With six generously sized bedrooms plus a walk-through bedroom downstairs, there’s room for everyone to spread out and relax. Upstairs you’ll find four queen bedrooms, including the master with ensuite bathroom, while downstairs offers a king bedroom, a queen bedroom, and a walk-through room with two single beds—ideal for kids or extra guests.

The open-plan living area features a cozy fireplace, a heat pump, and underfloor heating throughout to keep things toasty year-round.

Step outside to enjoy the expansive back deck and spa pool—perfect for soaking and socialising after a day of exploring Rotorua.

Guest Access:
