The Space:

This 3-bedroom, 2-bathroom lakefront home in Kissimmee sleeps up to 8 guests and puts you minutes from Disney, Universal, and all the theme parks — with your own private pool overlooking a quiet lake. It's the rare Orlando stay that gives you both the excitement of the parks and a peaceful place to recharge between adventures.



Bedrooms and Bathrooms

The three bedrooms are designed to give everyone their own space:

- Bedroom 1 has a king bed with garden and lake views.

- Bedroom 2 offers a queen bed, great for couples or solo travelers.

- Bedroom 3 is set up for kids or extra guests, with a double-over-twin bunk bed plus a twin trundle that slides out when you need it.



Two full bathrooms mean no morning bottlenecks, with tubs, shampoo, and everything you need to freshen up after a long park day.



Living, Dining, and Kitchen Area

The open living area flows naturally from the kitchen to the dining table and family room, so you can cook, eat, and hang out without anyone feeling left out. The dining table seats six comfortably — just right for breakfast before the parks or dinner recaps at the end of the day. The kitchen comes fully equipped with a fridge, oven, stove, microwave, dishwasher, coffee maker, and all the cookware and utensils you'll need to make anything from quick snacks to full family meals.



Outdoor Amenities

Step out back to your private screened pool with direct views over the lake — it's the highlight guests mention again and again. Lounge on the patio furniture, take a swim whenever you want, and watch for the local wildlife that wanders by. The Lake Berkley Resort community wraps around a 14-acre lake with a fishing pier, jogging and biking trails, a shared pool with splash area, playground, gym, tennis and basketball courts, and 24-hour gated security.



Good To Know

You'll have free parking in the garage and driveway, strong Wi-Fi throughout, and a washer and dryer in the unit so you can pack light. There's a dedicated workspace if you need to check email or catch up on anything. The home is all on one level with a private entrance and smart lock for easy self check-in. A Super Walmart is within walking distance, and you're a short drive from Medieval Times, outlet malls, and dozens of restaurants. Pool heating is available in winter for $50 per day and must cover your full stay — request at least 7 days ahead. A BBQ grill is also available for an additional fee with 48 hours' notice. The Lake Berkley Resort offers access to bikes, and fishing rods and tackle are available at the pier if you want to try your luck on the lake.

The Neighborhood:

The home is centrally located near all the theme parks, great restaurants, shopping, outlet malls, and golf. There will hardly be a lack of things to do! Inside the community, you have loads of resort-like amenities and activities such as:



- Pool, gym, sports court, and a jogging path around the lake.

- 14-acre stocked lake with a fishing pier and nearby beach for fun in nature with the family.

- Nearby restaurants for a family dinner night or an adult night out and outlet malls too.

- Great golfing in the area like Disney’s Lake Buena Vista and Falcon’s Fire Golf Courses.

Getting Around:

Guests have free parking on the premises which makes it very easy to get around the area. Please note, when parking in the driveway be sure to pull all the way in and not block the sidewalk. Cars that block the sidewalk are subject to getting towed and we cannot be held responsible. The home is 28 minutes from the Orlando International Airport and is located within the Lake Berkley Resort community. Other Things to Note:

Pool & BBQ

- Pool heating is available (Winter only)  for $50/day and must cover your full length of stay — just request it at least 7 days before check-in. A BBQ grill is also available for an additional fee; please request it at least 48 hours before arrival.  It takes at least 24 hours for the water to reach a comfortable temperature, and the weather conditions might affect the maximum temperature.



What You'll Find When You Arrive

- Paper towels, dish sponge, dish detergent, dishwasher pods, one trash bag in each trash can, and one roll of toilet paper per toilet. Hand soap, shampoo, and conditioner in each full bathroom. Please note these are not replenished during your stay — when you run out, you're welcome to purchase more or have them delivered.



Good to Know Before You Arrive

- Washcloths are not provided. We don't provide condiments or food items due to Florida regulations. You can order your groceries in advance or stop at Walmart or Publix on the way.



House Guidelines

- Only guests listed on the reservation are permitted on the property.

- No smoking of any kind inside the home, and no drug use or illegal activity on the premises — a $400 fine applies.

- Please keep noise levels respectful after 10 PM for the sake of neighboring families.

- No parties or events, and no tents or external structures on the property grounds.

- We kindly ask that you avoid moving furniture.

- Please note that when parking in the driveway, be sure to pull all the way in and do not block the sidewalk. Cars that block the sidewalk are subject to getting towed, and we cannot be held responsible.



Booking Requirements

- Lead guest must be 21 or older.

- A quick rental agreement is required upon booking confirmation

- Valid government-issued ID may be requested at check-in or during your stay.

- Depending on the booking platform, a temporary authorization hold as a security deposit may also apply — this is automatically released after checkout provided no damages occur. (Not applicable for Abb bookings.)



Safety & Damages

- Outdoor security cameras are in place on the property for safety purposes only.

- Guests are responsible for any damages or additional cleaning costs resulting from their stay.
