- Living Room:
The heart of the home. A space that invites you to slow down, between the warmth of the fireplace and the soft tones of wood. The enclosed balcony is a bright little retreat, perfect for your morning coffee. The dining table seats six, ideal for family meals, while the TV sets the tone for cozy evenings.

- Master Suite:
Sunlight flows through the balcony, filling the room decorated in calming neutral tones. The double bed and built-in wardrobes ensure both comfort and practicality. The ensuite bathroom is compact but functional, featuring a walk-in shower and modern finishes.

- Bedroom 2:
Designed for flexibility. A single bed that can be converted into two, a desk for remote work, and access to the enclosed balcony shared with the next room. Ideal for children, friends, or simply as a quiet reading corner.

- Bedroom 3:
Two comfortable single beds, with the same balcony extending the sense of light and space throughout the room.

- Kitchen:
Spacious and practical, it’s a natural gathering point for morning conversations or impromptu dinners. Fully equipped with an electric stove and oven, fridge, dishwasher, washing machine, microwave, Nespresso machine, toaster, and electric kettle. A dining table and a large pantry make it perfect for everyday living.

- Bathrooms:
Two in total, both with showers, well-maintained and designed for comfort and convenience.

- The building has no elevator, and although it’s a ground-floor unit, there are two short flights of stairs (4 steps each) to access the apartment.
- The apartment does not have air conditioning.

- Located about 2 km from Cascais’ historic center, 1.5 km from the waterfront and Casa da Guia, 6 km from Praia da Rainha, and 3.6 km from Oitavos Dunes Golf Course.

- Ongoing construction works in the apartment above and in an adjacent building

￫ The property is Self-Catered. Complimentary basic items are provided for your arrival, including first-day toiletries, toilet paper, etc. These items are offered on a welcome basis only - replacements or re-fills are not provided.

￫ Bed and bath linen are provided according to the number of guests confirmed in the reservation. For stays longer than 7 nights, additional bed and bath linen will be provided for free at the check-in.

￫ The Cleaning Fee included in your reservation covers the check-out cleaning only. Extra cleanings or fresh linens can be requested during your stay and are subject to an extra fee - these requests must be done with at least 24 hours in advance.

￫ Check-in time starts from 16:00 to 22:00 (additional cost of 25€ for check-ins after 22:00). Only one set of keys will be provided.

￫ We are obligated by Portuguese law to collect our guest's Passport information.

￫ Check-out must be done until 11am. Before leaving, please place the keys on the main table.

￫ During the stay, the guest is responsible for the safekeeping and proper use of the property's keys. Please avoid leaving them in the lock or mailbox. In the event that a specialized technician is needed for door opening or in case of damage to the key and/or lock, the costs associated with this service will be the responsibility of the guest. In case of key loss, a penalty will be applied.

￫ Crib and baby chair are available upon request and subject to an extra fee.

￫ For stays equal to or longer than 28 days, monthly utility bills exceeding €150 will be charged separately. By making the reservation, the guest agrees to these terms.

CHECK-IN/CHECK-OUT.:

- Please confirm your check-in time as soon as possible so we can arrange everything specially for you.

- Flexible check-in and check-out are available upon request, but only if the property is available. These requests must be done in advance.

CLEANING and LAUNDRY.:

- Bedding Sets and Towels are provided according with the number of guests.

- The Cleaning Fee covers the check-in/check-out cleaning only.

- For longer stays it's possible to arrange extra cleanings (with an additional cost).

- For stays longer than 7 nights, extra linen will be provided.

- The apartment is always cleaned by a professional cleaning service. If there's something that doesn't meet your standards, please contact us.

OTHER RULES.:

- Make sure you are up-to-date on travel restrictions/requirements. We may ask for additional documentation according to government guidelines.

- Children’s High Chair and Baby Crib available by request (extra cost of 25€).

- The silent period in Portugal is between 22h00 and 08h00, and night rest period must be respected. The apartment is in a residential area and you should be aware that social events and other activities that might disturb the neighbours are prohibited.

- As a city in continuous modernization, renovation works may occur in the vicinity of the building without prior notice. We would also like to remind you that the property is located in a residential building, where conservation or renovation works may take place during your stay.
