Asseyez-vous sur le pont à la fin du jardin surplombant l'Atlantique et écoutez les vagues qui clapotent au bord de l'eau ou siroter une tasse de café du salon à l'étage et voir la puissance et la majesté de la mer. Une nouvelle construction fabuleuse, Llawnroc est situé presque sur la plage à Widemouth Bay, l'une des meilleures plages de surf de Cornwall et à proximité du sentier côtier du Sud-Ouest. Merveilleux pour la marche et la maison est conçu pour plaire aux surfeurs, randonneurs, golfeurs et les familles dans une égale mesure.
Une partie du nouveau développement de luxe à Black Rock, la maison est livré avec chauffage au sol, poêle à bois, un jardin aménagé où vous pourrez profiter de manger en plein air avec la mer comme toile de fond protégée des brises de mer, jardin commun gazonné, parking pour deux voitures, hangar de planche de surf verrouillable, douche extérieure, Sky TV, Wi-Fi et Xbox 360 kinect playstation.
Il ya une belle salle de séjour qui est à aire ouverte avec la salle à manger et cuisine. Un grand poêle à bois rend les soirées plus fraîches très confortable et la vue depuis le salon sont à couper le souffle. La maison dispose de quatre chambres, une super king, un roi, une double et une chambre double lit superposé. Toutes les chambres sont en suite et la chambre avec lits superposés pour les enfants est en suite avec un bain.
A proximité se trouve l'excellent magasin de village local avec un compteur journalier de poissons frais et ils stockent tous les éléments essentiels quotidiens. Il ya aussi une bonne sélection de pubs et de restaurants dans un 10-15 minutes à pied de servir la bonne nourriture et des boissons locales. ville Bude, qui a une excellente sélection de restaurants et de nombreux très bons petits magasins indépendants, est une courte distance en voiture le long de la route panoramique de la côte.
Une propriété vraiment fabuleux et parfaitement situé par les sables Widemouth Bay or et à courte distance des nombreuses attractions locales.

Wonderful stay

So close to a very special beach with a nice cafe. Very pleasant. It wasn't secluded as we expected but part of a holiday village with other properties attached. Wouldn't say it is ideally suited to dogs as dogs are not allowed in bedrooms or on sofas and garden access is through bedrooms and room with sofa is the only place to leave them for the night. James was very good at responding to any concerns we had. We had a lovely holiday. Highly recommend the Break Bar down the road towards Bude.

fabulous location

The property online looked wonderful however in reality there is building work going on which obstructs most of the view. There are items of health and safety which need attention and for the price it was disappointing. The house is quite small in communal areas for 8 and no storage space for food.

JB Update: Hi Emma, I did try to contact you a couple of times but didn't hear back. The only issue we identified was a slightly loose light fitting - which as now been full replaced. Unfortunately unless people report things to us at the time they discover them - we are unable to resolve them. Thank you for your comments Emma, it is greatly appreciated. I have tried to contact you a couple of times to discuss your comment around Health and Safety - as there are no issues whatsoever in this property. We take health and safety very seriously indeed. I will continue to try and contact you & update this review. best wishes James. ( it is also important to note that through all our communication - we always ask guests to flag any issues they come across so that we can act, in this instance we were not alerted to anything)

Disappointing

I booked this house as a holiday for my family as we had not had a very good year. I was disappointed that the house was a terraced house the photos certainly didn’t make that obvious, the living area of the house is to small for 6 adults and 4 children, and considering there was supposed to have been enhanced cleaning the table extension was disgusting. The bedrooms were nice but the room with bunk beds had a sloping ceiling and my grandchildren bumped there heads more than once. All in all disappointing.

Thank you for taking the time to send us your review Karen, it is greatly appreciated. Honest feedback is the only way that we can learn & improve – I am a little surprised that is has taken 5 months as we like to be very proactive in our approach with all our valued guests – evidenced through our communications before & upon arrival at any of our properties. ‘Llawnroc’ is a lovely property with fabulous proximity to the beach. To address comment in terms of being ‘terraced’ – it is part of the Black Rock Sands Development as mentioned in the description & at no point have we purposefully mislead in this regard- further reinforced by narrative that talks of ‘grassed communal areas’ & the photos of the property. Should you have sought further clarity prior to your stay we would have been all too happy to answer any questions or concerns. Upon your arrival on the 23rd Oct 2021, you emailed me to flag the dirty ‘extended element’ of the table. I responded within 1 hour to apologise for the oversight – explaining that it was an unfamiliar housekeeping team in that property cleaning prior to your stay due to a large number of people being taken out of action with Covid 19. This team unfortunately were not aware of the extending nature of the table coupled with the previous guests leaving it without cleaning. The team have worked incredibly hard all season & it is important to stress that all our houses are cleaned & presented with great care and attention. This was an oversight. Under the backdrop of Covid 19 these past 2 years – my house keeping teams have done an exceptional job under very challenging circumstances. We care greatly about all our guests & on this occasion we offered a house keeper to attend to make good that evening for you plus suggested coffee & cake at the local coffee shop by means of apology too. Sadly, we did not hear back from you. We have recently also undertaken an extensive programme of works during the winter for all properties we look after – to include full redecoration in this instance to further enhance what is already a nice property in a fab location & enjoyed by guests.

Great Service

The property is well finished with a modern feel. We stayed with our 2 children 10 & 11 as well as my In laws. It is situated a really short walk from the beach so was brilliant for our dogs. The house has wood flooring through the majority of the house so coping with the beach sand was easy. Large door opened in the upstairs living space allowing you to see and hear the waves and really soak up the seaside experience. The interaction with James, the agent, was fantastic and because of this we have booked again. Our first ever return to a rental.

Covid Pick me up!

Everything was made easy as plenty of information was sent prior to travelling including what was expected of us due to Covid and details of the additional cleaning done as recquired .Access details given early along with comprehensive information regarding the property and surroundings.A great plus was having a shower/en-suite with each bedroom.The property was very clean,beds very comfy and bedding top quality.Very near the beach which was a great plus for us as we have an energetic dog.We enjoyed our first week so much and noted the following week was free so booked for a further week.Needed to speak to James on a couple of occasions and he replied promptly.I would definitely book again.

Lovely large property -comfortable and great having an en-suite with every bedroom .Close to beach and a good variety of dog walks-.On our last day we noted the following week was unbooked so decided to stay for a further week.

A beautiful property in a lovely location

We had an excellent weeks holiday in this well equipped accommodation with beautiful sea views. Only slight issue was the decking needs some maintenance in places.

Great house in a perfect location for a family holiday!

Fantastic property right on the beach. Not far to carry everything you need for a day at the beach. Check the waves out of the window before deciding to body board or not! Great outside shower so you can come back to the house for lunch - the house didn't get full of sand. Very comfy beds, loved having a bathroom for each bedroom - a luxury! Great open plan relax/cook/eat area for the whole family to spend time together. We had a query about the TV and it was cleared up very quickly. A couple of spot lights had gone in one of the bathrooms and new ones were delivered to us the same day. Highly recommend! Thank you for providing such a lovely place for our holiday!

Fantastic location on the beach

Property was as described and very well equipped. It’s an upside down house which means getting to the garden through one of the bedrooms, but does mean you can sit on the sofa and see the sea :) The dog loved running along the sand with the other dogs and we enjoyed watching the gorgeous sunsets in the evening. Nick was very responsive to emails and came back immediately if we had any questions.

Very good

We had a lovely week. The location of the house is fantastic, so close to the beach which was fantastic and we were in the water every day surfing and bodyboarding. The house was very clean and very well supplied with all crockery and kitchen utensils, enough for 10 people. I would definitely return.

Fantastic location, well stocked but poorly laid out house

House is fantastically located. Layout of the house is somewhat confusing - main bedrooms are downstairs meaning that access to the garden is via a bedroom and the children's bedroom with the bunkbeds is adjacent to the main sleeping area. Could do with a cloakroom perhaps instead of the bathroom in the hallway downstairs.

Great location would be good in the summer but...

Quite small in the living area if you're there in the winter. Good bedrooms and bathrooms which were clean but odd areas in the living area could do with better attention to detail... fishing a jigsaw piece from under the sofa was not pleasant, neither was the sight when opening the table to remove the centre piece.... Better in the summer when outside areas come into play but really too small for 6 unless playing "sardines" on the sofa is your thing. Would be a really great property if it were marketed as 3 bedrooms and the 4th bedroom which is upstairs in the living area was opened up. Fantastic location, very good heating system keeps the place warm, easy access to the beach, nice touches like a Christmas Tree in the lounge and a responsive owner when the hairdryer failed....so lots of positives.

Great location , right on the beach. Very comfortable accomadation. Happy to recommend the cottage

Very nice, comfortable cottage with plenty of space for 4 adults, 4 children and two dogs. Lots of amenities such as sky tv, throughout the cottage, game consoles etc. The big selling point for the cottage is the location. Being on the beach is great. Not having to load up the car to go to the beach is just fantastic. Near by are a number of cafes and resturants where they seem to have not heard of portion control.....careful what you order if on a diet. There was a lack of a coffee machine but that is the only thing I can find fault with...but even then the nearest cafe is 30 seconds away so not the end of the world.

Lovely property, great location

We stayed here for a week during Easter 2017. The property itself is lovely and well equipped. There are two double rooms and one twin on the ground floor, with a further bedroom (with two bunk beds) and the living area on the first floor. All bedrooms ensuite. Views of the beach and sea are from both floors, mainly the first. On the whole, a very positive experience, only being a couple of mins walk to the sandy beach and 5 minutes drive to Bude. There is, however, just one allocated parking space and the 3 visitor spaces are high in demand during peak times. There were a couple of aspects of the property which needed a little TLC, but nothing of significance. Overall, a lovely property and great location, and we would definitely recommend. One of best we've been to so far.
