Farm stay- apartment with indoor heated pool, terrace and meadow views!

Surrounded by fields and horses, the Pool House is a three bedroom apartment complete with a private indoor pool. Set on a working farm, your space is your own with access to a private terrace, private garden, fire pit and fruit orchard complete with a playground for the small children, and outdoor games for the larger kids! We offer a range of activities with your stay: book to come meet the pony (George the pony is very popular with all ages!), build dens amongst trees, learn about foraging, or toast marshmallows over the fire pit. We also offer homemade food at the farm from our kitchens- select from chocolate fondues, cream teas and cakes and we offer a friday night fixed supper menu, available on request.

The Pool House:

Accessed by a stairway, the apartment is very spacious and full of light. The sitting room is large and very comfortable with deep leather sofas and lazy boy armchairs. Windows face east and west, allowing plenty of light. The room combines as a dining room, with a long oak dining table seating 6.

A newly fitted kitchen provides everything needed to to prepare home made meals, all with a view over the horses grazing the fields.

Bedrooms: All equipped with new mattresses and high thread count bed linen.

One superking bed in a large east facing bedroom. Decorated to be calm and dreamy, enjoys sunrises over the meadows.

Next door to the superking bedroom is the kids bedroom. Equipped with a tree house bunk bed, toys, books, dressing up box and games to keep younger kids busy.

The double bedroom is next to the sitting room and offers wonderful westerly views over the fields- perfect for sunsets.

There is full bathroom with a newly fitted walk in shower and exceptionally soft towels, while opposite is a half bathroom/utility room, complete with WC, sink and washing machine. A further full bathroom is available at the pool.

Pool:

Below the apartment is our beautiful indoor pool complete with a full bathroom (shower, WC) and changing room. The pool is 8mx5m, 2m at the deep end and just 70 cm at the shallow. An indoor seating area allows you to enjoy a coffee while watching the kids. We offer inflatables to keep them happy! When the weather is good, you can open the full length folding doors to a sunlit terrace, complete with sofas, pots of flowers and a sun sail.

Garden:

Two steps down from the terrace is your private garden, shaded by the plum and pear trees. Here you can bbq on the fire pit and sit at the 6 person outdoor dining table. A small gate leads you out onto a path through the meadows to the orchard.

Orchard:

Full of young fruit trees, this is a magical space with a playground for younger kids and outdoor games such as football nets and giant jenga for the older! Overlooking the old oak trees and meadows, this is a great site for spotting the wildlife. We have exceptional amount of birds, from buzzards to nightingales, wild deer, foxes, badgers and a huge number of butterflies. We plant to encourage the butterflies, so in the early summer months you can expect a cloud of them, while in August you may be lucky enough to see the glow worms lighting the way back to the pool house. They're becoming rarer so please take care not to disturb them!

The farm is connected to many local footpaths, meaning that you can walk out of the door and across meadows and woodland for many miles . Alternatively we can suggest some great walks in the ancient woodlands, beaches or to local iron age hill forts for spectacular views across the south coast (expect a climb!).

Locally:

We are surrounded by vineyards and many within a 15 minute drive. All are worth a visit to sample award winning English sparkling wine and locally cooked food.
20 minutes to Horsham for a wide range of restaurants.
30 mins to Arundel for castles, roman villas, boats trips, river side walks and a wide range of restaurants and cafes.
40 minutes to Brighton to enjoy the seaside, independent shopping and theatres.
35-45 minute to various beaches, from golden sands of West wittering, to the wild beach of Climping.
For kids, there are horse riding lessons just 25 mins away which can be arranged through us, Fishers farm just 15 minutes away for a day of rides, games and playgrounds.

1 hour 20 minutes from London Victoria, 30 minutes from Gatwick Airport.
