The Space:
This 2BR/2BA condo is perfect for a peaceful and luxurious getaway to the Riviera Maya. The condo is located in a brand new residential development called Lagunas de Mayakoba, located in one of the most preferred locations in the Playa del Carmen area. The community is surrounded by lush jungle and is a great place to reconnect with nature and observe local exotic wildlife. It truly is a little slice of paradise! Stroll outdoors through jungle walkways and jogging paths. Take an afternoon swim at the community’s infinity pool and enjoy dinner or on your private terrace afterward. This place truly has it all and is an epic choice for a nature-enriching and peaceful vacation getaway.

The main spaces of the condo:
- A spacious, contemporary and clean new condo with modern features, appliances and decor. The living room has a lot of comfy couch space and a Smart TV for downtime moments at home.
- The open-plan concept is fantastic for togetherness time with your group. There’s also direct access from the living room to the private 5th floor terrace overlooking the lush native vegetation.
- The kitchen is fully equipped with high-end appliances and all you’d need to make healthy meals at home. Also, a nice breakfast bar with two bar stools at the kitchen island.
- There’s also a dining table to seat 4 comfortably for a sit-down meal in the comfort of home!
- Two comfortably-furnished bedrooms and a pullout sofa bed in the condo to sleep 5 comfortably.

This gated community is situated inside Ciudad Mayakoba with a magnificent waterfall entry and beautifully landscaped grounds. The area is surrounded by lush jungle and plenty of nature. Guests will enjoy a relaxed and tranquil stay in a privileged place close to one of the most beautiful beaches in the Riviera Maya like Xcalacoco Beach, which is just 3.3 km/2 miles away.

On top of all this, the condo is near two great golf courses, one of which is home to the PGA Tour each year, the El Chameleon Golf Course. And there are so many different things to see and do around Playa del Carmen -- everything from the beach and beach clubs, water sports like snorkeling, scuba, paddleboarding, and boating, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private boat/yacht and fishing tours, and much much more!

Guest Access:
You’ll have full, exclusive access to the condo and private terrace during your stay. You’ll also be able to access the amenities on the grounds as well as a guest like the community pools, fitness center, water feature with kayaks available, and more.

The Neighborhood:
The condo is located in the safe gated community of Ciudad Mayakoba in the subdivision called Lagunas de Mayakoba, a beautiful brand-new development immersed in the jungle of the Riviera Maya.

- The grounds have lush native vegetation and a lagoon feature where you can kayak around if you’d like to with kayaks that are provided
- Jungle pathways for taking a stroll through nature
- Infinity pools, a gym, children’s play area, a cafe and plenty of modern amenities and conveniences on site at Lagunas de Mayakoba
- Golf nearby at PGA tour’s El Camaleoón Golf Course at Mayakoba or Gran Coyote Golf Course
- 24/7 gated security and beautifully manicured grounds

Getting Around:
Guests have free parking on the premises which makes it very easy to get around the area. The condo is about 49 km or 30 miles from the Cancun International Airport (CUN) and is located in a gated residential area called Lagunas de Mayakoba.

Please take note: Although the Mayakoba area is a beautiful place to stay, it must be mentioned that it is a bit far from the famous Fifth Avenue tourist zone, as Mayakoba sits off the main freeway. You’ll need a car to move around freely or find a means of public transportation. Also, there is no nearby beach access in this area. You again would need to drive or take a taxi to the beach. The nearest public beach is Playa Xcalacoco.

This condo has two furnished bedrooms, 2 bathrooms and a balcony and is on the 5th floor of a 6-floor tower.

Wi-Fi and Smart TV, parking, washer, bed linens, beach and bath towels, and kayaks for the community lagoon are provided free for all guests during your stay.

The property has 1 parking space assigned.

There is a pre-stocking service available to you at an additional charge if you’d like to have the apartment pre-stocked with groceries or other items before your arrival. Just let us know, we can arrange this for you.

A daily allowance of 20Kw/Day of electricity is included for short term rentals. Additional consumption will be charged at 3.85 mxn / kw. Electricity is not included for bookings of 28 days or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check out for any additional consumption. Help us save energy by using the AC only when needed, avoid leaving it on if you are not in the property and close all windows and doors when you use it.

There is no daily housekeeping service but cleaning services can be requested for an additional fee.

Please note that there is a mandatory cleaning service every from 21 nights on & every 21 days, at a charge of $50 USD. If your stay is between 21 and 42 nights, you'll be charged an additional $50; for stays between 42 and 63 nights, two cleaning fees ($100 total) will apply, and for every additional 21 nights thereafter, $50 will be charged.

The condo is located in a community that provides 24/7 gated security.

The community parking spots are available on a first-come, first-serve basis.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

Pets are not allowed at this property. If you have a special circumstance, you can inquire at the local property management office.

We do supply some bath essentials to get you started, like some toilet paper, and soap. These items are not replenished each time you run out.

HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs on the property is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during your stay.
- Please avoid moving furniture.
- Pets are not allowed. If you have a special circumstance you’d need to discuss with the local property management company.
- Gym schedule is from 6 am to 11 am and from 12 pm to 10 pm.
- Kayaks are available from 9 am to 5 pm. The guests need to go to Tower “I” and provide an ID to receive the paddles.
- Pools are open from 8 am to 10 pm.
- Jacuzzis are available with prior reservation at Tower “I” and are available from 9 am to 5 pm. Each party is able to use the jacuzzi for 4 hours. A cash security deposit of $2,500 MXN is required for any possible damages and a deduction of $200 MXN for jacuzzi cleaning. If there are no damages, the remaining $2,300 MXN will be returned after jacuzzi use.
- Your parking hang tag should remain visible in your vehicle at all times. There's a $15 USD charge for lost parking tags.
