Newly redecorated, Modern 1 bedroom apartment with private entrance directly on Brighton seafront in a sea facing building by Brighton Pier.
Few mins walk from Brighton Pier & close to most attractions & City centre.
Inside the 'Pride village' zone.
Self check in. Sleeps up to 4 guests.
11.30am check out available for a small fee.
Parking permit provided for Free off street *parking for 1 vehicle(4 shared spaces on a 1st come 1st served basis, availability not guaranteed at any time)

The apartment has a security camera outside monitoring the apartment entrance.

This is a prestigious and well equipped luxury raised lower ground floor apartment right on Brighton seafront with free parking and a luggage storage option for before check in or after check out. We want you to enjoy the very best that Brighton has to offer you in both style and comfort!
We hope that staying in our apartment will help you to fulfil that to the utmost.
Check out is by 10am, however if agreed to and paid for in advance this can be extended to 11.30am for a small fee.

We also own a 2 bed apartment with private parking space on the 2nd floor with direct sea views next door to this. It can sleep up to 6 guests. If you are a large group take a look at its availability.

Access to the apartment is via the parking forecourt at the front of the building, through the iron gate and down the steps to the private front door entrance. There is an outside cupboard just before the entrance housing the combination padlocked luggage storage locker. Please be aware that this is a communal space for the building and there is no light so can be very dark.

On entering the apartment to the right of the entrance lobby is access to the utility room/cellar. In here you will find coat hooks, the washing machine, tumble dryer an office desk and chair and plenty of storage space.
On the right are the steps up in to the oak floored open plan lounge/kitchen area. The room size is roughly 21.5' long by 16'11" max. wide .

The kitchen area has been fitted with high end fully integrated appliances and finished off with a sublime american black walnut worktop and is equipped with everything that anyone would require including a wine chiller and Nespresso coffee machine with complimentary capsules!
Various kitchen utensils, cutlery, glasses, cups, pots, pans etc are all provided in the drawers and cupboards.
Tea, coffee & sugar are provided as are some basics like washing up liquid & some cleaning materials.
The hot water boiler is located in the cupboard at the end of the kitchen breakfast bar and has the telephone and contract number so that any guest can call direct to British gas incase of a breakdown/emergency. This cupboard also houses the ironing board and iron.

The lounge area centres around a lovely old open fireplace. The chimney however has been capped so this is for show only. There is a 50" UHD 4K smart tv with freeview. There is a double sofa bed for an extra 1 or 2 guests too and a beautiful solid oak extending dining table with 4 matching chairs in the bay window. Just to put a little perspective on it, although this is a lower ground floor apartment, the lounge/kitchen area is surprisingly bright and when there are no cars parked on the forecourt if you stand in the lounge area you can clearly see the sea and the Brighton pier from the lovely bay window.

In the hallway from the lounge there is a cupboard straight ahead with shelving housing fresh towels. Underneath is a Dyson hoover and laundry bin.

On the left of the hallway is a hotel style luxuriously fitted shower room tiled with real honed slate flooring and prestige travertine wall tiles. The shower enclosure has a luxury dual waterfall/rainfall showerhead above with hand held attachment to the side. For those that need a little extra light, the mirror has its own bright LED strip light either side. Luxury towels are provided along with quality soap and shower gel.

On the right of the hall is a large double bedroom measuring 13'9" x 13'7" max, fitted with a top quality carpet for comfort. The king size bed has a luxurious orthopaedic pillow topped mattress for both ultimate comfort and support and 4 pillows. A DAB digital alarm clock is in this room along with a selection of books to read. If you really like any of the books please feel free to take it home with you! A hairdryer, hair straighteners can be found in the dressing table drawer.

Guests have full use of the apartment.

IMPORTANT PARKING INFORMATION.
At the very front of the building is a private off street parking forecourt with space for 4 cars. All 4 spaces are shared between the 7 apartments in the block with each apartment allocated 1 permit. We provide our permit for guests to use IF a space is available at any time during their stay. The permit will be available to you from your check in until your check out and has no time restrictions. Generally there is at least one parking space available, however they operate on a first come, first served basis and none are guaranteed to be available at any time during your stay. We have no control over the parking and the permit is only valid in the 4 spaces so cannot be used to park anywhere else. If no spaces are available, you will have to make other arrangements for your parking. We do not cover any costs for any inconvenience this may cause. Please do not message or call regarding the parking as i'm afraid we will not be able to assist. There is metered on street parking on some roads surrounding the apartment and on the beach road below(Madeira Drive) or at various car parks throughout the city.
Please note that the bays are monitored by an outside company and any vehicle that is either not displaying a valid permit OR is parked in such a way that it impedes any other bay can be ticketed. We have no control over the issuing of tickets and cannot cancel them. The parking companies contact number can be found on the various signage boards on display.

IMPORTANT EARLY CHECK IN, LATE CHECK OUT & STORAGE LOCKER INFORMATION.

We offer a 2pm check in option for a fee. We cannot offer an earlier time than this.
Check out is by 10am. We offer an 11.30am check out option for a fee. We cannot offer a later check out time than this.
Both of these options can only be reserved after a booking for the apartment has been confirmed.

A plastic Storage locker is available for you to keep your luggage before check in or after check out for a small fee(please check prices via message if required). This is located in an outside underground vault right next to the apartment. Use of the locker is at your own risk, so please do not leave anything of value in it.
Storage dimensions:
70cm Wide, 40cm Deep, 95cm heigh base to shelf and 22cm shelf height.
The padlock code will be given after payment is made. First come, first served basis. Please enquire for availability and prices if required.

The apartment is in the raised lower ground floor level and has its own private entrance.

The apartment keys are kept in a Masterlock key safe box to the left of the front door. You will be given the code to access them shortly before your arrival. At the end of your stay you may leave the keys and parking permit on the kitchen worktop and just close the door behind you.

The apartment is inside the Pride Village party zone that gets closed off during the annual Pride festival. It is less than a 1 minute walk to St. James street and less than a minutes walk to Legends bar/nightclub. The beach is just over the road.

Unfortunately this apartment has no disabled access and is not suitable for those with mobility impairments.

24 hour check in is available.

A security camera monitors the entrance to the apartment. This is for security purposes, however we also check this to ensure that our apartment is not abused in any way during stays and that only the booked amount of guests stay at our apartment. It is not to be obscured or tampered with in any way and is alarmed.

10am check out means that you must be packed and ready to go by this time. We will be in to service the apartment a few minutes after 10am for our next guests and will need to use the parking permit to park in a bay.

We charge £35 for any loss of the parking permit. This covers our charge to get a new one issued to us by the private parking company.

We charge £10 for a lost front door key.

Your car must be moved at your check out as we need to use the space to park our car for servicing the apartment.

If you need to empty the rubbish bin, the communal bins are on the street just outside the building.

Centrally located on Brighton Seafront just by Brighton Pier and within the coveted 'Pride Village Zone' area of Kemp Town, this apartment comes with a residents parking permit to park for free in any of the 4 shared parking spaces at the very front of the building.
It is within walking distance of most of Brightons main attractions, with Brighton Pier, the Zip Line, Aquarium, Brighton Pavilion, The Lanes shopping, Soho House and Kemp Town all being very close by and the Beach just accross the road. The perfect location for a stay in Brighton.

Parking is very expensive and hard to find in Brighton, especially during the summer months and special events such as Pride. This is included for free with this apartment. But please be aware that the 4 parking spaces are shared between 6 apartments and operate on a first come, first served basis and cannot be reserved. If at any point during your stay a space is available you are welcome to use the permit provided to park in a space for the duration of your stay.
