Situated in the heart of Instow, this coastal retreat offers the perfect seaside escape for families or groups of friends, including well-behaved dogs. Just a short stroll (under 500 metres) from your holiday home, you will find a shop/deli, local eateries, pubs and Instow’s golden sandy beach. Hikers and cyclists will love easy access to the famous Tarka Trail, ideal for exploring the dramatic North Devon coastline. For more adventure, head to Westward Ho! (5 miles) for typical seaside fun and some thrilling water sports including surfing. Across the estuary lies the picturesque fishing village of Appledore (5.5 miles), known for its narrow streets and bustling quayside which can be also accessed from Instow by a summer seasonal running ferry. Instow itself has fantastic pubs, restaurants and the delightful Glorious Oyster cafe, serving seasonal seafood with – if you’re there at the right time – a side of live entertainment. Fun family days out are easy with The Big Sheep, The Milky Way (both 5 miles away) and North Devon Water Wake Park (12.5 miles) all nearby. Further afield discover the stunning beaches at Saunton Sands and Croyde and woodland and moorland walks on Exmoor National Park.

Bifold doors draw your eyes to the spacious south facing garden, while a section of the patio provides a covered dining area with a large table and comfortable seating area where your group can enjoy leisurely meals with a glass of wine. The kitchen has everything to inspire your inner chef, including a coffee machine, combined microwave /oven and an air fryer – plus a side door to the garden – while the attractive adjoining utility room includes a Belfast sink. Upstairs are three lovely bedrooms: a king-size with a smart TV and views out towards the estuary and sea beyond, plus an en-suite shower room with an elegant porthole window reminiscent of your seaside surroundings; a super-king zip-and-link bed (which can be made up as a twin on request) with a smart TV, and a twin room. The family bathroom features a bath and a separate shower. Outside, the large, private and enclosed garden is a true treat come rain or shine. Enjoy a patio with undercover seating, a lawn with an outdoor table tennis table (time for a friendly tournament?), and a summer house complete with a Smart TV, sofa, a small pool table and a games table. There’s also a gas BBQ for year-round enjoyment, plus a relaxing hot tub and an outdoor shower – handy for rinsing off sandy toes or muddy paws - and garden furniture.
