Gardener's House - a traditional stone 3 bedroom house on Arniston Estate
This truly unique property is set into the old Walled Garden at Arniston. The house is secluded and sits by a gentle running stream which flows to the Sunken Garden. with 3 bedrooms and 2 bathrooms it is a ideal retreat for families with pets. Due to our rural location we advise guests have their own vehicle.
Ground Floor: Entrance Hall, sitting room with open fire. Dining room with wood burning stove. Well equipped kitchen with kitchen table and large glass doors which open out on to the Walled Garden. Downstairs WC and wash hand basin. Utility room.
First Floor: 1 double bedroom with en suite shower, WC and wash hand basin. 1 twin room. 1 bunk room. Bathroom with shower over bath, WC and wash hand basin.
Everything was perfect. The people there were so helpful when we came in extremely late due to delays in our travel. The house was quaint and so relaxing. I truly am sad we couldn't have stayed longer, but our plans wouldn't allow us. I hope to return again and stay for longer. I just sat in the living room and enjoyed the peace and quiet each evening. Oh and there were highland cows behind the cottage. It just could not be any better. I also enjoyed reading the history. I am so thankful that someone who loves and appreciates history inherited and preserved the estate. I know it must have been difficult spanning 50 years of restoration. Impressive.
This was our second visit to Gardeners House. The location is ideal as our extended family live locally and are able to visit. The house is large enough to entertain with many family meals prepared and shared at the large dining table.
We enjoyed the country walks and bird life.
The house is very cosy and warm and feels like home away from home. I would highly recommend a visit.

This was a first anniversary gift to my daughter and her husband and they had a magical time. They enjoyed peaceful walks through the estate and loved having a real fire to cosy up to.
It was Doors Open day on their arrival day and they enjoyed an interesting tour of Arniston House. Many thanks to Henrietta, her mother and the staff that make Arniston such a wonderful Place to stay.
Pet friendly. Plenty of utensils in the kitchen to use. Some areas of dust dotted aroubd, namely lamp shades but otherwise clean and tify. Lovely fires in lunge and dining room. Easy to contact owner when needed and accomodated lighter duvet in main bedroom as too warm.
We had a great stay, the kids loved the back yard and the highland cows in the back pasture. The property was beautiful and it was close to Edinburgh. We would stay again.
I cannot say enough wonderful things about Gardnerâs House!! Henrietta is a host that goes above and beyond for her guests. This was our first trip to Scotland to visit our son studying nearby, so it was a chilly time! The house was cozy and we loved playing cards by the fire in the parlor room. The grounds looked beautiful⊠we hope to come back when it is warm and we can explore! I highly recommend this vacation home for families. The 4 of us slept comfortably and there would be room for two more as there are 3 bedrooms. Thank you Henrietta and staff for making us feel so welcome!
This was the third time Iâve stayed in cottages on the Arniston estate (I have family in Gorebridge) and I wonder why anyone would want to stay any where else! Gardenerâs cottage was truly lovely. We were only 2 people, but didnât feel like we were rattling around in the place. It was genuinely like staying in a home from home: Heating was just right, WiFi was great, modern TV worked well, the kitchen was a lovely place just to have a coffee at the table and watch the world go by. Because youâre right next to the big house, the drive to and from the cottage is very grand and never fails to make you aware of where you are - in Godâs country. Fabulous place. The one thing I would also add is that the owner (Henrietta) has the right balance in âHere if you need meâ - information sent before, during and after your stay was timely, clear and concise. Canât recommend highly enough.
Lovely getaway with family and friends during October holidays at this charming little gem. Sitting on the beautiful grounds of the Arniston Estate, away from hustle and bustle, yet close enough to the city of Edinburgh (we commuted by car). Accommodation itself was very spacious and had everything needed. Enjoyed the views of walled garden while having our breakfast each morning. Communication with the host before the arrival and during our stay was excellent. Thank you for making our stay so pleasant and memorable.
I really enjoyed my stay at the Gardener's Cottage. It was clean, comfortable, and quiet. There is a lot to see and do in close proximity to the property, and about a 30 minute drive to Edinburgh.
An excellent and comfortable property, great to come back to after exploring the delights of Edinburgh. Well located, just 20 minutes from the Park and Ride. A quiet location on a vast estate.
We are already planning our next stay at this beautiful estate "Gardners Cottage" the cottage was very specious and well appointed. The grounds were beautiful and we enjoyed our morning walks.
Stayed here for work near Edinburgh Centre. Would rather stay outside of the City, this is a great place to stay.

Very peaceful and beautiful location.
We have stayed in the cottages on the estate and they are really cosy just what you would like a cottage to be. Gardener's House is set away from these and is a bit grander, but just as cosy.
Interior of house was modern and a good fit for our family of 6.
Kids enjoyed exploring the grounds and area around Arniston house.
Few minutes our of town so close enough if you for needs in town but a very good country feel.
Good communication even as plans changed due to airline issues.
We had the most amazing stay at Gardener's House, we loved the walks around the estate. Great location to catch up with family and friends in the area. House was well equipped and we had everything we needed. Will definitely stay there again.

My family, The Dundas family, have owned and lived at Arniston for 450 years. We very much enjoy welcoming visitors to the estate to experience the timeless beauty of our home. The current mansion house was built by William Adam in 1726 and many of our cottage visitors enjoy the guided tours which run from May to mid-September. We are so fortunate to live in the country yet we have Edinburgh with all its attractions just a short train ride away.
The stunning setting for our properties is always remarked on. Arniston is a designated designed landscape with many ancient broadleaf trees and wonderful woodlands to explore with pets. We have the best of both worlds as the buzz of our capital city, Edinburgh with all its attractions is a 25 minute train ride away.
