Located in a quiet area of Leamington Spa within walking distance of the Town centre, Warwick and within easy reach of popular historic tourist attractions along with the beautiful Warwickshire countryside.
Sleeping up to 6 people, there are 3 double bedrooms, an open plan living / dining room, a modern kitchen well equipped with all the amenities, a large bathroom. Outside there is a decking / dining area in a pleasant private garden & BBQ ... just perfect for the Summer Time.
The ground floor has an open plan living room and dining room, with solid oak flooring, comfortable sofas and a large dining table and chairs, Smart TV and Sonos music system.
A modern well equipped kitchen with oven, hob, microwave, toaster, dishwasher, washing machine, smart speaker and all of the cookware, crockery, mugs and glasses that you would need for your stay.
On the first floor, there are 2 double bedrooms. The bedroom that overlooks the garden has a comfortable King Sized bed, lots of wardrobe space, drawers and hangers. The bedroom at the front of the house has a day bed / sofa bed, that opens into a large double bed, hanging rail and floor to ceiling storage/shelving. The room also has a large office desk, office chair, and bluetooth radio/speaker making it very suitable for home working if you're taking an extended break.
There is a large bathroom on the first floor with a bath, electric shower, toilet and storage cupboards. There is a separate cupboard that has the laundry basket, iron, ironing board and pegs.
On the second floor there is another double bedroom with a King sized bed, hanging rail, drawers and a Velux window with a blind.
Out the back door, there is a private garden with a decked area, outside dining table and chairs, with a BBQ, lawn, trees, plants, pond and extendable washing line.
Guests can access the property at any time they wish during their scheduled stay via a key lock box, the code will be sent to you prior to your arrival at the property.
Please enjoy your stay and treat the place like your own. There is free parking available 24/7 on the road directly outside the property.
Bin collection day is WEDNESDAY, please put bins out on TUESDAY evening.
IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.
The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
