Innsworth is a quiet neighbourhood with easy access to Gloucester, Cheltenham, and the Cotswolds. Visit Gloucester Cathedral or explore Cheltenham’s boutiques and spa town elegance. Local shops and EV chargers are nearby, and Gloucester station is just a short drive away.

House Rules
- No smoking or parties
- Two well-behaved dogs allowed (additional charge will apply)
- Do not leave pets unattended or wash pet bedding in the washer
- Remove shoes indoors and declare all guests at time of booking
- To help prevent moisture build-up and mould, please ensure bathrooms are properly ventilated after showering. Please leave the extractor fan running for approximately 30 minutes.

Booking Policy
- Full payment is due 30 days before arrival and will be automatically charged to the card on file.
- If payment fails, it must be completed within 24 hours or the booking will be cancelled.
- Early payment is allowed (card fees up to 3% are non-refundable if cancelled).
- We require guests to provide a valid ID and a security deposit of £200. This helps us ensure a safe and secure stay for everyone.
- The deposit is fully refundable after check‑out, provided there are no damages or outstanding charges.

Cancellation Policy
- Full refund if cancelled 30+ days before arrival.
- 50% refund if cancelled 14–30 days before arrival.
- No refund if cancelled within 14 days of arrival.

Additional Fees
- Pets are welcome at an additional price of £25 per pet per night up to a maximum of 2 pets.

We kindly request that guests adhere to the following guidelines to ensure a pleasant stay for everyone:

- We allow two well-behaved dogs per stay. If you insist on your dog being allowed upstairs and on the furniture, please bring extra throws with you. If this rule is not followed, you will be charged for the extra cleaning required.
- Groups of guests under the age of 25 are not permitted, and any bookings made for such groups will be cancelled.
- Do not wash pet bedding in the washing machine; there are revolution washing machines in the local area for this if needed.
- Ensure your dog takes care on the stairs; we will not be held responsible for any animals falling down the stairs.
- We appreciate your cooperation in cleaning up after your dog both inside and outside the property. An additional fee will be incurred if the front or back garden requires cleaning due to pet waste.
- For the safety and comfort of your pet, please do not leave them unattended in the property at any time.
- Any damage caused by pets will be chargeable.

Please do not wear shoes in the house. If you are prone to cold feet, bring extra socks or slippers as the downstairs area has non carpeted floors.

To help prevent moisture build-up and mould, please ensure bathrooms are properly ventilated after showering. Please leave the extractor fan running for approximately 30 minutes.

Please do not charge your electric vehicle from a normal indoor socket, as this poses a fire risk. If found doing so, you will be asked to stop and will be directed to the nearest EV charging point. You will also be charged for the extra electricity used. There are numerous charging points around the area.

We want to be transparent—our property is not run by a big business; we are a working-class family with young children, and our goal is to create a special space for everyone to enjoy while providing for our family`s future. Damage to the property affects not only our ability to offer a beautiful stay but also takes a toll on us financially, which can be very challenging.

Please make sure to include all members of your party—pets and children included—when making your booking. If we find that not all guests staying at the property have been declared, we will be notified via CCTV and will charge you for any undeclared guests. If the additional charges are not paid, we reserve the right to ask you to leave immediately without a refund for any remaining nights.
