VILLA DESCRIPTION



Xenos Villa 1 is a luxury villa near the organized beach of Tigaki, which is 500 meters away. It is an ideal family or group holiday rental property.

Built on 2,000 m2 of land in an area made up of private villas exclusively.

Located 9 Km from the Airport, 1 Km from Zipari village, and 500 meters from the very popular destination village of Tigaki, where you will find a large number of fine restaurants, bars and shops.
The interior of the villa is of modern design with large windows and a stunning view to the sea. You can also see the island of Kalymnos and Turkey’s coast from the living room.

The villa provides all the facilities a large group may need and a layout that stretches over 3 floors and 180 m2, allowing plenty of personal space for its residents.
The main entrance leads to the first floor facing the sea; it consists of 3 bedrooms (two with a double bed and one with twin beds) and 2 bathrooms.

Two of the bedrooms have a direct ocean view and the third bedroom has a beautiful mountain view.
The second floor consists of a living room, dining area and open kitchen. Both living room and kitchen provide ample indoor and outdoor seating. The dining areas, both located on outdoor verandas (6 x 3 meters and 4 x 5 meters), have alluring sea views.

The living room has expansive glass doors (6 meters long) and the bedrooms windows flood the rooms with sunlight. Both provide an amazing opportunity to experience the Greek sunset over the Aegean sea.

The ground floor has a double room with a king size bed and a gym room with a complete gym set up and an additional sofa bed which can sleep 2 children.

Gym contains a hydro massage and steam bath cabin, a separate bathroom (sink and w.c.) and a laundry room.

Very nice property

We had a very nice stay in Xenos Villa 1 for our extended family of 9. - Amazing pool, we spent many hours enjoying our time in and next to the pool. - Great views from two patios. - Spacious rooms with A/C. - Very helpful host, prompt communication. Klaudia helped us with many questions and logistics during our stay. - Tigaki is the closest beach town. A short drive away. Great water and views of Turkey and other islands. Many options. A little bit far to walk -- about 1.1 miles, bike or car would definitely help. - Essentials are a short walk; rent a car if you want access to a grocery store. - Wifi coverage is not great, don't expect to do many video calls.

Outstanding Villa in Peaceful location

We have just come back from a glorious holiday in this fabulous villa. Having stayed in numerous villas in Greece, Xenos Villa is without doubt the best. The views from the top floor balconies, fresh water pool, private gardens combined with an outstanding level of cleanliness and hospitality to include a generous welcome pack, fresh soft white towels and dressing gowns made our holiday a luxurious peaceful break. We hired bicycles and cycled round the fresh salt water lake to see the flamingoes, into Kos town along the seafront, Marmari and into Tigaki. A large supermarket that sells everything you need is 5 mins from the villa and Tigaki a 15 min walk with a large selection of tavernas and a long sandy beach. One of our most memorable evenings was being taken out by Nicholas and Lydia to Zia for an evening meal looking at the sunset, fabulous food and views. This is an outstanding villa with generous hosts who even gave us a beautiful cake on our last day. Fantastic memories, we will be back.

A lovely villa with everything you need for a relaxing stay . The gardens are fantastic and the pool is great. The location is very good for Tigaki village only 5 minutes on foot and Kos town around 5 miles away. The hosts were very very helpfull and polite. Deafinately concidering a return visit

A lovely spacious villa in a quiet setting

My family and I have just returned from a fabulous stay at Xenos Villa 1. The villa is high quality and very modern with all the facilities you need. There are simply stunning views from the top floor living space. Highly recommended. The owners are lovely and very helpful. We enjoyed a lovely welcome. We hope to be back soon.

second stay in 2 years, never disappointing. hosts are very helpful and the villa is in excellent condition.15 min stroll into town for bars and restaurants and a fantastic beach. great views from all balconies and the inside of this villa is immaculate, everything seems to be brand new. would recommend this place to anyone

4 Frauen machten Ferien in der Xenos Villa 1. Tolles Ambiente in dieser ruhigen Villa. Die Villa war sehr sauber und jeden 2 Tag wurde sie gereinigt. Lovely villa, great location

My husband & I had a 10 day holiday at Xenos Villa 1 in May/June this year. The house is lovely with everything you would need - Lydia had left us a fab welcome pack - bread, ham, cheese, milk, wine, juice, water, biscuits, coffee, eggs - absolutely everything you would want to get started. The outside space is great and the pool is lovely - I believe it is an ozone pool as it never once smelt of chlorine. We didn't hire a car but didn't feel the need to as we could walk into Tigarki easily enough (about 20 mins) and to the supermarket which is about 15 mins and get taxis back if necessary. I would highly recommend this villa to couples or a family.

Honeymoon Delight”

We visited Xenos Villa1 after the wedding of our very good friends, to get away from it all and that's exactly what we got. The villa was in a lovely village right on the coast, having plenty of restaurants, shops (including bakery and butchers) and two beaches within 10 minutes walk. The village is very friendly and not too much of a tourist attraction, which suits us, you can sit among the locals for hours if you want and they will happily sit with you. We arrived on the island after a late flight and wanted to stop off to watch the England game and with a quick call to the owner, she arranged for a member of the family to meet us later, it was much appreciated, we arrived to homemade jam, biscuits, fruit etc. The villa is brilliant, just on the edge of the village and only a 500-600 meters from the sandy beach, which you can see from the front of the villa. The pool was a perfect size for the six of us and we spent a lot of time using it along with the BBQ. The villa is modern and the rooms are light and airy and the air-con works a treat, the owner Maria is wonderful, she even arrived with cake and a present for the newlyweds!, there is even a great maid service and pool cleaner/maintenance guy. Definitely visit the Camel beach if you get the chance and if your slightly adventurous eat at HO2, we would happily visit again and take the villa next door too!

Superb!

We stayed for 10 days at villa Xenos in September and we absolutely loved it. We have a two year old and a four month old and they enjoyed every minute. We were very impressed by the thoughtful touches in the villa, the building itself was beautiful with stunning views from all of the balconies. We spent most of the time by the poolside. Maria and Nicholas were fantastic, they couldn't do enough to help - Maria stayed up until 2am because our flight was delayed, just to welcome us. Brilliant location, beautiful building and views, so many happy memories made! Would highly recommend!

A small paradise

The Villa was exactly as described on the website and the pictures perfectly represent the interior and exterior of the house. There was a road ( 700 meters aprox. ) to go down to the sea, where you would end up swimming in the organized Tigaki beach . It was one of our favorite spot there. And of course, the view from the house is absolutely stunning, and one of the best in the whole area. Everything was very clean, and a cleaning lady was coming twice a week which helped to maintain a very clean house throughout our stay! On top of the cleaning services, MariaLydia was very helpful throughout our stay, she welcomed us with wine and a fruit basket, and she always remained at our disposition for any query we had. Location wise, the house is situated a bit less than 5 minutes walk from Tigaki village , where you can find many great restaurants, super markets bars . rent a car, and where you have access to buses and expeditions. I recommend to rent a car both for activities but also for everyday grocery shopping etc. All in all we were very happy with everything, it was an amazing stay and we would gladly do it again next year !!

RELAX GARANTITO

Siamo appena rientrati da dieci giorni fantastici. Sebbene fossimo un gruppo di 7 persone, lo spazio non ci Ă© mancato. La casa Ă© comoda e molto bella, di piu che nelle foto e sempre pulita, per ben 3volte sono state fatte le faccende con cambio lenzuola, asciugamani da bagno e da piscina. La posizione Ă© un altro vantaggio, a portata di tutto il necessario, e allo stesso tempo distante da rumori. La piscina Ă© perfetta per rilassarsi, con un materassino quasi si puo prendere sonno cullati dall acqua. Ultimo ma non ultimo, la gentilezza dei padroni di casa, di MariaLydia soprattutto, sempre disponibile (noi siamo arrivati con il volo in ritardo alle 3 di notte) e lei ci ha accolto facendoci trovare di tutto in dispensa per il giorno dopo, un altra volta invece ci ha preparato una buonisima torta di mele! non possiamo far altro che consigliare questa villa, ne sarete entusiasti. The house is comfortable and very beautiful, more than in the pictures and always clean , 3 thimes the housekeeping were done, changing bed sheet, bath and pool towel . The location is another advantage , within reach of everything you need , and at the same time far from the noise . The pool is perfect for relaxing , with a air mat you can almost fall asleep lulled by water. Last but not least , the kindness of the owners , of MariaLydia above all, always available ( we arrived with late flight at 3 am ) and she welcomed us making us find everything in the pantry for the next day , another time instead made ​​us a very good apple pie ! we highly recommend this villa , you will be enthusiastic . Stupenda !!!

Abbiamo soggiornato una settimana in questa piccola isola, siamo stati accolti dalla signora Lydia al nostro arrivo ( dolcissima,simpatica e cordialissima) , abbiamo trovato quel che necessario per la prima colazione, e anche la seconda!!!! Lei in persona ci ha accompagnati nel miglior posto dove affittare una macchina per tutta la settimana, e vi dico anche, che ci ha portato 2 torte in una settimana :)))) BUONISSIME !!! Abbiamo avuto la signora delle pulizie per ben 3 volte per rendere ancora piĂč pulita la casa di come l'abbiamo trovata. Casa grande ,pulita , spaziosa e alla moda. Piscina da urlo....Che dire, Ăš un piacere trovare persone cosi cordiali e disponibili, ve la raccomando se volete essere in paradiso per un po. Tantissimi saluti mia cara Lydia e Nicholas, siete stati veramente come due genitori!!!!

Un soggiorno fantastico!

Ho soggiornato in questa villa con i miei amici per una settimana e ci siamo trovati benissimo.In essa troverete tutto ciĂČ che mostrano le immagini di presentazione :4 bagni,2 terrazze,4 camere da letto, cucina e soggiorno spaziosi e una fantastica piscina. L'ordine e la pulizia della casa sono impeccabili e sono disponibili asciugamani,accappatoi,asciugacapelli,stoviglie,pentole,lavastoviglie ,lavatrice. Inoltre la posizione della villa Ă© strategica poichĂ© permette di raggiungere facilmente tutte le zone dell'isola in tempi brevi. Un saluto ai proprietari (Lydia e Nicholas) gentilissimi e sempre disponibili.

Ancora meglio delle aspettative!

Abbiamo alloggiato nella villa dal 9 al 16 agosto, ed eravamo un gruppo di 9 persone. Siamo arrivati molto tardi la sera e Lydia ci ha aspettato per consegnarci le chiavi, senza volere i documenti e le carted di identitĂ  subito perchĂ© eravamo stanchi e non avevamo ancora cenato... Nella cucina abbiamo trovato il sapone per i piatti, bicchieri, piatti, ciotole, pentole, forno, insomma tutto il necessario per pulire e inoltre ci avevano fatto trovare frutta, pane, prosciutto e formaggio! La casa Ăš esattamente come nelle foto, il piano di sopra Ăš composto da cucina/soggiorno, 2 balconi e 1 bagno provvisto di doccia, il piano terra da 3 camere da letto (2 matrimoniali e una con due lettini singoli) e 2 bagni (entrambi provvisti di doccia) e nel piano interrato la palestra e 2 bagni (uno solo con una doccia e uno in cui c'era il water ed anche la lavatrice). Abbiamo trovato la casa pulita, provvista di sapone, cartaigienica e asciugamani in ogni bagno, piĂč un accappatoio e un telo per la piscina a testa. Inoltre, nella settimana in cui siamo stati Ăš venuta una signora a pulire (insieme a Lydia) 2 volte, cambiando ovviamente asciugamani, teli, accappatoi e lenzuola! La casa si trova in un punto strategico da cui Ăš facile raggiungere i posti piĂč caratteristici dell'isola (Kefalos, Kardamena Kos cittĂ ). Sono stati davvero gentilissimi e giuro di non essermi mai trovata cosĂŹ bene con una cosa presa online! Un abbraccio a Lydia e Nikos da Annalisa.

Villa spettacolare,piscina magica e grande pulizia

L'unica cosa che mi viene da dire Ăš: "SPETTACOLARE". Ho soggiornato con il mio gruppo di amici e posso dire che la Ăš villa bellissima, ben organizzata su ogni livello (due piani piĂč piano interrato) e gli spazi sono ben sfruttati. La piscina Ăš fantastica, per non parlare dei due terrazzi, uno per la colazione e uno per l'aperitivo (ma anche a bordo piscina l'aperitivo aveva tutto un altro sapore), climatizzatori per ogni stanza, sauna, quatto bagni... Insomma il top! I proprietari, Lydia e Nicholas, sono due persone squisite e molto disponibili. Lydia ci ha addirittura offerto una torta di mele buonissima fatta da lei!! Ogni due giorni la casa veniva pulita e veniva cambiata tutta la biancheria. La casa dispone di tutto: lavastoviglie, lavatrice, stoviglie... Insomma, questa vacanza sull'isola di kos Ăš stata resa ancora piĂč magica dal soggiorno in questa villa. La consiglio vivamente!!! Grazie a Maria Lydia ed a Nicholas!

È stata la parte piĂč bella della vacanza, villa bellissima, spaziosa e pulita, proprio come appare nelle foto. La piscina soprattutto ha contribuito a rendere quest'esperienza fantastica. Anche la posizione della casa Ăš perfetta, non troppo distante sia da kos town per la movida notturna e sia dalle spiagge piĂč belle. Inoltre i proprietari della casa sono gentilissimi e disponibili, la casa perfetta insomma

The house of my dreams

Siamo stati una settimana, e confesso la paura iniziale di aver prenotato una casa talmente bella da non essere reale, ma quando mi sono ritrovato a nuotare in piscina, fare la doccia nell'idromassaggio e fare jogging in palestra era tutto perfetto. Marya la padrona di casa Ăš stata gentilissima, ha assecondato ogni richiesta facendoci trovate anche la roba da mangiare nel frigo, la casa Ăš provvista di tutto lenzuola asciugamani e pentole. Perr il resto come ho detto e ripeto Ăš la casa dei sogni aperitivi in piscina, alba in terrazza, un esperienza fantastica.

A little piece of Paradise

We had an amazing holiday with our family in this extremely beautiful and luxurious house! We enjoyed everything in and around the house. Especially the wonderful balconies from which you could practically see the whole island and the fantastic, private pool area and garden with exotic trees. Nicholas and Maria truely created a little piece of Paradise here on Kos, thank you so much!!

Fantastic time at Xenos Villa Kos

Lovely new and modern villa with beautiful sea views .!! The private pool , the gym with the steam bath and the large garden was what we loved most.!!The villa is located very near to Tigaki village and Tigaki beach with lots of sea sports, closed to bars and restaurants.The weather even at the end of November was fantastic.! Beautiful villa

This villa has been created with love and attention to detail. It is a fabulous place to stay for a holiday and has everything you need to make it feel like home. The views of the sea and mountains are beautiful and the sunsets are spectacular. From the moment of enquiring about making a booking, to the end of the holiday, the owners were friendly and helpful and went out of their way to make our stay memorable. We couldn't thank them enough. They have created the perfect peaceful getaway. I highly recommend this property. Tigaki is a quiet resort with a beautiful beach. It has plenty of bars and restaurants all of a good quality.

Perfect hosts for a perfect villa

it was a beautiful villa with everything you need for a perfect holiday. We arrived to a fridge full of food, bowl of fruit wine and water, which was lovely after a long journey. The villa was the cleanest place I have ever stayed in with beautiful views from both balconies. the swimming pool area was very spacious with plenty of sun beds chairs etc. The owners Nicholas and Lydia where the nicest people you could meet, we had an evening out with the when they bought us drinks cakes and fruit. Lydia made us a lovely cake which we all enjoyed and she made sure our taxi picked us up from outside the villa not on the main road which they wanted to do Nothing was too much trouble.

A quiet holiday

The house is very beautiful, modern and very well maintained. All described facilities and services are well provided, with a very good customer service by the owners. The clean service was perfect and followed as described. We really enjoy swimming pool, gym, and relaxing views from the terraces. The island offer very beautiful beaches in all the cost areas but we prefer those in the south-est. The thermal area close to the sea in the nord was really fantastic. Tigaki area close to the villa offer a quiet ambient with good restaurants and bars. In the mountains, Zia is very tourist but beautiful to visit. We recommend instead to discover little villages and orthodox churches around Zia in the mountain area. Yes, we recommend this property to someone want a quiet and beautiful holiday. If it would be a little bit close to the beach, it would be perfect.
