This exceptional villa with A/C and heated pool, is newly-renovated to a very high standard and sits in a commanding position in Super-Cannes, with panoramic views to the mountains and sea.
Comprising very large living/dining room, open-plan kitchen, wrapround balcony, study area, utility, 5 bedrooms, 4 bathrooms, independent WC, lower-ground floor entertainment room and kitchen, terraces all around, outdoor dining, private pool, beautifully landscaped gardens and parking for multiple cars. Full aircon and dehumidifier systems will add to your truly comfortable and stylish stay.
Located at the top of the hill above Palm Beach, in a quiet residential area with views to both the Alps/Nice and Esterel/sea, it’s a short drive down to the vibrant city life of Cannes. Great for those wanting a comfortable base for relaxing, but close to the sea and inland villages.
It has a maximum occupancy of 10 (plus babies) and would be perfect for a large family or group of friends (no organised parties / children under the age of 5 please).

Living room: on upper floor level, large and open-plan, accessed via open entrance hall, furnished with modern sofas (for 10) and coffee tables, set in front of fireplace and windows, opening to balcony with fabulous views towards Cannes and sea - perfect for groups to relax and socialise.
Dining area: between living room and kitchen, with super long table and 12 comfortable chairs, sofa at one end, fabulous views and doors to wrapround balcony - great for entertaining or why not organise a chef!
Kitchen: high quality, newly-fitted and well-equipped for cooking and dining, with oven, microwave below, heated drawer, electric hob, hood, two dishwashers, corner fridge, small freezer, kettle, toaster, Nespresso machine and wine fridge. Extra seating at the circular table and 5 stools. Enjoy super views to the rear over Nice and the Alps !
Utility: on ground floor level with washer/dryer, sink, iron and ironing board. Large icemaker located opposite, ideal for your aperitifs.
Bedrooms: four on lower level and one on upper. Principal furnished with superking bed (180cm wide), many wardrobes (behind bed), TV and sound system, ensuite bathroom and doors out to terrace. Next along hallway with kingbed (160cm), wardrobes and ensuite shower room (no terrace or view). Next with superking bed (180cm), wardrobes and doors to terrace, fabulous views to Cannes. Adjacent (and sharing bathroom) with superking bed (180cm), wardrobes and doors to terrace, views to Cannes. Finally on upper level with super king bed (180cm), wardrobes and views towards Nice and Alps. All beautifully decorated and with aircon for comfortable nights’ sleep in summer.
Bathrooms: four very stylish, plus one separate WC. Ensuite to principal bedroom with bath, double shower (douche Italian), twin washbasins & WC. Ensuite to next bedroom with shower, washbasin & WC (original not renovated). Independent bathroom for two others to share with double bath, twin washbasins, bidet and WC. Finally on lower-ground floor level, with shower and WC. All have underfloor heating, hairdryer available. Guest WC in upper floor hallway.
Other rooms: Office area on ground floor level, accessed down stairs from entrance hall. Fabulous lower-ground floor level entertainment room with sofas (bed), smart TV and portable sound box (for use inside house and by pool). Great place to chill with a movie or book. Further kitchen adjacent with oven, hob, sink, fridge/freezer, dishwasher and door out to pool – ideal quarters for au pair, teenagers etc.
Outside: wraparound balcony with comfortable furniture on upper level, fabulous views towards both Cannes & Nice. Larger terrace on lower level, furnished with stylish lounge furniture. Gardens all around with lawns, decking, beautiful Mediterranean planting, Jasmin etc, outdoor lighting and watering system. Further wicker furniture, poolside under fixed pergola. Circular dining table and 12 chairs on decked area, also under pergola. Large gas barbecue available.
Swimming pool: 16x6 metres, chlorine, alarms x 2, (beware steep steps down), can be heated or cooled, cascade at one end, not overlooked and maintained each week. Outdoor pool shower and 12 quality sun loungers with cushions – enough for all!
Internet: Wi-Fi available throughout.
Baby facilities: none here, but please enquire about a local hire company.

About the local area
Local shops and the Monterosso boulangerie/patisserie can be found 2.1km away and the Intermarche supermarket 1.9 km in Vallauris. A great selection of restaurants is located 2.5 - 5 km away down in Cannes (depending which part) and its old town (Le Suquet) is a must! There’s a great choice of shopping in the department stores and designer shops too.
Local markets can be found at Cannes Foreville where there's an amazing array of vegetables, flowers, fish, meats, cheese and local produce. There are also weekly antiques. Antibes also holds a very nice covered Provencal market.
Sporting activities in the area are abundant– there’s scuba diving, snorkelling, sailing, windsurfing, fishing, water sports, golf, jogging, yoga and of course the many sandy beaches. Jogging/walking along Canal de la Siagne and there's the Montfleury public swimming pool (indoor and outdoor) and tennis courts. You’re also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes hiking and cycling very popular.
Beaches can be found at Zamenhof Plage Cannes 4.7km away and lots more along the Croisette and bay of La Napoule.
The ski stations of Greoliere, Valberg, Isola 2000 and Auron are between 1 and 2 hour’s drive away if you fancy a couple of days winter sports!
Getting around is easy, you have the Palm bus from Cannes to Valluris which stops approx. 650m away. Train services can be found in Cannes, which have a great network along the coast and further inland to Grasse. A car however would make your stay more enjoyable and secure parking is provided.
Sightseeing is endless; you have the historical old town (Le Suquet) of Cannes; the many yachts in the Port; a stroll along the promenade La Croisette; the charming inland villages of Mougins and Valbonne, or the coastal train to Antibes, Nice and Monaco. It’s also possible to cross over the border to experience the flavour of Italy!
Other entertainment includes shopping, boat trips to the islands (Llerins) and St Raphael, cinema, the casinos and nightlife of Cannes, wine tasting, helicopter rides, historical buildings, festivals (inc Film Festival), summer fireworks - or just good old relaxing on the beach!
