Longlands Devon is an award-winning private estate sleeping up to 50 guests across Lakeview Farmhouse and five Safari Lodge Treehouses. Set within a secluded 18-acre valley in the North Devon National Landscape, on the edge of Exmoor National Park and within the Exmoor Dark Sky Reserve and North Devon UNESCO Biosphere, it offers a truly exceptional setting for large family gatherings, celebrations and group escapes.

This listing and pricing is for Lakeview Farmhouse sleeping up to 20 guests. For larger groups, five Safari Lodge Treehouses are also available, allowing Longlands Devon to sleep up to 50 guests in total, over 21 bedrooms / 34 beds.

LAKEVEIW FARMHOUSE PRIVATE GARDENS
Lakeview Farmhouse has two private gardens: a cottage garden to the side and a generously sized secluded lawn garden to the rear.

The lawn garden overlooks the lake and has beautiful views down the valley towards the sea. It is a wonderful place for alfresco dining, sunset drinks, stargazing or slow mornings with coffee.

Outdoor furniture seats up to 20 guests and can also be used for dining outside.

The Farmhouse garden also has its own Kadai fire bowl and professional BBQ grill set. BBQ utensils are provided, but guests need to bring their own charcoal.

INSIDE LAKEVIEW FARMHOUSE
Lakeview Farmhouse sleeps up to 20 guests across 6 bedrooms. Sleeping arrangements:

• Bedroom 1: king bed + single bed
• Bedroom 2: king bed + single bed
• Bedroom 3: king bed + 3 single beds
• Bedroom 4: king bed + single bed
• Bedroom 5: king bed + single bed
• Bedroom 6: king bed + single bed

Bedrooms 1 and 2 are on the ground floor, which can be helpful for guests who prefer not to use the stairs. Bedrooms 3 to 6 are on the first floor.

The Farmhouse has 4 bathrooms, generous social spaces, a large kitchen, private gardens and beautiful views over the lake, valley and towards the sea.

The striking focal point within the Farmhouse is the double-sided fireplace, crafted from natural stone and complemented with the rustic elegance of oak. This architectural centrepiece radiates warmth and charm, seamlessly connecting living spaces with its dual-sided design. The fireplace is both a functional masterpiece and a remarkable design feature. Inside the cosy snug you will find a 55" OLED Smart TV with access to the internet, Netflix and Spotify. HDMI cable also supplied.

The open plan, farmhouse style chef's kitchen is the perfect space for entertaining. It is fully equipped with a Bertazzoni Professional Series 120cm induction top + griddle, electric double oven Range Cooker, 2 x Bosch silent dishwashers, an integrated NEF microwave, an American Fridge Freezer which dispenses both ice and filtered water, Tassimo coffee machine (capsules supplied), as well as instant coffee, teabags and sugar.

Cooking utensils, pots, pans, crockery, cutlery and glassware are provided, as well as essentials such as salt, pepper, ketchup, olive oil, balsamic vinegar, washing up liquid, dishwasher tablets, bin bags, kitchen roll, rubber gloves, dishcloths, baking paper, tin foil, oven gloves and tea towels.

The island bar within the kitchen seats 4 and the Dining Room seats 20 around a rustic oak dining table with comfortable padded oak chairs.

For those looking to unwind and soak up the breath-taking views of Devon’s rolling hills, where nature’s beauty unfolds right before you, you will find comfortable armchairs and sofas in the light filled sun room, designed for ultimate relaxation.

CEDAR WOOD HOT TUB
Immerse yourself in the warm waters of the 6 persons cedar wood hot tub and enjoy the spectacular views over the lake, through the valley and down to the sea and the setting sun. The hot tub is situated on its own terrace, in the bank above the lake. It also has its own changing room and outdoor shower.

As the hot tub is not a jacuzzi, the bubbles to enjoy are those in your sparkling wine. The warm water of our hot tub is calm, clear and quiet. Just perfect for relaxing and unwinding.

The Hot Tub is for all guests in the private estate to enjoy and can fit up to 6 people. Hub Experience sessions are charged at £60 per hour (£10 per person based on 6 sharing).

WILD SWIMMING IN THE LAKE
Be sure to bring your swimming costume or wetsuit and hop in our lake for a wild swim.

You will also find a large firepit located by the Lake for Guests to enjoy day or night, particularly perfect for large groups. Enjoy a wild swim in the lake and warm up by the firepit after, or gaze at the star filled sky at night. Longlands looks out onto one of the few Dark Sky Reserves in the world. Watching a full moon rise at dusk by the warm of the firepit is truly a memorable experience.

Our lake can also be used for boating and we have a skiff named ‘Mini Bird’. She can hold two adults or one adult and 2 children. Life jackets of varying sizes are provided.

Whilst Vrbo reference the Wild Swimming Lake as a "pool" in amenities, please note swimming facilities at Longlands Devon are a Natural, Wild Swimming Lake, not a man made swimming pool.

PRIVATE WOOD-FIRED SAUNA & FIRE & ICE EXPERIENCE
Reconnect with nature through the timeless contrast of fire and water.

Set within the Valley Meadow, the private wood-fired sauna provides a peaceful place to slow down, breathe deeply and unwind. Warm through in the sauna before cooling off with a refreshing dip in our spring-fed lake, then return to the gentle warmth of the sauna and repeat the ritual at your own pace.

The sauna has a capacity of up to 6 guests at any one time and is available for exclusive private hire. It is one of Longlands' signature experiences, perfect for families, friends and smaller groups. Larger groups can simply reserve consecutive private sessions, allowing everyone to enjoy the experience at a relaxed pace.

Private Fire & Ice Experience sessions are charged at £150 per hour.

LAKESIDE BBQ / FIREPIT
The Farmhouse has it's own private BBQ / Firepit in the lawn garden which is free to use, however the Lakeside BBQ / Firepit can also be booked as a chargeable experience.

Light up your evening with our spectacular lakeside firepit and BBQ, a guest favourite that transforms group gatherings into unforgettable celebrations.

Nestled by our shimmering lake and surrounded by rustic picnic benches, this epic setup is perfect for large groups. Sizzle up a feast, share stories, and bask in the glow of the flames as the sun sets over North Devon’s rolling hills.

As night falls in our dark sky reserve, the magic truly begins. Look up to a dazzling canopy of stars and the glowing full moon, this isn’t just a BBQ—it’s a memory-making experience.

We have a number of outdoor games. There is a football goal on the football field and a basketball and netball hoop, plus table tennis.

Pizza truck to visit Lakeview Farmhouse and make bespoke pizzas for all guests within your group. From £12 per person.

We can also recommend excellent hiking trails in Exmoor National Park, as well as mountain biking, rock climbing and abseiling, as well as hang gliding at Woolacombe Beach or team challenges. Whatever adventure you are looking for, North Devon has it all.

For younger children, you will find Exmoor Zoo within very close proximity to the Farmhouse, as well as Theme Parks such as The Big Sheep, The Milkyway Adventure Park, and Watermouth Castle.

Longlands Devon is located just 20 minutes from Woolacombe Beach, voted the Best Beach in Britain, and 10 minutes from Combe Martin Beach.

Ilfracombe Harbour and Lynton & Lynmouth are located only 15 minutes from Longlands Devon and are both wonderful places to visit.
