Welcome to "Mothertree Farm House", a private 3-bed, 2.5-bath, 2,243 sq ft retreat sleeping 10 guests. This charming coastal countryside home is a 5 min drive from downtown Newburyport, 7 min to the beaches of Plum Island, 15 min to downtown Ipswich and 25 min to Crane Beach. Cozy up by the fire pit under the twinkling string lights, play ping pong and darts in the game room, and enjoy the stunning sunsets overlooking the land adjacent to the certified organic farm, in which this home sits on.
The Space:
Now accepting 30+ night stays starting Nov 1st-April 30th.
Just a 5 minute drive to downtown Newburyport, this home abuts "High Road Farm", a private organic farm, where fresh produce can be purchased at the Newburyport Farmers Market. The westward-facing back yard overlooking the farm has some of the most unreal sunsets. Sit by the fire outside and enjoy :)

Newbury, Massachusetts, is a charming town located on the North Shore, known for its picturesque landscapes, historic architecture, and a quaint, New England atmosphere. With a rich maritime history and scenic coastal areas, Newbury offers a blend of small-town charm and natural beauty. Just minutes down the road is Newburyport. A quintessential New England seacoast community boasting numerous restaurants, free summer outdoor concerts, shopping, antiquing, performing arts center, maritime museum, whale watches, dinner cruises, deep sea fishing, kayaking and more. Plum Island is only 4 miles away (a 10 minute drive) where you’ll find the Parker River Wildlife Refuge and miles of beautiful sandy beach or enjoy Maudsley State Park, only 3 miles away, with its great hiking and cycling trails.
Getting Around:
Guests will need to drive by car or bike in order to get to downtown Newburyport or the beaches.

Minut is a smart home device that measures volume levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. Minut is 100% privacy compliant and is required on this property. We also have a Ring Doorbell Camera on the exterior of our property facing the outside of our entrance. This is to keep all guests safe and keep the property secure. If you have any questions, please ask. We are committed to your comfort so please let us know if we can do anything during your stay to make it more enjoyable.
FYI - For guests bringing pets, please clean up after them. We will be requesting additional payment for any extra clean up from your pet. (The pet fee - $100 per pet, only covers additional cleaning to make sure to get all pet fur by double washing all linens, wear and tear on flooring/carpets and furniture). No more than 2 dogs allowed.
