, the place was clean.

I must apologize that the cleaners left a pile of dirt, that is not acceptable in a Cape & Coast house. Perfect setting to unwind and share family time.

There's so much good to say about this place and a little not so good but I imagine the few issues will be resolved over time. The good - loved the location as it was like having our own private beach. The house itself easily accommodated our 18 member family that ran from 19 mos to 79 years old. Top of the line appliances and furnishings. We thoroughly appreciated the very long dining table for our large gathering dinners. Outside toys aplenty to be found in the store units on the ground floor and the elevator was a fantastic plus in every way. If I had any recommendation it would be to offer or install some baby gate system blocking the stairs for those that bring youngsters. There's just about everything else baby you could possibly need in the closets on both floors - including two Pack and Play portable cribs and walkers. The problems - Very weak water pressure so a typical short shower took much longer as you chased the water around to rinse off shampoo and soap. A/C unit is totally weird set up. Family in the double bunk beds on the second floor were in a sauna while the rest of the floor froze. The repair person was extremely prompt to answer our call but they freely admitted it wasn't wired for efficiency and advised to use a box fan to try and pull cool air into the room. The house box fan was broken so we purchased another one from Port St Joe but it did little to alleviate the heat. The pocket doors in just about all bathrooms and the sliding door off the kitchen were off tracks, hard to open or refused to stay closed. A little awkward in shared bathrooms. The awesome floor to ceiling windows on the third floor made for some very hot afternoons (88 degrees by sundown every day) even with the custom blinds. The main heat appeared to be from the windows in the kitchen that didn't have any blinds but I feel that's a work in progress. A week on the beach and only those few items referenced above stop it from scoring a perfect 10 - none of which would stop us from reserving again. I think the house is still a work in progress from the hurricane last year and will only improve over time. Any problems that could be solved received prompt attention from local service companies - very impressive.
