The Space:
Clifftop Sanctuary is arranged to follow the light and views, with cedar tones, wide windows, and bright interiors that open to the sea. The main living area forms the heart of the home, combining a fully equipped kitchen, dining space, and lounge. Glass doors open directly onto the expansive deck, a quiet spot for long lunches, reading in the sun, or evenings beside the outdoor fireplace. An indoor fireplace keeps the home warm in cooler months.
The layout is ideal for families or couples travelling together, with four bedrooms and two-and-a-half bathrooms. The super-king master suite has an ensuite and sea views. The additional king and two queen bedrooms are calm, uncluttered, and finished with soft linens. Modern conveniences include heating, Wi-Fi, laundry facilities, and easy off-street parking.
Whether gathered around the fire or stretched out on the deck, the home is designed for slow, easy living with views that run straight to the horizon.

The Neighborhood:
High above the coastline, Clifftop Sanctuary looks out over the sweep of Hekerua Bay, where mornings begin with birdsong and the sound of the tide below. A few minutes down the hill youâll find Little Oneroa Beach, perfect for a quiet swim or a takeaway coffee as the sun climbs.
Wander a little further into Oneroa Village, where you can grab breakfast at Wai Kitchen or enjoy a long lunch at The Oyster Inn, owned by chef Josh Emett. The Island Grocer stocks everything from fresh produce to cheeses and local delicacies, ideal for an easy meal back at home or a picnic on the sand.
Boutiques and galleries line the main street, including The Tailor and His Lover for natural-fibre design, Body and Soul for relaxed beachwear, and local ceramic studios showcasing island-made pieces.
In the afternoon, head toward Vineyard Valley, home to Stonyridge, Tantalus Estate, Te Motu, and Wild on Waiheke, all within a few minutesâ drive. The Heke Kitchen, Brewery & Distillery is also nearby, offering tasting paddles and casual meals under the trees.
Getting Around:
Getting around from Clifftop Sanctuary is easy. The Matiatia passenger ferry terminal is about a 10-minute drive from the house. Regular bus routes 50A and 50B connect the ferry to Oneroa Village, Little Oneroa Beach, and Onetangi, with the closest stop a 4 to 5-minute walk away at the corner of Hekerua Bay Road and Ocean View Road.
The main bus routes pass through Vineyard Valley, stopping near Stonyridge, Tantalus Estate, Te Motu, Wild on Waiheke, and The Heke Kitchen, Brewery & Distillery, before continuing into Oneroa and on to the passenger ferry.
E-bikes and car hire are also available on the island, and there is off-street parking at the property for two vehicles. However you travel, every route comes with rolling vines, glimpses of sea, and that easy Waiheke pace that makes the journey part of the experience.
