We are a few minutes from Interstate 15 and easily accessible year round. No need for four-wheel drive or chains as we are located in the foothills of the higher elevations. Plenty of parking on site and walking distance to the local grocery store, Thai restaurant, and pizza parlor. It`s a quick five minute drive to downtown Parowan.
We want to ensure you have the best experience possible during your stay. Please be aware that there is a power substation adjacent to our property. We understand that it may not present the most picturesque view and we are planning to address this by planting a natural `green screen` of trees this coming spring to enhance the beauty and privacy of your view.
Disposal Information: For your convenience, please place trash in the provided bins. Trash pickup is on Tuesday morning. There are two large bins that should be placed at the edge of the street by 7 AM on Tuesdays. If your checkout happens to be on a Tuesday, we appreciate your assistance with this. Thank you!

1. For reservations of 30 days or longer, a separate cancellation policy applies:
âą Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
âą A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
âą No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.
2. If you are a local resident, you must contact us before booking.
3. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.
4. No parties or events allowed.
5. No pets allowed.
6. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.
7. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in).
8. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $250 charge per day of reservation if this rule is not followed.
9. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund.
10. Late check-out fee of $50 (if not authorized) applies for check-outs after 10:00 am. We`re sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them.
11. Campfire Rules:
âą Iron County Utah currently has Stage 1 fire restrictions in effect which does not allow open fires of any kind. However, there is an exception that allows campfires at private residences in a permanently constructed fire pit where running water is present.

âą If you choose to use the fire pit, you assume the risk of burns and injuries and you must strictly adhere to the following rules:
âą Do not build a large fire with flying embers and do not build a fire on a windy day.
âą Do not burn trash, leaves, or any non-wood materials.
âą Never leave the fire unattended.
âą Keep the water hose and shovel near the wood pile within easy reach of the campfire.
âą Fully extinguish the fire before leaving the area or going to bed. Pour water on the fire, stir the ashes, and pour more water until everything is cold to the touch.
12. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos.
13. For your security and protection the property is equipped with an exterior camera.
