About the property
The Byre is a newly built, luxury house with private pool situated on an idyllic, 50-acre estate in the countryside. The house has been designed to offer the ultimate guest comforts and comprises three en-suite bedrooms, an open-plan kitchen, dining and living area are with rustic features, large and a cosy wood-burning stove. It's the perfect space to get away from it all and relax in stylish surroundings with your own private pool. Being only an hour's drive from the Cotswolds, this beautiful estate offers stunning lakeside and woodland walks for you and your four-legged friends, too.
The space
This luxurious newly built barn makes a wonderful holiday home for up to six guests. On the ground floor there is a large open plan fully fitted kitchen, dining and living area finished to an extremely high standard, along with flagstone flooring. There is a range of quality fitted units, Smeg appliances and table with seating for six guests.
The living area is tastefully furnished with large leather sofas, a wood-burning stove and TV. There is a ground floor bathroom with a bath and a shower, and three king-size en-suite bedrooms on the first floor, one of which is a zip and link to form two singles if required.
Outside, there is comfortable seating, sun loungers and a BBQ on the decking which leads to the private indoor heated pool.

Guest access
The property is accessed via a private entrance and a member of the estate staff will be on hand to meet and greet guest on arrival. We request that you call 15 minutes prior to arrival and you will be met at the gates.
Sustainability
The property benefits from solar PV panels and is heated by a biomass central heating system.
We plant a tree for every booking we make to help offset some of the carbon emissions generated by our stays.

Please note that the property is located on a working estate, and as such, occasional background noise may be heard during the day.
Deposit: Bookings are subject to a non-refundable deposit of 30% of the booking value plus applicable booking fees with the balance payable 60 days before the date of travel.
Accidental Damage Deposit: To maintain the highest standards in our properties, guests will need to pay a refundable Accidental Damage Deposit of ÂŁ200 prior to their stay. An advance payment as detailed in the booking summary can be made to waive this requirement.

Strictly no smoking on all the premises or grounds Up to 2 dogs are permitted - fee displayed in your booking summary Dogs should never be left unattended and are not allowed on the furniture or in the bedrooms. They can run free in the enclosed garden but must be kept on a lead at all other times and are not allowed near any of the areas where sheep graze Please keep noise to a minimum
