Appletree - a house that sleeps 6 guests in 3 bedrooms

Appletree is in the quiet Lakeside village of Portinscale (just outside Keswick) and has some fabulous views of the surrounding fells with local access to lakeshore and marinas.

On the ground floor there is a large open plan lounge, dining/kitchen area with patio doors out onto a paved patio area and enclosed garden. The lounge has two, three seater settees, an easy chair, TV, DVD, CD player and an open fire (ideal for a cosy night in). The kitchen is well fitted and has fridge, freezer, double fan oven and gas hob, dishwasher, microwave etc. Off the kitchen there is a small pantry for food storage.

On the ground floor there is a large bedroom with Smart TV and zip/link beds which as standard is made up as a super king size bed but can be made up as two single beds (there is a £15 charge for this). Also on this floor there is a fully tiled shower room with large drench shower,WC and wash basin.

Upstairs there are three bedrooms. The main bedroom has a king-size bed, is nicely furnished and has lovely views towards the fells. Off this room is a fully tiled en-suite shower room with drench shower, WC and wash hand basin (with underfloor heating to the tiled floor during the winter months). The twin room is spacious and has Smart TV, two single beds wardrobe, drawers, dressing table etc. and again has fabulous views towards the fells. The fourth bedroom has a double bed and looks out towards Skiddaw. This room is offered at £50 for a short break and £75 for a full week. All bedrooms are beautifully dressed with luxury linen and towels.

The fully tiled bathroom has a bath ( which can be turned into a Jacuzzi Bath at an additional charge if requested) separate curved shower cubicle, WC and wash hand basin.

The house also benefits from a fantastic multi-purpose garage/utility space, with plenty of room to securely store bikes, kayaks etc. as well as hanging space for walking gear, a washer/dryer, and there's even a hot or cold dog wash so your canine companion can get squeaky clean before heading inside to get comfortable after a day out exploring!

To the outside there is an enclosed garden and patio with table, chairs & parasol. Please be aware this property is not suitable for hot tub hire.

There will be no need to worry about parking as the property has a large private driveway.

A great place to stay in a great loction

The house had everything we needed. A short (and beautiful) walk into Keswick and lots of walks from the doorstep. Near to the lake for water sports too. There was plenty of storage for our bikes and the kitchen was well equipped for self catering. The welcome pack was a lovely touch. Highly recommended.

A fab stay

We have just come back from a wonderful week at Appletree. The property is lovely with everything you could want. Our pooch loved the enclosed garden and the house felt like home from home. My only slight niggle is the mattress in the downstairs bedroom is quite hard so I didn't sleep overly well. However the location and easy walks from the door more than make up for that. Thank you.

Our 3rd visit to Appletree.

This was our third stay in this lovely property, which comfortably accommodates our group of 5 active adults and 2 dogs and provides off road parking for 3 moderately sized cars. All the bedrooms are comfortable and spacious, and the living space works well. The location in a quiet area of Portinscale is ideal for us. Within easy walking distance of Keswick but away from the hustle and bustle. The welcome packs were a nice touch, the doggy welcome packs were a new addition this year - 2 very happy dogs!

Facilities and Location Excellent

My wife and I, our son in law and two grown up grandchildren had the most fantastic stay at Appletree. My wife and I had the en-suite double room upstairs. Everyone else had their own room and access to two other bathrooms. Plenty of parking space for our cars. Close to the A66 giving easy access to Keswick and all the fells we wanted to reach. The three younger members of the family climbed 21 Wainwrights during our week despite the rain. Excellent space in the garage to let soaking wet gear dry off. We couldn't have asked for more. We hope to book Appletree again next year. Thank you so much.

We had a very enjoyable week at Appletree with good weather and a celebration of our daughter’s fiftieth birthday. Comfortable house, good food, great walks and beautiful scenery. What more could we ask for?

Lovely comfy house in Portinscale

We really enjoyed our week in Appletree Cottage. Plenty of space and amenities for 2 adults and 3 children. There is a super washing/drying area in the attached garage and a handy enclosed garden for the dog. Wonderful views from the upstairs bedrooms, but downstairs the outlook is more restricted by nearby houses. The only disappointment was discovering that the whirlpool bath was no longer operational. The instructions in the cottage folder are out of date, directing you to phone the office to arrange extra payment for the bath. We would definitely recommend this lovely cottage, and also Fern Cottage where we stayed last summer. We appreciate the quality of Keswick Cottages!

This was my second one week stay at Appletree this year and we loved it just as much as the first. It’s such a great location. The house is spacious and has lovely views. Would stay again every year.

Lovely house and great location

Had a lovely week at appletree, the house is beautiful, clean and spacious. The house is well equipped with everything you require (except an ash bucket to empty the ashes from the fire). Location is ideal with walks from the door step and a walk into keswick was only 20 mins. Excellent cafe in the village for refreshments after a long walk. Would highly recommend

Appletree

This is another visit to APPLETREE. Its like home from home!! A quiet location and an enclosed garden for the dog. We have already booked for next year as it is so perfect.

Our Latest Appletree Visit.

We have had several visits to Appletree. It is a brilliant venue for family/group get togethers. It is very comfortable and very well equipped, always immaculate. The new garden chairs are extremely comfortable and the garden parasol was an essential for our wall to wall sunny week - incredibly, not a drop of rain all week! We would always return here ..... when available.A word about the staff at Keswick Cottages, they are great to deal with as we have found over the years, nothing is too much trouble, well done.

Perfect stay

Family of four adults staying for five nights. We loved this spacious home from home accommodation in a perfect location, within walking distance into Keswick. Brilliant views over surrounding hills. Hot showers and plenty of storage space in the garage for bikes etc. We were blessed with fantastic weather too. Would highly recommend and would stay again.

Great house and good location for walking into Keswick.

The house was very comfortable and had everything you would require beds were comfortable and showers were great. It was a short distance to Keswick if you like to walk. The pub over the road was a bonus a 5 minute walk. Parking at the property was also great as you didn’t need to take the car anywhere as long as you are fit enough to walk. We have in fact booked again for next year.

Lovely Property

Lovely property, perfectly situated for walks and Keswick centre. Kitchen is fully equipped with everything you need if you want to cook, but if not the pub is literally at the end of the road. Would definitely book this property again.

Very comfortable and well located property

We had a very comfortable stay at Appletree. The property is well located with easy access to Keswick and Derwent Water. Appletree is very well equipped with plenty of crockery, glasses etc. The afternoon and evening sun hit the table and chairs in the garden making it very relaxing for an evening drink! Lovely holiday home!

A lovely appointed house.

A very comfortable house for 6 adults. We found the property very clean, and very warm in the cooler climate..

Mixed age family gathering

Accommodation was ideal for the purpose, not least the three shower rooms. Service from Keswick Cottages was excellent. Highly recommended.

Excellent property in quiet area and Keswick is easily accessible by a short walk. Could not ask for anything else.
