The Downtown Festival consists of an arcade, fitness center, resort-style heated swimming pool, private cabanas, kids waterpark, beach volleyball court, and a putt golf course.

Main Floor: Living-Dining area with FullSize Sofa Bed, full-equipped Kitchen, Garage, and half bathroom.
Second Floor: Master Bedroom w/ King Size bed in the master bedroom, a QueenSize bed in the second bedroom, and a Bunk bed (Full-over-Full with trundle) on the third bedroom.

The brand new gated community Enclaves of Festival Resort is a perfect choice that offers the tranquility of the countryside and the short distance to all of Orlando's attractions, restaurants, commercial centers, malls, and natural trails. The community is located directly off I4 in Orlando with short distance to all the Disney World, Universal, Legoland, and SeaWorld attraction parks, restaurants, malls and well-known championships golf courses @ Champions Gate !

Lavish decoration offers privacy and great accommodation for up to 11 guests.

The ground floor offers a spacious open-plan which consist of the kitchen, sitting & dining area leading to the private lanai, and a half bathroom, the Open plan living room has a sofa bed FullSize when extended. The Washer/Dryer room is nearby the kitchen. On the upper floor the rooms are furnished with a King Size bed in the master bedroom, a QueenSize bed in the second bedroom, and a Bunk bed (Full-over-Full with trundle) on the third bedroom.

1. Reservation Confirmation and Rental Agreement: upon confirmation of your reservation, we kindly request that you sign our rental agreement as soon as possible. The rental agreement outlines the terms and conditions of your stay and ensures a mutual understanding of responsibilities. You should have received an email with instructions on how to sign the agreement. If you have any questions or concerns, please don't hesitate to reach out to our customer service team.

2. Online Verification Process: to maintain the safety and security of all our guests, we require completion of an online verification process. This process includes uploading pictures of your identification documents (e.g., driver's license, passport) through our secure platform. We appreciate your cooperation in completing this step before your arrival.

3. Directions and Check-In Instructions: two days before your scheduled arrival, we will provide you with the full Directions and Check-In Instructions for your Vacation Home. These instructions will include the address, gate codes, and home codes necessary to access your rental property. We recommend saving these instructions for easy reference during your journey.

Looking to enhance your stay? We offer BBQ grills, pool heaters, jacuzzi heaters, baby cribs, high chairs, strollers, rollaway beds, and Pack ’n Plays for your convenience. These extras are available for an additional fee and are not included in your reservation total. If you'd like to add any of them, just let us know—we’ll be happy to arrange everything for you!

✦ What We Provide:
Your rental comes with fresh linens, towels (1 bath + 1 hand towel per person), bath rugs, a hair dryer, and a starter set of toiletries and essentials—like shampoo, soap, toilet paper, 3 kitchen trash bags, dish soap, sponge, laundry detergent, and more. After the initial supply, you’ll need to restock items as needed. A washer and dryer are available for your use.
Washcloths and pool towels are not provided—feel free to bring your own. For safety reasons, we do not supply salt, pepper, or any open food items.

✦ Pet Policy:
We kindly ask that guests do not bring pets, as our properties are not pet-friendly. If you are traveling with a service animal, please reach out to our Reservations Department before your arrival—we’ll be happy to assist you with the registration process and ensure everything is prepared for your stay.

✦ Refundable Damage Deposit:
A refundable damage deposit will be held on your payment method 2 days before arrival as a precaution. It will be fully refunded within 48 hours after check-out, provided no damages are reported.
