A cosy cottage with plenty of space for 2 - 3 guests and the smallest of the Eco Barns. The kitchen is well equipped with an induction hob & oven, fridge freezer, dishwasher and microwave alongside cutlery crockery and pans. There is dining table to seat 3 and comfy seating in the living space and a smart TV so you can keep up to date with Netflix and other favourite channels.. The large bedroom has zip and link 3ft beds making up to a 6ft double which is made up with fresh bed linen for your arrival. There is also plenty of clothes storage, The second bedroom has a 3ft single bed with space for an additional travel cot plus drawers and a wardrobe. Towels are provided alongside an eco-friendly housekeeping starter box and a seasonal welcome hamper. The spacious bathroom has a walk-in shower with a grab rail and is suitable for less mobile guests. The small courtyard garden has a barbecue and garden furniture. Guests have access to the shared gardens, luxury indoor heated pool, games room, tennis courts and secure cycle store. There is Free Wifi throughout the site and EV charging available in the car park.
We had a lovely stay here, the pool was fantastic and the private sessions are a great idea. We were even able to book an extra session by requesting in advance, very helpful. Great accommodation and location to explore Norfolk.

The volume of instructions was overwhelming compared to other holiday cottages where we have stayed, but we managed to understand everything.
Wonderful stay in Coot. Clean and modern, extremely well equipped and comfortable eco-barn. Well managed and lots of helpful information regarding the local area provided. Good size swimming pool added bonus. Tranquil location ideally placed for visiting both coastal and inland attractions.
We chose coot as an overflow extension to our families party in the Eco Barn. It was ideal for us as Grandparents as it gave us a quiet escape whilst being very close to the wider family. The location is superb as is the space for the children to play and the excellent swimming pool. This was our third visit and I am sure we will be back.
We have stayed here 3 times now and each time we intend to visit again. The cottage is comfortable and very clean. Any problems are dealt with really quickly so there is never a drop in standards.
A delightful cottage in rural, peaceful surroundings with all needs catered for. The pool and games room were an extra bonus that was greatly enjoyed by us all.
Had a lovely time in Coot, just a shame about the weather, we chose a bad week.
Max loved watching the rabbits hopping about outside our door. Just as well leads were mandatory.
I do have to mention the V2 Osprey aeroplanes which one could hardly ignore as they flew right overhead, several times one afternoon. Canât be helped and not your fault!

We found the information we received before our stay and throughout our time at Coot Cottage was excellent - clear, helpful and complete. The cottage itself was exceptionally clean and extremely well equipped. Highly recommended.
This is our 3rd stay at Cranmer. The location is good for cycling, walking and day trips, the cottages are well equipped and comfortable and we enjoyed using the pool and games room (table tennis). We had hoped to play tennis too but it didn't work out this time. We would come back with our children and grandchildren if it wasn't such a long drive from Manchester!
Having stayed at Cranmer Cottages before we always knew it would be another lovely stay. We stayed in Coot cottage and again we were not disappointed. Perfect for a couple. Cute, very warm and cosy and we loved the Christmas tree. Cannot recommend them highly enough. Responsive, helpful and keen to make your stay as enjoyable as possible.
This was our second stay at Coot Cottage. It is convenient for visits around North Norfolk which is why we like the location - plenty of options whatever the weather. Our previous stay was at the end of Covid when the cleaning regimes were very strict so it was not really surprising that a few very small issues were spotted this time. However, compared with the other holiday rentals we have used, Coot is exceptionally clean. We will come again.

The facilities available on site were good and clean.
A couple of suggestions to improve Coot cottage: a thicker blind in the main bedroom to block the sun in the morning.
The padlock on our gate to the courtyard/ patio area was broken and so the gate would swing open. Not ideal with young children and a road close by, so just needs a new lock added.
We personally felt the place could have an update to some furnishings. For example, both rugs (one in the children's bedroom is fraying and the one in the lounge looks and feels a bit tired).
However these are small things and we would book again.
We had a wonderful stay at Coot Cottage, our only complaint is that we only had time to visit for two nights! The whole process to arrange our trip was extremely well organised, with a wealth of information sent over before our arrival. The cottage and grounds are absolutely lovely, and ideal for our two young daughters. Everything was spotlessly clean, well maintained, and the cottage had everything we needed. The pool was fantastic too. Thank you for your hospitality and we really hope to visit again soon.
We loved our stay at Cranmer Country Cottages. Before our visit we had excellent communication with the owners and they went above and beyond to help arrange a surprise for our daughterâs birthday. The accommodation itself was finished to a high standard and wonderfully clean. We made use of the games room, swimming pool and playground during our stay, all were fantastic facilities. The location of the cottages was in easy reach of two supermarkets and a number of pubs and takeaways and we found a number of visitor attractions that our family enjoyed close by. We would definitely recommend staying in any of the cottages.
We booked Coot cottage fairly last minute. The cottage was lovely, very clean and very comfortable. The swimming pool was great and we used it every morning and evening. Itâs close to beaches and NT properties. The only downside is that Fakenham has supermarkets but theyâre quite small and have a limited choice so bring anything with you that is out of the very ordinary. Thatâs a tiny gripe and nothing to do with the cottage, go to walk on the huge, wonderful beaches and in the countryside.
We had a lovely stay at Coot over the May bank holiday, when the sun came out and we were able to explore many of the beautiful beaches and attractions of the area. Things we loved: the quiet pool was perfect for our kids, the location was great, in between many great attractions, the kitchen was well supplied, parking was convenient and the wild bunnies outside were very sweet. Things we didn't love: we had issues with the water pressure and temperature during our stay. At one point it turned off completely and as there is very little phone reception, we couldn't get through to the owners. One of our neighbouring guests managed to alert them to the issue and it was resolved very quickly though. We didn't seem to get the knack of the shower temperature though, so it was too hot for our children.
Coot was very comfortable and well equipped. The site itself was great with the pool and games room, onsite parking, EV charger and a good location close to everywhere. The aspect that we would change would be the amount of rules, including the sheer overload of emails prior to arrival, plus the overwhelming documentation, different folders of rules etc. It got quite confusing at times trying to locate something simple, such as how to work the thermostat and I ended up texting the owner - but then sifting through 7 pages of rules about the swimming pool, the majority of which were common sense. I think this should be trimmed down as it took away the relaxation element of the holiday.
Lovely long weekend break, lots to do in surrounding areas. Pool & games room good for the children & nice to have a specific time slot for personal use. Just being a little picky but shower needs addressing. Overall a lovely stay & would recommend.
